Babilina B&B is a Guest House in the middle of old town of Tbilisi, Georgia. It is a cozy family run business. I really liked the warm and friendly atmosphere, super good location in the heart of the city, spectacular view from the top floor terrace and from some of the rooms. The breakfast was served every morning on the top floor with the whole Tbilisi in front of you. Host Kristiina also amended the breakfast according to the customer's wishes. She also gave a lot of tips of the city, restaurants, foods to try, wine tips, anything that I asked. Super friendly family. I stayed 9 nights and I could have stayed many more nights there still.
My room had also an AC which was great, and large windows to the old city, Sameba cathedral, Mama Georgia statue, Narikala fortress and to the hills around. View was incredible. I had two beds in my room, a lot of storage space, desk, large bathroom and beautiful large windows to two directions. Upstairs, on the top floor, there is also a fridge if you want to keep some items in cold place. Room was silent and clean.
I will definitely stay also next time in Babilina B&B.

The location is good ( in Tbilisi old town)
First of all about the positives regarding the Babilina. The Babilina is located near the Old Town of Tbilisi and Rustaveli Avenue. The rooms though basic are comfortable to spend the night in. I think that the biggest advantage of staying at the Bablinia is the family who owns this establishment. The father is exceptionally welcoming to guests and the daughter is extremely helpful and speaks excellent English. At breakfast times, guests were able to have extra portions of food such as traditional pancakes and extra cups of coffee, served by the very pleasant lady every morning. Nothing was too much for them and they were all very nice & kind people. The Hotel had a top-floor sun lounge overlooking Central Tbilisi which provided a marvellous view of the city. The Wi-Fi connection was strong. The only few negatives were perhaps the very steep stairs leading up the floors, communicating by intercom button and not having a formal reception area for guests to check in with. There was no TV set in the room. I found it difficult to charge my phone with a weak power point within the room. Overall, I had a very pleasant stay in an extremely charming hotel. All the hotel staff were very exceptionally good! It was like on occasion being at home rather than being in a hotel
We had wonderful experience with Babilina htl. It has quiet location and still in the very center of the town. Our room was the appartment right about the owner´s flat. We came early in the morning and the owners immediately gave us the room and even breakfast and we did not have to wait untill 14:00. They took proper care of us, The owner told us about the town, arranged everything we needed, always smiling and in a good mood. We liked the place and are ready to return any time back.

Room had awful smell of humidity. There were a lot of working materialisme stored in the room. Not the friendliest host. If you shower the whole bathroom and even part of room becomes wet. Breakfast is ontging special.
We have had a great stay in Hotel Babilina. It is located nearby the city center of Tbilisi so we had the possibility to walk through the city. The hosts were very helpfull and were willing to give advise where to go.
The hotel has inside bathrooms and air conditioners. Breakfast is served on the rooftop. Unfortunately the rooftop is surrounded by glas and windows, that can not be opens. It means that it is very hot in the summer. The hosts are very helpful.
It is mostly a guest house than a hotel, with very welcoming owner, ready to help you.
Typical house for Tbilissi, close to the city center. If you want a nice accommodation for a modest price - it is a right choice.
The guest house is not very easy to find at first as there is no sign with the name of it. However, when we arrived, the owner was waiting for us on the balcony to notify us that we were at the right place.
Although it is surrounded by half ruined buildings, it is very conveniently located. It is a walking distance to nearly all main tourist attractions and as it is the tallest building in the area, the view is amazingly beautiful. I am sure all guests love the view from the breakfast room.
The rooms are very clean and very comfortable. Everything worked fine and the internet was good. We were unpleasantly surprised by the breakfast the first day as there was almost nothing fresh to eat (we had a feeling that we were served leftovers of the breakfast from previous days), it was really good the next day with freshly made crepes and porridge. However, there are no dairy products on offer for breakfast but that's not a problem as Carrefour is just across the road and dairy products in Tbilisi are really delicious and inexpensive. You can use the fridge in the breakfast room to store what you bought and then add them to your breakfast.
The hosts are very helpful and friendly and the maid as well. There is only one each day as the guest house is not very big.
Location and view is good. The host looked friendly.
But we were astonished, when friend, who made reservation saw her account. It was charged in addition to the amount we payed to the host in cash when we checked out.
The friend booked two rooms in Babilina from September 7 to 11 day (4 nights) for her and for myself through BOOKING.com. Host was informed, that our flight is at night and we arrived as we have informed. My friend and I have payd everything in cash when we checked out. I even insisted on getting a bill.
Nevertheless friens account was charhed in addition to that.
Therefore, if you want your account was charged you don't know for what, book hotel Babilina.
We were very warmly welcomed by Benedict and his wife at this guest house, which rooms are located on the 5th floor without lift. Views are great and you are in the most central point of the center!! The owner recommended us cheap and good places to eat nearby, wich is much appreciated. They were disappointed that we did not take their offer to visit Mskheta (the price was high for us). The breakfast was good. However, the sprung mattresses were a real pain in the back, so to speak. Even for people with a good back, it is some kind of a challenge to have a good night's sleep, this is a real pity, because price and location are great. Internet works well. Bathroom in the room is small and simple (you have to chose to use either the sink of the shower, for it's one tap for both.
