Cleanliness
7.6
Mostly clean in many reports but specific issues noted: a moldy/dirty AC with lingering smell for one guest and a musty odor reported in another room.
Service
9.4
Staff repeatedly described as lovely, welcoming, helpful, charming and professional; a few isolated service problems (limited English at reception for some staff; slow/unwilling booking.com communication) but overall service is a strong positive.
Location
9.6
Consistently praised as an excellent, central location close to shopping, transport and sights — repeatedly called the best or perfect location.
Room Quality
7.6
Rooms are generally clean and comfortable but several guests noted small rooms (especially for families), small bathrooms, preference for showers over baths, and a shower-in-bathtub slip risk.
Amenities
9
Good amenities highlighted: free tea/coffee all day, comfortable public spaces, terrace/garden and reading areas. Private paid parking available nearby; lack of a pool was mentioned.
Value for Money
9.2
Multiple guests called the hotel good value and recommended it; some downside from extra parking cost and one policy dispute over date changes, but overall perceived as good value.
Food and Beverage
9.5
Breakfast repeatedly described as excellent with a large selection (even champagne noted); one report of sub-par food served after 12 on one occasion.
Overall Experience
9.3
Overall very positive guest experiences driven by location, breakfast, staff and pleasant public areas; isolated negatives (room size, AC smell, communication issues) did not dominate impressions.

A period and characterful property located in central Lisbon.
Pros:

Excellent location, a short walk to the centre and many bars and restaurants.
The staff were very pleasant and helpful.

Cons:

Due to the age of the hotel, soundproofing proved an issue.

Surpassed our expectations!
Pros:

Hotel Lisboa Plaza was a wonderful place to stay. The amenities were excellent, and the many comfortable sitting rooms gave the hotel a cozy, welcoming feeling—almost like being at home. The breakfast was outstanding, the location was very convenient for exploring Lisbon, and every staff member we encountered was lovely and helpful. We would gladly stay here again!
