This was a fun property to stay at with a great pub attached and a lovely cafe/breakfast area for guests with delicious breakfast choices. The location was super handy for walking to all the Bath attractions. The only reason I didn't give it a 5 star rating was that our room faced the street and it was very noisy with passing trucks.
Good location. Nice room. Lots of stairs. Parking was close but challenging to find. Easy to walk the city from there. Very good breakfast included.
Really lovely boutique hotel. Staff all so helpful and great service. Room was beautiful, great size and bathroom, but my only complaint was the noise was quite bad from the street. If you are sensitive to noise do be aware - the windows didn’t have real glass and didn’t shut properly so couldn’t block it out.
Other than that, cocktails downstairs were brilliant, breakfast in the morning was 10/10. Great hotel thank you.
A characterful guest house in a convenient location. Reasonably priced, comfortable beds, friendly staff and cooked breakfast included. There’s no reception as such so when we arrived we went into the pub next door to ask how to get keys, the two are connected but it wasn’t very welcoming. Our room was on the second floor and the stairs are quite steep, not a problem for us but could be for some. We would definitely stay again but for some it may be too casual.
A lovely little find in the heart of Bath. Rooms were comfortable with really nice touches and the staff were super friendly and helpful. Breakfast was also excellent. We really enjoyed our stay and will be back for another visit.

The room and location were outstanding. We were told take away breakfast would be available the day we left at 7:30 am. No one was there, no food available. We had to leave the key on a door knob!
Slightly faded grandeur. There is a difference between the photos and the reality. Chipped and scratched paint everywhere, paint peeling from ceiling in bathroom and bedroom, dirty stairs - general feel of faded glory. Other reviews aren’t wrong about the steep stairs and ridiculous heat on top floor - none of which can be helped. But dirty single glazed windows (through which can hear every conversation in the pub garden 3 floors down), and asthmatic and pointless fan and portable air con in room make it quite uncomfortable. Staff are lovely, food is great, decor is cute but whole building needs investment by management! Not worth the price tag!
Great little hotel in the middle of Bath. Food in the pub was great and Breakfast was amazing. The breakfast service was second to none by the lady on duty. Our Room was a little warm but we had a Dyson fan which we should have used. Unfortunately there was a small fridge near the bed which was far too noisy when trying to sleep. Will unplug it next time for a few hours to aid sleeping. Would definitely go back to this quaint little hotel. Thoroughly impressed.
Great staff, great location, excellent breakfasts, lovely period decoration. Rooms are small and only accessible by steep stairways. Thanks for a young staff to hump our bags up tp the top.

Staff were lovely, room was excellent with a lot of nice touches. Breakfast was delicious. Kerb appeal could have been better as it looked a little derelict at first glance but we would defintley go back based our experience once we were in.

If you’re elderly or have needs to accessibility, do not book this place. The stairs to the rooms are impossible. Ridiculous actually! The beds are horrific and uncomfortable. Impossible to sleep properly. I couldn’t walk for two days after the visit because my back was a mess. The AC is none existent and if you’re on the top floor you will boil like a poached egg. The alternative is to leave the window open and be constantly woken by the party goers on the street. They have a little Dyson fan in the room for AC which is a complete joke. Other than that our stay was great….lol!
The room was charming and very individual, the staff was uniformly friendly, accommodating and professional, and the breakfast was outstanding. The only possible negative about this hotel for some travelers would be the steep narrow staircases. The staff was always willing to help with bags, which is helpful.