It's a nicely located family hotel. It has rooms across four floors, so get ready to climb steep stairs but once you're on top you're up for some nice views of the old Tbilisi.
My room was simple, cosy, with a strong wifi signal. It had AC as well.
Unfortunately the host did not speak English.
I couldn't find the hotel because there was no signage outside!!
This hotel has a reasonable pricing, good location, in the center, next to the old city, breakfast is included and wifi is free at the room.
You will find a nice city view on the top, at the terrace , where breakfast is served
But that's not it all!
Entering the hotel, which looks as a really strange construction, I found "reception" on the first floor, instead of the ground one, and there in the middle of a flat type room, hotel manager was creaming the phone. Or thou when noticing me he soon stopped, apologized and was surprised with me easy reaction,
At once he felt something and asked if I will accept free upgrade of the room at the same price,
He showed me the room and was very friendly and positive,
The hotel itself was most probably the living house of a big Georgian family, so twice or more someone tried to enter my room, and recognizing the room is busy oppologizing
It was fun, it was very "Georgian", very human and it really showed the sincere atmosphere of the country and people: being emotional, hospitable, friendly and be able to help you and anything if they really like you.
If you are looking at a multinational global corporate feeling, all at their place the staff, predictable service and "they must do because that what they are paid for, falce smiles and service "robots" that's the wrong place. You will end up with an endless complains.
But if you want to feel the country, feel the real human relations go there!
And just be positive about everything: it will for sure work!!))
PS if you are traveling with small children or disabled people, do not go there. There is no lift up to the terrace and breakfast, as well as for upper floor rooms...
This should not be called a hotel. It is a guesthouse. Gross over-charged guesthouse with unfriendly owners and staff. Bedrooms are like student dormitory - even less than basic. Don't even attempt watching TV for anything. The TV is probably morel than 20 years old, hardly works and there are only 2 Georgian TV programmes and 2 Russian programmes. When I told him the TV did not work, he said "you have many complaints!".
The owner and staff are strange and hostile. They did not give information about breakfast, and when I asked for milk for coffee, they were surprised that milk is needed for coffee, and said 'you should have told us before that you need milk!". The breakfast is awful. It can be appreciated only if you have starved for one month and would die if not taking anything now; or if you have lived in the Soviet time when that is all there was.
The owner kept shouting whenever I asked for info about transport or anything in this part of town. The title 'Hotel Babilina' is not mentioned anywhere on the house outside or inside. It is run as a covert hotel to avoid tax - as the owner himself told me. It was very difficult to find it. The owner said if they put the name of the hotel outside, they would be taxed by the authorities.
The house has 5 floors and no lift. Impossible with luggage. Very dark and gloomy in the corridor.
Altogether a most weird experience. If that is called 'Georgian hospitality' and 'Georgian style living', as it is claimed and commented on by some tourists it cannot be more unpleasant. Never come back to this place again. Totally misleading information on booking.com about this 'hotel'. Wifi hardly works and when I asked if something can be done about it, the owner just barked at me "it is not our fault. That what it is". They have no idea about what hotel service is and how to be friendly to their guests. The faces are either disgruntled or as cold as ice even when they ask if you want them to fry an egg for your breakfast. He barked at my friend who called and came to see me.
Perfect location. Narrow stairs. Average rooms. We were big group (14 people) and two of our rooms were overbooked. The hotel offered us two rooms in other hotel. We didn't want to tear apart our group but finally we had to. The hotel owner style was awful. He shout and swore. This overbooking for him was normal because he offered rooms in other hotel and we ( the guests) were idiots because we wanted to be together and didn't want to stay in different hotels. This hotel does not keep agreement and the owner is not a real host.
This hostel has an excellent location between the old town and the Rustaveli avenue in the city centre. We had a spacious 3-bed room in the top floor. Air-contioning was working well all the time, but there were water problems in the toilet every now and then. Breakfast includes some items, but is not too good after all. However, it's a good way in making contacts with other guests when everybody is gathered around the same big table. The owners of the hostel have a lot of personality.
It is a family place to stay. Rooms are small, breakfast is bad. They boil the same eggs permanently, inadequate salty cheese and jam and honey. Cold bread, no toaster to heat. Tea is Free anytime. You can use fridge kitchen. But beautiful Tbilisi makes you forget every inconveniences. Nice people and historical background must be taken together. Eating habits are different even we are neighbours. Especially low income and inadequate demand are seen everywhere. Bread is good. I loved historical Tbilisi and its silence.
Hotel gave us good sleep and safe place close to old city and everywhere
We stayed here on our week long travels through Georgia and it was here so good that we stayed here twice for one night.
Hotel is located in the city center near Freedom Square. Buildings around are not in good condition, only hotel looks OK. Everything is near. You can park car in front of hotel but beware it is very narrow street.
Room was clean, quiet, WiFi was working, everything perfect. There is no lift and breakfast was served on the fifth floor, and our room was also on the fifth floor. You have to have good legs.
Breakfast was OK but nothing special. It is served in café from which you can see most of the city.
