We had a terrible experience and left after just one night out of six. Room conditions in extremely poor as is the bathroom. Ground floor room which had a rubbish dump outside the window and cockroaches in the bathroom. When we asked for a room change, we were told the hotel was full. They even refused to refund the remainder of our stay so on top of this we even had to spend extra for alternative accommodation and precious holiday time finding another place. Booking.com did nothing to assist us in this matter so it is pretty much useless to reserve through them as no guarantee or protection is offered to their clients, but at the same time they did profit from our reservation to a sub-standard property they offer on their website. Very dishonest behaviour from both Booking.com and the hotel.
Booking this hotel was one of the worst decisions I’ve made for my family’s travel. The images and descriptions online promised a clean, comfortable stay, but the reality was shocking. From the moment we entered, it was clear the rooms were in a terrible state—mold on the walls, stains on the bedding, and a persistent musty odor that immediately triggered respiratory issues for one of my family members, who has asthma. As a family, we value safety, especially when traveling with children, and what we encountered was an outright health hazard.
After seeing these conditions, I looked up reviews on TripAdvisor, and sure enough, countless others had reported similar issues: rat sightings, severe mold, filthy bathrooms, and an overall lack of cleanliness and hygiene. Feeling concerned for our health, I requested a refund well in advance of our reservation dates, hoping to find a safer option for my family. Shockingly, the management outright refused, showing no empathy or accountability. They were completely dismissive, more interested in keeping our money than addressing legitimate health and safety risks.
This hotel’s disregard for guest safety is appalling. They advertise falsely, ignore serious complaints, and refuse any resolution even when health risks are involved. I urge anyone reading this to look elsewhere. No one should have to pay to stay in such dangerous, unclean conditions. Protect your family and avoid this place at all costs. It’s clear that the management is only out to take your money, no matter the risk.
Stay Away! Health Hazard and Unethical Management!
I booked this hotel expecting a decent stay for my family, including a member with asthma, but was met with shocking and unacceptable conditions that put our health at serious risk. From the moment we arrived, it was clear the rooms were nothing like the clean, welcoming spaces shown in their online photos. Instead, we found mold in the bathroom, a damp, musty smell in the rooms, and visible dirt on surfaces—a clear indication that basic cleaning standards were being neglected. I later discovered numerous reviews on TripAdvisor mentioning similar issues, including reports of rats and severe mold, which I wish I had seen earlier. This place has major health hazards, especially for families or anyone with respiratory issues.
Upon seeing these conditions, I immediately raised concerns with the management, requesting a refund so we could relocate to a safer environment. Despite reaching out several days in advance of our stay, they refused to even consider a refund, completely ignoring the valid health risks and downplaying the state of their hotel. They showed zero accountability or willingness to resolve the issue, insisting on keeping our payment even though we wouldn’t feel safe staying there another night.
It’s clear the management here is only after your money, with no regard for guest safety or well-being. This hotel advertises itself as clean and family-friendly, yet the reality is the opposite. If you value your health and peace of mind, avoid this place at all costs. They refuse refunds, ignore genuine safety concerns, and dismiss complaints even when lives are at risk.
Do yourself and your family a favor—stay somewhere else. This hotel’s disregard for health, hygiene, and ethics is alarming.
I just cannot believe this hotel has 2/5. It cannot be possible. Booked 3 nights last week in a ground floor. Stayed one and went to a Premier Inn which was cheaper. Absolutely disgraceful property. Area is probably ok, but room was dreadful. Had a room for 5, bed on mezzanine is pushed against railings with about 6” of safety, shower was blocked and filthy, rat trap in bedroom, threadbare carpets in hallway, couldn’t stand up on mezzanine (my wife is 5’4 and struggled), stairs not complaint with regs, curtains hanging off the rail. Just awful and kids outside smoking crack on the night we came back. Just awful. Please don’t stay here.
Oh yeah, I almost forgot the flea bites me and my daughter had. And that when I went to speak to reception he gave me a number to ‘call.’ This wasn’t answered so I complained to booking.com. They filed a complaint and the hotel claimed they had offered me another room and I had refused. Utter cowboys.
Looking at the reviews was not looking forward to the visit.however room 102 actually turned out really good, yes 2 beds were up on a balcony so ceiling was lowered but as we are short didn't have issues .was clean, had tea making replaced daily, towels, working TV ,comfy beds for us was a perfect stay lovely area and brill pub across the road staff on desk was pleasant.For the price we paid we had no problems.
Bad experience
Hotel room is hot. Hotel only have WiFi in reception which is fine. However, my mobile data plan connection is reali bad. I requested to change room due to connection and hot issue. No reply on WhatsApp at all. When I msg hotel through booking webpage, they only reply me that hotel WiFi only available in receiption. I replied 3 times not related to hotel WiFi. But they didn’t do anything regarding my request. Therefore, I booked other hotel as the situation in this hotel is reali reali bad.
