Just bad. I've attached a picture of the wall panel next to the air conditioner as a representation of how worn down this hotel is. It's not just age and wear, however. Cleanliness and service are real issues as well. I'm not spoiled; I just want a clean, functional room out of a chain hotel -- this underwhelmed on all fronts.
The hotel features tons of signs about renovation and that the renovation started on the top floor and is working down. We were in a room on the top floor that featured some of the elements in the photos of the "renovated" rooms (the artwork on the walls, the separator panel), yet the things you would really expect to be addressed in a "renovation" were showing their wear.
The television did not carry NBC or FOX -- on both of these channels a screen simply said "signal too weak" - so forget about watching the World Cup. There were no streaming options or casting options.
Our room had 3 lamps, only one worked. The sheet covering the duvet was completely wrinkled. The couch/sofa bed had cheap slipcovers over the cushions, creating an ugly two-toned look (and made us wonder what had happened to/on those cushions). The room only had three towels, and when we requested one more, we were told there was no one to bring us one and we had to go down. Outlets on one side of the bed did not work. The desk chair felt like sitting on a jagged steel bar.
The common spaces of the hotel were dirty - for example, the Hyatt Place-branded floor mats in the entry way were stained and unvacuumed.
The "fitness center" didn't even have space to lift any of the weights on the weight rack. The pool is in an auxiliary building.
I don't know if this is some sort of independently-owned but with the Hyatt name situation or what, but it was a terrible stay. We went elsewhere for breakfast because we just felt the facility was too dirty to trust the food.

The staff was really pleasant and helpful. It was an unexpected suprise to walk into the building and see a nice lobby area. The rooms were spacious, there was a decent variety for breakfast, and the bed was soft. I travel with my dog and she seemed pretty happy with the space as well. Loved that.
There needs to be some sort of noise ordinance posted in the halls and elevators. It was annoying to have guests yelling from one end of the hallway to the other at 1 and 2 a.m. I also didn't like that we weren't informed about construction until after we booked. Had we canceled, we would've been charged for a night. If we knew beforehand, we may have gone elsewhere. The parking was also a bit of a hassle due to spaces being blocked off in the back because of construction.
The room was clean and comfortable.
We went down for breakfast and when we came back to the room, the key didn't work. We went back downstairs and informed the staff member named Adriel and she asked us for ID and we started we just came down for breakfast, in our morning pajama clothes. Then she asked for the last four of my card, which I couldn't remember, finally she asked for my phone number and the re- keyed the card. We went back upstairs and it didn't work again. We came back downstairs and stated it is still not working, her response was, "Well, it should!" Then why am I back down here? She re- keys it again and we go back up and it still doesn't work. This time I went down and said this is ridiculous, and another employee named Manan said I'll go up with them to see what's going on. He gets to the room and his key doesn't work. So he goes back down and says he'll be up in a few minutes. Mind you we are still standing outside our room with breakfast in hand just waiting. He comes back with the unempathetic employee Adriel and they proceed in trying to get into the lock. After fifteen minutes Adriel states I've called the maintenance man and he will be here in 30 minutes, so we can put you in another room for now, but I have to go because I'm off and leaving. We explained that another room won't help us as we have a funeral to get to. During this time Manan is still trying to get into the room. After still standing for another twenty minutes, he uses a device that goes under the door and eventually is able to open the door. We were very grateful for Manan and him tirelessly working to get us into our room, he even apologized for the issues and our inconvenience. We don't appreciate Adriel's attitude toward us and her nonchalant attitude about our situation. It was over an hour before the maintenance man came to fix the door. We've never experienced such an issue or such lack luster caring from an employee.
The staff was very friendly and helpful. The wonderful front desk clerk was very sweet and professional. She definitely wanted me and my family to have a good experience.
The hotel was completely sold out and dis not honor my reservation.
