Definitely not up to 4 star standards.
Pros:

Great location and pretty antique style general areas (lobby etc) staff were pleasant.

Cons:

The room was horrible, the bed was comfy enough and it was clean-ish but the floor was unbelievably creaky (I felt sorry for those below us) the walls and ceilings were cracked, the bath was very lime-scaled and the toilet seat looked like it had been chewed on?? The whole room was very dated and sad. There was obvious damp and the walls were in need of repair. The fan also didn’t work in the room.

Very Disappointed, but the breakfast was good.
Pros:

Tha breakfast was good and staff were friendly.

Cons:

The hotel needs updating so badly, I stayed at hotel not far from this one and that was a 4 star i don't think this hotel is anyway as good as the other one considering its ment to be a 4 star. And I booked it for my partners birthday.

Lovely Hotel.. coffee and parking not
Pros:

The warm reception.cosy clean rooms. Lovely breakfast..

Cons:

When showering the water never got hot..running for 10 mins and lukewarm..the coffee isnt nice in breakfast..oh and the parking prices are Extortionate...RIP OFF NOT JUST IN THIS HOTEL BUT EVERYWHERE IN BRIGHTON..GREEDY

Cheap doe location but do not expect too much
Pros:

Location and bed was comfortable. Cheap for reasons that became apparent.

Cons:

Very tired and dirty. Water glasses dirty and bed had hairs sporadically over it.

Enjoyed stay and location.
Pros:

Pros:

Great location on the sea front and just a few minutes walk from the Lanes. Great value for money considering we had a sea view.

Cons:

The hotel is currently under going renovations and it does feel in need of a complete overhaul.

Beautiful view, nice room, good location.
Pros:

I loved the location, the room was over looking the sea and the pier. The bathroom was amazing, beds were amazing.

Cons:

I didn’t like that there wasn’t a proper welcome, it was as though here’s your keys and room. But other than that it was pleasant the staff were nice.

Comfy,Convenient and Great Price
Pros:

Location absolutely exceptional:10 min.walk to Pier,10 min.walk to Roual Pavillion and 5min. to the Lanes and Theatre Royal.Couldnt do better.Buffet breakfast top notch withy wide variety of foodstuffs.Had a walk-in shower due to an accident at home.Superb very comfortable and safe

Unable to do anything about it and workers renovating rooms noisy if your room was close and you chose to stay in room during the day//Their work set off the fire alarm a couple of times keeping you on your toes
