Pros:

The hotel is well situated at the banks. If you take a floor above 6, it's going to give a great view.

Cons:

Space in the bathroom is less with the toilet seat combined.

Very comfortable bed, location was top notch and staff was super accommodating

Cons:

Room could of been clean a bit more, the rugs was a bit sticky and bathroom tub had hair that was not mine, the water pressure was slow

Upgrade!
Pros:

Staff called beforehand to report plumbing issues and they had already transferred us to an upgraded hotel at the Hilton 5 min away. The Hilton room was an upgrade in view of both American & Canadian falls, amenities, and a jacuzzi. We went to the Oakes and was told our room there probably wouldn't have as good as view for the price, so the Hilton was better in this case. They were very honest and helpful.

Cons:

Didn't like the fact the hotel we booked was unavailable, but things happen and they took care of it.The staff at the Oakes were very apologetic and helpful and made sure the transfer of hotel was all done with no extra charges of a more expensive hotel. We were unable to see the original room but they explained the transferred one was much better and it was! We would like to maybe go back in the future to stay at the Oakes. Photos are from the Hilton.

Will not be staying here ever again and recommending friends and family that they should not either.
Pros:

Extremely friendly staff. Beds were soft and comfortable. Cold AC in the room.

Cons:

One working elevator out of 3. Charged for parking. Dirty and damaged hallways. River view rooms do not provide a river view in the 5th floor.

Pros:

The staff, location and view were amazing

Cons:

Unfortunately the room itself was very poorly maintained. Some of the lights in the room did not work, the bathroom sink was not draining water properly, the floor boards were uneven, there was a lot of water damage on the cabinet underneath the tv and the refrigerator did not cool fast enough.

Overpriced hostile.
Pros:

Close to the falls.

Cons:

The room we were given was far from the advertised photos. Outdated decode, mold on curtains, shower and sink drain were slow draining. The room was described as ground floor room but you had to take stairs to the room.
