The area is great and the room was very nice! Slightly wobbly check in because the room wasn't ready, but other than that, I would stay here again!

Just need better lighting in the room. Dark in the day. I get it-can’t put ceiling lights on high ceiling, but put a lamp next to the wall in the middle of the room !
Everthing was perfect
I know Edinburgh is expensive, but at £260 a night, the level of cleanliness was poor, there was a light fitting hanging off the wall, the corridor in to the room past the tiny bathroom was like something out of a very cheap hotel. All in all, it felt more like a bottom end of the market room.

Great place to stay if you want to stay away from all the noise but close enough to walk to downtown area.

Room big but tired looking . Curtains hanging off rail , carpets stained tea stains on the table. The kettle couldn’t be used next to the tea making station -no socket !The door difficult to shut and lock.
The bed big and comfortable.
Breakfast hit and miss - no plates , no bowls, coffee machine broken supplies of bread fruit etc not quickly replenished- mostly had to be asked for. The last day we were there a different breakfast crew that were much more attentive.

The images in the listing are very misleading… I was extremely let down with the state of the rooms when arriving in person, they were dated and not worth the price. The room had a heavy odorous smell to it which made staying in the room unpleasant. We got to experience a fire alarm at 12:30 in the morning which forced everyone out of the hotel and on the street in whatever clothes they could manage to put on and the following morning there was no hot water to shower before an 8hr flight home.
Good proximity to New Town and outside of the tourist area.

Nothing more than you’d expect but I found the bed uncomfortable. Try he food was good quality and hot. The bar prices were reasonable. M I at of the staff have English. Scottish as a second language it the service was good.
Our room had obviously not been cleaned; bed unmade, glass on table half full, etc.
Overall a really nice hotel to stay at. The street it’s located on is surprisingly open to park on.
The bathroom wasn’t very clean and there was mildew (I hope it wasn’t mold) all over the ceiling in the shower and in some of the grout. The window didn’t open at all. It was very hot. The glasses were smudged. I expected more from a four star hotel. Pluses: clean and comfortable beds.
Pros: The staff are friendly, helpful, attentive and knowledgeable. The location is very good, quiet, near many dining options.
Cons: It would be better if the room has a mini fridge or microwave. The mattress of the sofa bed is too soft and does not support 2 people well. I hope the sofa bed mattress can be improved in the future.
Overall, we like the hotel.
If driving, sort out parking before you arrive! The hotel has a discount code if you pre-book in the Q-park Omni. The hotel is a bit of a walk from the car park so would recommend briefly parking outside the hotel when checking in and unloading suitcases.
The rooms are large and spacious. It was a long steep walk from Edinburgh Railway station to the hotel therefore not suitable for people with mobility problems.
There are many dining options within 500 m of the hotel. The breakfast was quite adequate.

All of the staff we interacted with could not have been more helpful, especially the receptionists. We had a lovely stay and enjoyed breakfast in the terrace in the morning and the bar in the evening! It’s perfectly located to explore Edinburgh and has loads of easy transport links nearby. Would definitely recommend.
