OK for short stays just to sleep
Pros:

The best option we had near our kampung.
Stayed here a few times already. Meet our needs and our budget. The 7E and mamak restaurant below an added convenience.

Cons:

Some rooms need maintenance but staff is 24-7 available so she attends to it promptly even if need to change room.
The ironing room can use an upgrade with proper ironing space on each floor at least, stand/desk & iron. It's quite a queue considering it's raya week.
