It is a very good hotel and we would stay again.
Pros:

The location is excellent and our suite was clean and very spacious.

Cons:

There is limited outdoor areas

Great location but lacking in luxury feel
Pros:

Booked this hotel for it's combination of a superb location and luxury feel. The location was excellent (water taxi stop outside) but the luxury feel less so. We were allocated two rooms on the 2nd floor adjacent to each other. The beds were comfortable and the towels and toiletries etc nice quality. The buffet breakfast was good.

Cons:

Maybe our rooms were not often occupied as they had maintenance issues. Broken light fitting, flickering lights and silverfish in the bath each morning. Both rooms were dark. The lack of light wasn't helped by the coloured glass windows. I am aware that Venice doesn't like tourists but I was very surprised that the staff at the hotel were also cold and unwelcoming. The welcome is not helped by various pieces of furniture being roped off. Maybe these antiques would be better placed in a museum and replaced by chairs and tables that can actually be used. The exception being Maria who attended to us one morning at breakfast.

The smell when you enter is off putting . Sewage smell . I understand it’s vintage however the hotel was too expensive in my opinion and has good history however doesn’t match up to cost

Besser geht es fast nicht!
Pros:

Ein tolles Hotel in einem alten Palazzo.
Freundliches und sehr zuvorkommendes Personal.
Elegant eingerichtete Zimmer.
Tolle Lage, fast am Marcus Platz aber doch ganz ruhig gelegen.
Super Frühstück Fund ein sensationelles Fischrestaurant im Hause / Santo Mare.

Cons:

Eigentlich nur der Preis.

If you can afford to stay you will not be disappointed
Pros:

Bang in the centre of Venice and 30 seconds from St Marks Square. The ambience of hotel is first class and all of the staff are courteous, friendly and efficient.

Pros:

Beh che dire, 10 in tutto. Posizione stupenda, struttura molto elegante, personale super professionale e di altissimo livello, cibo squisito, servizio impeccabile, in camera sono presenti prodotti di altissima qualità (es prodotti da bagno di acqua di Parma).

Cons:

Unica pecca della camera che non aveva una scrivania, molto utile per chi deve lavorare!

Stately historic building in an outstanding position, with good sized rooms and providing a great daily breakfast.
Pros:

Position is unrivalled/ fantastic. Breakfast is very good with great range of high quality choices, and incredibly friendly and efficient service/ staff. Rooms are a good size. Room servicing is great: effectively twice daily.
The hotel is a beautiful historic building with lovely common areas.

Cons:

Bathroom had some mould in shower screen/ pan. Air conditioning was not available/ working, as apparently only on in summer. Heated towel rack not working. Windows open but that lets in mosquitoes.