Absolutely disgusting place, palace hotel 🤣 far from a palace, this place isn’t fit for animals.. we were put in the basement in a very small room that smelt disgusting, shower was filthy and door was patched up with filler, the mattress had seen better days, I only sat on the edge of the bed and could feel the springs!! Wafer thin pillow ( no spare just one each ). We looked for somewhere else to stay and asked for a refund which has been refused! Said they would have changed our room, well from reading the reviews on here all the rooms are vile and not fit for humans.
Will be reporting this place to the relevant authority’s for it to be looked into.. mice, rats roaming the hotel is absolutely shocking!!

STAY HERE AT YOUR OWN RISK
The worst hotel we have ever been in. We tried to get the keycode and at first it did not work. It did in the end but I wish it hadn't. We went downstairs to the basement, found B1, opened the door and was shocked at the condition of the room, it was disgusting and smelly with paint coming off the walls, holes in the walls and door, the worst. I walked in the shower room and even worse. I sat on the bed and could feel every spring in it, it was bad enough to sit on it, let alone try and sleep. We did not do this. I sat on the edge of the bed and booked another hotel nearby at a cost of £349 and we walked out. Now the Hotel will not help with any refund as they say they were not given a chance to sort it but looking at other reviews, we did not want to stay there any longer. The basement room is not advertised anywhere and their reply was the receptionist could have given us another room. Not sure why the agencies selling these rooms do not check the reviews more often as if they did they would not sell any of them. Agoda will not help either so I wasted £261 on the room we never stayed in. As you can guess, not happy.
Wow. Where do I begin? Palace court? A palace it is not. We arrived and had a super unhelpful person on reception who rolled his eyes as had to get off his phone call when my friend couldn’t get the codes to work..
once we eventually got into the rooms we wished we hadn’t been able to get in. What. A. Mess.
Dirty bedsheets, not clean. Dirty smelly showers. Clogged up sink in one of the rooms ( we had 2)
Also a child had been let lose with a crayon and had made an amazing masterpiece along the wall. To be honest this almost brightened the place up!
The other room had bugs/mites in it which caused one of the girls to sleep in our room so she didn’t get bitten.
I would like to know where the pillows are from as they are USELESS! ( so I can leave them a review as well) a piece of paper would be better to sleep upon.
Both myself and my friend had to use the bath towels to actually prop our heads up but after a few hours of awful sleep I folded my duvet up and laid my head on that.. thankfully it was so hot ( no fan) that I didn’t get cold..
I was obviously that miserable my friend woke in the night ( probably due to the lack of pillow and comfort) and saw me asleep but looking well and truly fed up. IN MY SLEEP.
Upon exiting the following morning we done a sweep ( not literally but it needed it) of the room and found a mouse trap! How delightful
My other friend also found a suspicious red stain on her duvet .. ( looked like blood and was old and was not hers)
Curtains falling down and literally held up by hopes and dreams and not a lot else. Shutters nailed shut so they can’t be used so therefore no window can be left open at night ( in hot temperatures I may add) due to close proximity to the road. ( though nobody would want to break in. More like there would be a queue to break out) a “beautiful” garden filled with rubbish which attracted foxes at silly o lock in the morning.
I could go on and on and on. To anyone looking at this on websites to use DO NOT STAY HERE. I wouldn’t let the fleas on the foxes rummaging through rubbish stay here ( well they and the mites could have a party I suppose) let alone human beings. AVOID AT ALL COSTS !!!!
This hotel was genuinely horrific. I don’t want anyone to even consider staying here. We had mice running above us all night and we had mites on our dressers our window was smashed and cracked and doesn’t lock this was incredibly unsafe as the window opens all the way and the street isn’t safe at all. Unclean sheets are one things but mites??? This place need to be shut down. Our sink was clogged our curtain didn’t close lights didn’t work. Me and my friend who are both 18/19 felt so unsafe alone in that room all night. DO NOT RECOMMEND
horrible experience. the room with the sloping floor. The worst thing was the window which was broken and in unacceptable conditions of wear. It was cold coming in, a bit like sleeping outdoors. I advise you to stay away from this hotel because even if the good location seems inviting the problems are enormous.
