I cannot emphasize enough how terrible this hotel is. Please, please read the reviews before booking. Do not give them the benefit of the doubt. It is literally roach infested and the rooms are filthy and disgusting. It is a nightmare at any price. But they overcharge and also include a lot of hidden fees (resort fees, parking, etc). Also, be careful of third party scams! They act like they are at the front desk of the hotel and make promises that the hotel will never keep. Disinterested Hotel Manager that is rude and dismissive. You have been warned!
I had a lovely albeit short stay. I was so relaxed and contented I wish I could've stayed another night. In fact, I needed to leave at 7am but my evening was so nice I cancelled my plans, opened all the windows to let in the crisp Christmas morning air and lingered in bed til check out.

Close proximity to beach and nightlife
Mismatch paint, chipping paint, dirty looking rooms! Needs to be upgraded! For the cost of these rooms this place definitely needs an upgrade. We could have stayed at 4-5star hotel for this price. We actually thought this was another hotel that has the same name/close to same name that's nice hotel!

Restaurant needs to be redone. Roaches in bathroom every day. Carpet was disgustingly sticky and stained. Parking is overpriced. AC was loud and cycled too often.
Location is amazing!! Within walking distance of good food and the beach/pier.
The free breakfast is what you'd expect, but for the price you pay for the room it could be much better.

The room was in poor condition, with peeling paint and chipped furniture. The exterior of the building looks good and inviting but our room was like a cheap motel room.

The location is amazing. Couldn’t ask for a better spot. It’s also beautiful. The building itself is old but very quaint and appealing. It’s right on the beach and has a great aesthetic.
The only thing I didn’t like was the condition of the rooms and the pool. The bedding in our room was gross. The pillows had what may or may not have been clean pillow cases but the pillows themselves were discolored and had visible stains that looked like they’d been recently drooled on. One of the beds had the sticker from the crotch of a new bathing suit (the ones used to protect the suit from people trying it on without underwear) stuck to it, which we found after my daughter slept there all night. My other daughter and her family had a room with carpet that was so stained and dirty it made me cringe that my grandkids were crawling around on it. The pool/hot tub were very small, but that was fine with me. The problem is that it was not very clean and the patio furniture was old, frayed to the point it couldn’t be sat on comfortably without scratching skin, and all of the cushions were worn out, frayed, and filthy. We had to put towels down to sit on them. If I were staying at a less expensive motel I would expect better than this. But it really is disappointing to have it happen at a place that is so expensive and looks so nice from the outside. I get that they can probably get away with the pricing because of the location but it would take so little effort to make this experience better. Seems like they really just don’t care at all. As long as they can get the rate they won’t bother to replace 5 or 6 pool cushions and spray it off? Thankfully it was only for one night and we had other things to do than sit around by the pool.
This hotel is way overpriced, it’s old and rundown and smelly and it’s in a not very nice area of Newport, yes it’s on the beach overlooking a parking lot, but the quality of people roaming around are very low class and it’s really gross and smelly I cannot recommend this place. I came for a little getaway to spoil myself, and I hate it.
