Up All Night
Pros:

We were schedule to stay at this resort for a week. The first night the people in the room next door were talking in loud voices at the same time, which made sleeping impossible. I asked the resort to either change my room or ask them to quiet down. They said they had no other rooms available but would tell them to quiet down. Loud talking went on until 2:30 in the morning as the resort did nothing to stop the noise. The next morning, we checked out.

Tired but did the trick
Pros:

I suspect Park Royal has been around for a couple of decades as it does show its age. While some upgrades have been made from windows a/c units to heat pumps, and a stand up shower, but walls and doors are very thin, meaning if you have neighbours be prepared to hear conversations and music. If you like to golf, it’s a fantastic location.

Two weeks in Cabo
Pros:

We stayed at the Park Royal Homestay in Los Cabos.
The good - close to grocery stores, shops and restaurants. It is withing walking distance of the public beach. We walked every day, twice a day. If you golf, it has a golf course right next to it. The price was good, so we were able to stay longer.
The bad - The room was great except there was no fridge or microwave. There was no bottled water provided except the first day. There was no coffee provided except the first day. It did have a small coffee pot. The hotel is a bit dated, and you can hear your neighbors very clearly through the walls.
Another thing I did not like, they made sitting through a timeshare sales pitch part of the check in, calling it a "concierge desk." It was a hard sell to visit a sister property and get free stuff. We went, it sucked!
The attached restaurant is a complete joke, the pools were small so we spent most of our time at the beach or sightseeing.

Fix it up and make some of the rooms more wheelchair friendly. Location speaks for itself. Surrounded by a golf course and excellent shopping availability. Get the restaurant and wet bar working properly.

Good stay but could use improvement
Pros:

Park Royal Homestay was a very cute and small property. The pool is gorgeous and has a lot of big comfy day beds. I stayed in the normal hotel room and it was a good room but a couple things that I think should be improved. The shower - you cannot turn it on without it splashing on your face, and that was really annoying. It shoots right at the door and there’s no way to adjust it. It’s small and set up poorly. There was no mini fridge, so you can’t bring left overs home / store anything to keep cold. The walls are so incredibly thin; you can hear every move and word said from the person staying next door to you. The staff though was AMAZING and so very helpful with anything you need. The staff was the best part! When I arrived my door wouldn’t lock once you leave and the bathroom outlet was broken, they fixed both right away.

Overall it didn’t meet expectations!
Pros:

I was disappointed in my overall stay here. Let’s start with an important piece before I get into the weeds. The staff was very friendly and helpful! The room was very clean when I arrived. I felt like the bed was very comfortable and the water was hot and had good pressure.

I spent a week here solo and was very excited for the restaurant and swim up bar. Unfortunately the restaurant didn’t have many items the entire time (no steak, shrimp) but the two meals I had there the food was good! The bar was extremely lacking! They had one vodka (spicy) one tequila (in Mexico..) they couldn’t make pina coladas or a proper daiquiri (a very sour lemon was the only choice).

The hotel is quiet in general, however there is no sound barrier in the rooms so you hear everything in the rooms next to you and when people are going up and down the stairs all night.

Location was good, lots of restaurants and shopping available in walking distance, but to get to the beach you gotta find a public entrance which look me awhile and seemed like a longer walk than expected.

I wouldn’t go back due to the noise, pool and restaurant. So if you’re looking for the bar/restaurant you may wanna look elsewhere so you’re not disappointed!

It’s okay
Pros:

I advise you not the get the 1 bedroom/studio the toilet is directly in front of the shower almost impossible to use & the floor gets wet easily. The food is good. The rooms are a lil outdated. I had to change my room cause the sink was leaking at that point i just paid for the room upgrade cause the 1 bedroom/studio was not comfortable at all & it had a leak that wasn’t fixed. No elevatir or gym FYI. The beds are not the best needs to be upgraded asap.

Lovely small hotel in a great location
Pros:

The location within the golf course area gives the hotel a very tranquil setting which is a bit cooler and quieter than most. It is also located hear several good restaurants and a couple of large supermarkets.

