Location
Booked a lake view room with twin beds 5 months before visit. Not cheap. Hotel changed room just before visit saying they only do double rooms with lake view. Ended up in the 'annex: Room was dark and dingy. Given a refund of £30 which I am still waiting for Booking.com to return 2 months later. Won't be going again.

Superb location overlooking the piers.
Staff were over-familiar. The dinner menu was very small and unimaginative. One meal was inedible.

checkin was very painfull. hotel upstairs was tired, a large proportion of outside was closed of with large fences. i am sure we were warned about outside work to be honest so we were aware
check inn. i paid on booking, if i could have left when i checked in, i would off, but it was 9pm, i had no alternative
Perfect location, very friendly staff, fast amd efficient check in/check out
We had a cot in our room on the 2nd floor but even with using the lift, we still had to go up and down several smaller sets of steps which were difficult with a pushchair. Perhaps cot bookings could be allocated to the ground floor?
Everything was Lubberly jubberly, Staff were brilliant nothing was to much trouble, The food in the Restaraunt and the buffet breakfast was lovely,
The hotel is is a mix between the old and new and when the new development and refurbishment is done it will probably rank as the best in the Lake District
Nothing to dislike only one question why are there no umbrellas for the tables on the lawn, We stayed on the hottest week of the year and a bit of shade would have been lovely.
