We stay often and enjoy the facilities and the staff even though there are some maintenance issues.
Pros:

Location, location, location

Cons:

The continued need for maintenance as the building is older. One recent example we always pay for a king size room with a view and have stayed in various ones on the 3rd floor. But this time the dual pain windows seal no longer holds so the window is fogged up with condensation so the view is blurred. Also the stopper for the bathtub was not the right size so it took more strength then I have in order to shove it in. When reported they said that was all they had. The staff is a great staff and we fully understand the what it takes to maintain and aging building so we try to be accepting but in this case the window really does need to be replaced in order to really have a view.

Location and good pillows

Cons:

No designated area for dog potty, no elevator when dog owners have to go up and down stairs 5 times day with dog (pet rooms should be 1st floor), pool location causes you to walk across parking lot in towel.

Cons:

In zona ci sone molte altre strutture che meritano e che sicuramente costano anche meno. Qui è tutto pessimo. Rapporto prezzo/prestazione è nullo. Non capisco la gente che da note così alte. Potrebbe anche essere pulito, ma l’odore presente di umido e chiuso, non se ne esce, entra nei tuoi vestiti. Climatizzatore meglio non accendere, non ti dico l’odore che esce. Sembra un poso di fortuna per degli scappati di casa. Trovate molto meglio intorno e consiglio di guardare un pò fuori, prezzo spropositato per una struttura che non merita.

A wonderful stay with everything we needed for a fun weekend in Pismo.
Pros:

We stayed at the Edgewater in Pismo for a softball tournament and had a wonderful experience! The easy beach access was one of our favorite things, and the pool was perfect for relaxing after long days at the ball fields. The rooms were clean and comfortable, and the staff was absolutely amazing everyone was so friendly, welcoming, and helpful. We truly enjoyed our stay and would definitely choose to stay here again the next time we're in Pismo Beach!

Wish it was maintained like it should be.
Pros:

You can’t beat the location. The pool and spa are heated and that’s the two things that bring us back.

Cons:

They are really letting the property go. Broken elevators, broken ice machine, a joke of a breakfast spread, no house keeping available until you check out. The towels in our room had SOMEONE ELSES hair in them 🤢🤢
We’ve stayed here 6 years in a row. This is our last stay here. My family is so disappointed in the way they’ve let this place fall apart.
