I would call it just under ok
Pros:

The Staff was helpful and friendly. The breakfast was as expected and well stocked. The bed was comfortable as was the pillows.

Cons:

The cleanliness was subpar. Stains on the headboard, I don't want to guess what it was. The toilet still had poop stains in it. The refrigerator was filthy and the microwave did not work. I saw a small roach walking around the smoke detector, which was covered in plastic

Good for an overnight stay.
Pros:

Location was excellent. Lots of restaurants close by. Bed was comfortable and room was clean.

Cons:

The breakfast area needed to be cleaned up. Milk was spilled on floor and tables needed wiped off.

Location is very good for convenience in and around town.

Cons:

From the parking lot appearance to the room. Hotel is unkempt, dirty and showing the limit of age and wear. Immediate shut-down and full re-fit is required to bring the property up to par with their peers in the industry.
