We stayed at this hotel for 4 nights in a Superior Twin Room and it was a great experience!
+ The hotel is easy to access (metro is 3 minutes away) and its location is great, being pretty much central.
+ Our room was extremely spacious and had everything we could need from an amenities point of view. It was very clean and the beds were big and comfortable.
+ The staff was polite and helpful and spoke good English (except one incident which I'm going to mention later).
+ You have plenty of kombinis, shops and restaurants around.
+ Despite being in a very active area, the room was completely quiet and we were able to relax without any issues.
+ The hotel offers paid parking; be aware that this is not your usual parking lot but rather an elevator type parking, which means that you have to drive your car into a very narrow platform, exit and have it taken away. If you're not comfortable driving into a very narrow space, I'd recommend looking for alternatives unless you want to risk damaging your car. For me it was pretty stressful especially since I was in a rental car that I wasn't fully familiar with. Thankfully nothing was damaged
I wouldn't consider this a negative, but it was a bit stressful due to a miscommunication.
On our first night, we told the staff that we'd be renting a car for the rest of our stay and would like to pay for parking. There were no issues at the time. We paid, and they told us to simply go to the parking lot the next day, where the attendant would help us.
The next evening, when we returned to the hotel and tried to park, things got a little chaotic. The parking attendant (who unfortunately didn't speak English) kept speaking to us in Japanese and insisting that we couldn't park there. I tried using Google Translate to explain that we were hotel guests and had already paid for parking, but he continued to turn us away. I assume he thought we were just random visitors trying to use the lot rather than hotel guests.
Thankfully, my partner was with me and quickly went to the front desk to explain the situation. They eventually called the attendant and clarified everything, after which he allowed us to park. He then gave us a parking pass to use whenever we needed to leave and re-enter the lot. We had no further issues for the rest of our stay with him or the other parking attendants.
I'm not blaming the parking attendant for not speaking English because I'm visiting a foreign country, and it would be unreasonable to expect everyone to do so. However, I do think the situation could have been handled better by the front desk from the start. If we had been given a parking pass or some form of proof that we were guests who had already paid, the entire misunderstanding could have been avoided and we wouldn't have spent 15 minutes going back and forth with this.
Overall, this wasn't a major issue, and I'm not really faulting anyone. It's simply something worth keeping in mind, and perhaps the hotel could adjust its process to make these situations easier for both guests and staff in the future.

推しライブが有るマリンメッセまで歩いてでも行けます。
部屋で仕事したくて、有料ですが、チェックの時間も融通してくれました。
特にないなー。

The receiptionist was a lovely girl. She recommended the Motsunabe which was very delicious.
The hotel is near subway station (200m I think) and was close to Ichiran Original store and the river and the Naka food stall street.
The only drawback was: because the hotel overlook the river, there are many singers in the river park singing at night so it is a little bit noisy. If you easy sleeper this is ok. If not, they might sing until 1 or 2am in the weekend.
Location was great, a lot of restaurants in the area.
Staff were fantastic, polite and helpful.
Rooms were very clean, quiet and had multiple types of charging points.
Our room was a standard Japanese double which is quite compact for 2 people with 2 full size suitcases.
