Fair-because of the room on the first night.
Pros:

Location, Clean, Common area, breakfast, all day availability of coffee/tea/water. Fire pit,the owner

Cons:

Our room on the first night- tiny, BR door hit bed, heat came on in the middle of the night- we had to open the bedroom door to the entry way,windows - could not open,TV poorly placed- partially blocked
We brought 3 other couples who had what we expected for a room. Our room was not in the same building with them. ?????
Our room was switched after the first night to the main building.

Pros:

This is a very charming place with an exceptionally welcoming feeling just south of the main business area of Saratoga springs. Sometimes it’s the little things like a pantry at the front desk with items costing just a dollar and payment in a jar (a frog pottery) on the honor system. Certainly a far cry from the corporate minibar.

Charming, inviting and great hosts!
Pros:

Breakfast was nice, a good array of convenient foods, Oatmeal, Cereals, Bagels etc... Not a large selection
The staff were very friendly and helpful. The Inn has a nostalgia about it. It is clean and bright and the grounds are beautifully manicured. We did not use the fire pit but it looked inviting. The front porch in the Morning with Coffee visiting with the other guests was the best! The location was great just minutes from SPAC

Cons:

So this is an old house and I feel that it should be known that there are not any rooms on the main floor of the main house. I am not sure about the adjacent house but in the main house you need to bring your suitcases up one or two flights of stairs. We happened to be on the third level. No elevators in the property.

Stay next door at the Hilton and save $300 a night.
Pros:

Location was great. Grass was watered & green. 😊 Bed was very nice.

Cons:

Owners were invisible. Our 1 check in interaction was hurried, like we were an interruption. No hot breakfast? We've stayed at B& B's everywhere and always had a great bkfst. No bottled water in room? It's Saratoga! For the price they should have offered the blue Saratoga bottled 💧. That would have been classy.
IN SHORT, WAY OVERPRICED!

Great location, handy to downtown. Great for walks in the area.

Cons:

Not what we quite expected in our accommodation. Very basic 'hosptital-style' room. Tough to be on the second floor when you are partially handicapped.

The Inn epitomizes hospitality.
Pros:

The location is convenient to the race track, downtown, the state park , bike trails or everything ! Anne’s Inn is blessed with a wraparound porch where we sat and watched with our coffee “the world go by.” Joe Bokan the owner and innkeeper made us feel like we were members of his family. His enthusiasm, warmth and kindness was in stark contrast to most sterile hotels. We look forward to our return.

Perfect for what we needed while visiting Saratoga Springs for the horses racing and will be back
Pros:

Everything was great. Joe and the family were very helpful and always had a smile on their faces. The free Breakfast was adequate and even had English tea which is essential for us UK travellers!

Great Location, Charm, and Comforts!
Pros:

This hotel is so nice, it is quaint, comfortable, has all the amenities, and it is very charming. It is also right near everything you would want to do in Saratoga. The grounds are beautiful for relaxing as well. The owner, Joe, is very kind and will help you with whatever you need!