Great Time
Pros:

Had a great stay, everything was clean and housekeeping was in everyday even when we didn't need it. Staff was most helpful for us who do not speaking Spanish. Happy Hour at the pool was great, Christian made the best margarita's in town!!

Adequate but Room for Improvement
Pros:

Our stay in a studio was adequate and reasonable for the level of stay. I felt like the nightly rate ($150 USD) was high for what I would consider a 2 star resort, even though there was food and bar service on site. The restaurant and bar staff were inattentive to patrons. Our studio had some maintenance issues. The toilet constantly cycled, mold in the shower and on the shower mat. The kitchen window blinds were filthy; the microwave was mounted too high, in the corner, and the door was reversed making it very difficult and dangerous to handle hot items; and the refrigerator door needed to be reversed to improve cooking efficiency. The in room air-conditioning worked extremely well.

The grocery store is a short and reasonable walk from the resort. There are also some very good eateries behind the grocery store.

San Jose is in the early stages of building a bridge at the primary intersection nearby. Construction work was being done 24 hours a day and made sleeping difficult some nights and noise from the building being built nearby was a nuisance most of the day 6am-10pm local time.

Staff were very helpful and check in was quick and efficient
We were there during hurricane Lorena, staff were out cleaning the next morning
Our room had overland water due to the massive amount of rain. Without hesitation they moved is up to the second floor
It is a safe walking distance to supermarkets, Starbucks, stores and restaurants.
It appeared there onsite restaurant was under utilized but the swim up bar was used and btw they make a wicked lemonade.

Pros:

Staff was rude and the rooms were big but not clean. We had to have them vome and mop the floor because our feet were black on the bottom when walking around the inside. At one point they locked us out of our room bc there was a misunderstanding about a room charge. Worked it out but it was poor customer service. There was a large pile of per and poop right on the pool edge from a giant iguana that roams around.

Pros:

Absolutely horrible experience — we would’ve gladly paid not to stay here.

My mom won this trip on the radio, but from start to finish, it was a nightmare. We arrived just after the 3pm check-in time and waited two hours in 85-degree heat for our rooms. No apology, no updates, no help — and I’m pregnant.

I asked for assistance with our bags twice, and no one ever came. I ended up carrying them myself up and down stairs. The rooms, which were supposed to be next to each other, were on opposite sides of the hotel.

The floors were filthy, cockroaches were everywhere (even by the pool), and one room smelled like cigarettes — in a non-smoking hotel. When I called the front desk to report the cigarette smell coming from our neighbors room, they claimed security would come but never did. Not once did anyone apologize or offer a solution.

Staff was unhelpful, indifferent, and made no effort to make things right. I would never stay here again — and strongly recommend you don’t either.

Friendly Staff!
Pros:

The resort is cute, interesting neighborhood and was comfortable with a wonderful staff that made everything worth the stay! We had a spacious room with a surprisingly comfortable bed too! Nothing extravagant but sufficient, quiet and very clean!! The staff is so nice and accommodating that it made up for the older resort issue.. It was an enjoyable quiet comfortable place!

Family Vacation 2025
Pros:

This is a third trip to the resort in three years. Located off the main roads and backing onto a golf course the resort is quietly located. There was heavy construction at the Fortuna intersection which was noisy at times. This will end and the resort will return again to the peaceful state we have known it to be the prior two years. The food was great, the resort was clean and well groomed by the landscapers, The room was cleaned daily with a very decent standard of cleanliness. The beach is within walking distance and provided for great sunrises, sunsets and moonrises. We vacation here in June during the low season and love the heat and cooling off in the sparkling pool. We'll be back.

Great location
Pros:

You can access walking distance or short Uber ride pretty much everything you can possibly need from this location. Short ride from SJD airport, walk to beach, supermarkets, restaurants, Walmart, short Uber to downtown (several restaurants to choose from in and near the Plaza). Uber to Cabo Marina is aprox 30mins … the staff here were amazing! Excellent housekeeping! Shout out to concierge service Sandra!! (Over and above service Sandra!). Highly recommended the massage place at the Hyatt also walking distance!! We celebrated our 40th anniversary and kicked off our retirement here!!
Will definitely return but will bring my own pillow :)
