I am documenting a deeply disappointing experience involving excessive noise, misinformation, and a refusal to reasonably accommodate a paying guest.
I was placed in a first-floor room and began experiencing significant noise the first night, including stomping, running, and jumping from the room directly above me. This was not ordinary walking noise, which I fully understand is expected in multi-level accommodations. Security was sent and the behavior stopped temporarily.
Unfortunately, the same disruptive behavior resumed early the next morning, including heavy stomping and loud music. I followed proper protocol and contacted the front desk again, requesting a room change to a quieter area of the property.
I was explicitly told in writing by Lauren, the Front Desk Manager, that the guests above me were checking out that morning — a statement that later proved to be false. Those guests were actually scheduled to remain two additional nights. I was also told quieter options could be explored; however, when I spoke to Lauren in person, no such options were offered, directly contradicting what was stated in writing.
After attending the presentation, I escalated the issue to another manager, Anthony, who refused to accommodate me and stated that the only solution was for me to continue calling the front desk repeatedly for noise complaints until the other guests might eventually be asked to move. This expectation is unreasonable for a guest on vacation, particularly when security intervention had already failed and the behavior continued.
When I questioned why a room move was not at least attempted, I was told that another room “could also be loud,” which is not a valid justification for refusing to try to resolve the issue. Despite documented communication, no accommodation was attempted, and I was effectively expected to “deal with it.”
I paid for this stay and was present as a potential owner, yet I was misinformed, dismissed, and left without meaningful support. The handling of this situation was inconsistent, unfair, and unacceptable. As a result, I checked out early.
This review is posted so future guests understand how documented concerns may be handled when escalation is required.
Marriott Newport Coast Villas are a great option if you have a family and need a place with a full kitchen and plenty of space to spread out. The grounds are immaculate. The condo we stayed in was slightly outdated but clean and maintained. We loved that they hosted a St. Patrick's Day 5k for guests the week we stayed. They have lots of great activities for families. The pools were heated in March which was helpful since it was a bit chilly much of the day. Food and drink on site is quite expensive, to be expected at such a hotel. There are plenty of grocery stores and restaurants a short drive away down the hill from the resort. We also enjoyed the trolly that ran from the resort to the beach. Would stay again.
Super rough stay. Rooms are old, fixtures are dated and they smell bad. I was absolutely shocked because the grounds are beautiful. It just feels unclean and dated. Villas are very noisy. In addition to hearing people running upstairs you hear the sound of cars racing by all night if you street size. Even the linens smell like poorly like the room. Never again.
Just stayed here and it was awsome for the price we paid (but keep in mind its December so very low season). Very impressed with the rooms, the pools and the ammenities ( they even have a sauna!).
For us was a staycation ( we actually live in the area) and we found a last minute week on vakaymood.com. Im sure the summers are even better but if you are looking for a cheap gateway check this out in the low season. Really happy we did it!
It’s a lovely resort but with a few qualifiers. Our room had wonderful views but definitely needed updating. As others have noted, the mattresses were long past their prime, lumpy and soft, not at all the Marriott quality we’ve come to expect. The Wi-Fi was spotty with only 2 computers and one nonfunctioning printer available to guests as backup. The fitness center and kid’s activity room were great, the tot playground just plain sad. Other than that, a good time had by all and loved the Halloween celebration!
We arrived on Saturday, October 25, 2025. We planned to spend a week on a working vacation. The problem is that we learned Saturday, after we got into our unit, that the Wi-Fi was not working. It is now Monday night. The Wi-Fi still is not working. When we asked the staff at the main building, what the estimated date for Wi-Fi is, they advised us that they have no idea. We said we may have to leave given that I need Wi-Fi to work, and the gentleman said other guests have left early because of the lack of Wi-Fi. They’re supposedly is an alternative to their normal Wi-Fi that is available, but that Wi-Fi fails every few minutes. I will note that in the 10 or so minutes since we got home from dinner tonight, there is a complete and total failure of the allegedly alternative Wi-Fi to the normal Wi-Fi service.
It is amazing that a resort in a beautiful area in the Newport Coast is unable to provide reliable Wi-Fi, and also is unable to advise its guests as to when Wi-Fi will be restored, failed to contact the guests with reservations in advance of them checking in to inform them that there is no Wi-Fi, and there is no estimated date on which Wi-Fi will be restored.
Part of the Marriott Vacation Club, it’s a place you can also booked through the Marriott Bon Voy app and it’s worth a visit and stay. With views of the Pacific Oceans, all villas fully equipped with two bedrooms, two full bathrooms, a full kitchen and living room and each villa has their own washer and dryer. The compound has daily activities and 5 pools and 5 hot tubs! Always a wonderful stay at this resort! Highly recommended!

Horrible customer service for a place that isn't very great. These 'villas' are outdated and gross and the main facility itself is a dump with some ocean views. If you are looking for true luxury, bypass this for Laguna Beach. Furthermore the staff and management are rude and unhelpful. I've never been this disappointed with a marriott property in my life, and they are trying to sell timeshares, ha!

When booking this hotel, it was not made clear that the property is part of a timeshare and that ocean-view rooms are only available for timeshare reservations. While the Newport Beach location is beautiful, the accommodations were disappointing. Our room felt outdated, the sofa in the living room was stained, and the towels in both bathrooms were worn and had a grey tint. The hotel seemed to charge extra for everything—pool towels left behind came with a fee, daily room service was an additional cost, and the coffee at the marketplace was undrinkable.
Given the location and the price point, I had high expectations that unfortunately were not met. Overall, the experience was underwhelming, and I would not stay here again.
Perfect place for the family!
As an owner of two weeks, I was surprised at the attitude of the staff at checkin. I was assigned a room at the OPPOSITE END of the complex from the building I requested. Staff indicated that they are busy enough that they didn’t have to care what I wanted. They said to take it or leave it. I DON’T WANT TO COME BACK!

The hotel has all two-bedroom rooms with balconies or patios, complete kitchens, washers and dryers, and TVs in every room. The property comes with multiple pools, gyms, a basketball court, and more. Starbucks is located in the gift shop, and the eatery is situated at the poolside bar. The views were exceptional. You need a car to travel and enjoy the area. Pavillions Grocery store is within a couple of miles. We will stay here again.
So quiet and beautiful
We were here with our family of 16 and had 2 units. The living area with the huge sofa was so adequate for us to hang out together. The staff was so accomadating and made sure our rooms were next to each other. It was a perfect beautiful week! Thank you Marriott for another memorable vacation!
