Well maintained. Rooms were clean and had most of the needed amenities. Staff was helpful.

Cons:

Poor signage and navigation help to locate amenities. I was surprised how many staff lacked English skills for this being a hotel in a major transportation hub, although my comparison is just another hotel in Tokyo. Didn’t feel as intimate and welcoming as other hotels of similar rating.

Okay stay in Central Kyoto
Pros:

The property is quite central and can connect you anywhere in Kyoto, it has direct access to metro which is convenient and the lobby is quickly accessible if you’re walking.

Cons:

Differently to other Kyoto hotels, they charged me additional taxes despite my booking mentioning includes all fees and taxes which frankly speaking is a rip off, the manager apologized and was understanding but did nothing helpful other than to inform upper management. I wasn’t happy and it was a very scammy thing to do.
The hotel felt like a very practical business hotel rather than a luxurious one.
The furniture was old.
The drop off is very confusing even for some taxis.

Overpriced
Pros:

Location was very accessible to get around to the city, trains and restaurants . Our room was very comfortable and spacious on the 14th floor

Cons:

The walk to our room 1412 was so far away from the lifts, about a 3 minute walk. Upon booking with booking.com I booked a room for 2 people but at the property I was charged an additional 10,000yen each night of our stay for there being 2 people in the room plus another 4,000 each night for tax. So overall that worked out to be approximately $240 AUD. Extra. I wasn’t happy about that at all. And note other places we stayed in Japan only charge this tax once and not each night and not extra for there being 2 people in the room. I will NOT be staying at this property again on my next visit in 2027 !