this hotel has clearly had a refurb over the last year therefore other reviews seem to be outdated. The hotel was basic, had lots of towels, clothes hangers and plenty of amenities (tea, coffee and soaps). I will say the man at the desk was extremely rude to me, i am young and don’t like to leave bad reviews about people but he was quite nasty to me and my friend. The hotel room though was lovely. There was two floors, high ceilings and a large window, the balcony was a big plus as we could sit out in the morning. No stray rodents or other pests in room or outside. Was a beautiful area too! Outdated decor in the room but the bedsheets etc were all white so no problems there. The area was very high class and a pub just round the corner, quiet rooms comfy beds. Very good for the price (i paid £58 for a triple room which turned out to be a quintuple room :D) Still shocked by the man at the desks attitude tho 😬 Cheers xx
My partner sadly didn't read the reviews before booking so I'm hoping this will spare someone the same fate. What an absolute dive. I could make my peace with the marked, chipped paint, burnt carpet, the terrible poly filled holes in the door and wonky TV if it had been clean and functional but it isn't. There was a mouse trap between the wall and the bed (guess that's better than a mouse). Wardrobe unstable, door didn't shut and there was a mouse sized hole hole in the back of it, the back panel wasn't fully attached, plug socket loose and pulled away from the wall, no plug in sink just a hole to lose personal items down, light above mirror in bathroom didn't work so had to put on the main light with it's 80 decibel fan (I may be exaggerating a little) whenever a night time trip to the loo was needed. Remote control didn't work, kettle didn't work. Shower curtain had a bloody handprint on it and mould and the shower was barely attached to the wall. The window was nice until you looked over the ledge and saw the rubbish dump below. The room layout was so poor, there was a wardrobe and nothing else, no side table, no shelves, no coat hooks in the room (one on the back of the bathroom door) and only a small mirror in the bathroom above the sink. You couldn't walk around the bed the room was that small it should be called a cell not a room. Every wall, bathroom fitting, wardrobe and surface had been splashed with paint, super sloppy work. Sanitary ware was old, mouldy and chipped, the shower grout was grim. I think the cleaners try very hard but they are basically polishing a t*rd. Fire alarm went off at 11pm, no one told us what was going on, we had to figure it out for ourselves when we got downstairs and the poor girl was trying to make it stop. Think someone was smoking out of a window (hope they got fined) It would have taken so little to make the room more functional and there was the space to do it but clearly no one cares enough to maintain it let alone improve it. It wasn't even cheap to stay there! This really shouldn't be allowed to call itself a hotel. It's seriously awful and in Knightsbridge/Bayswater! Staff were nice though when they were there and the towels and bedding were clean though so there is some good. Pics included.
Checking in failed at first. You are supposed receive an email just before check in at 3pm with check in details.it was never received, nor was it in the spam filter. Hence I phoned a telephone number and spoke to a person with poor English skills that just advice to show up.
The hotel is basically worn down. I found an old used soap bar in the shower, a clocked zink and the room was VERY tiny. In fact so small that I was tripping over my suitcase when using the bath. Zink was still clocked after reporting for 3 days. Wall sockets were disengaged from the wall. No remote for the TV. Extreme hot room etc.
The location is good. But my advice is fine another hotel.
Pleasantly surprised by everything, yes there wasn’t tea and coffee in your room, which many reviews seem to complain about, but it was cheap, amazing location (right in the centre of London) and had 24/7 entry. Recommend for anyone on a low budget. Would definitely stay again
I've been coming to London regularly for gigs for over 10 years now, up to 15 times a year, and i've stayed in as cheap accomodation as there is. Now i don't expect Buckingham Palace - as i always say, what do you want, a decent clean bed an room, it's somewhere to kip, shower and poo.. You ain't living in it, you're out all day, or should be.
Once i had booked, emails start. 'As per our booking site, there is no reception staff............Well, the system is you get a code to get in the door and a code for a key box to retrieve your key / card, although in actuality, there is NO mention of this system whatsoever when i booked, as backed up by other negative reviewers. As they say, had i known there was no manned reception, i would NEVER have booked this hotel. We are not all techno whizzes, i certainly am not, i am steam driven, i avoid this stuff which is purely about driving down costs at the expense of service. So i am expecting aggro / inconvenience / inability to book in - even to the point i could end up not getting in and having to find another hotel, so i'm concened and worried.
So i email them before i leave and say send all details to my text on phone - how hard can this be/ You are running a business in the SERVICE sector, respond to your customers. This does not happen, i blag my way in to the 'reception' area which to be honest i knew i would do being pretty savvy that way. As i hoped, i was helped by a kind lady who had actually managed to get through to someone ( they had ignored my calls ), who relayed my probs and i got codes and access to my room eventually - Fred Karno's Circus comes to mind. So i climb the stairs - there is a 110volt transformer and cables prevalent - ever heard of trip risk? H & S ? The room. Shoving a double bed in a single room don't make it a double pal. Small bathroom with small shower. No / incorrect bracket for shower head so when showering have to hold head in one hand and wash with the other. Come on! Ever heard of housekeeping inspection? Obviously not. Curtains are not wide enough or long enough - in essence, do not fit window. Window, by the way,is old, single glaze original sash. So cold, draughty and can be opened so high you could jump. H & S ? An offence - illegal. Mattress - beyond worn out! especially edge as it's been sat on so much. Room is so small all there is in it is a bed and a 'wardrobe' 18 inches square. with a tray and tea and coffee and kettle on it as ther is no where else in the room to put it. Dead classy. Therefore no chair so mattress becomes one. Nowhere apart from bed or floor for bags. Only 2 thin poor quality worn out pillows. Came back late at night - locks and handle and screws from door job lying on landing! Whomever is 'running' this hotel is obviously trying to do it on the minimum expense and service, they are clueless and obviously have no idea what they are doing or experience of hotel or any other management. Spoke to the guys doing the lock changes and they agreed and were less than complimentary, they backed up what i say. By the way, there's no breakfast . This is without doubt THE ABSOLUTE WORST hotel i have ever laid eyes on never mind stayed in. Cannot believe anyone would leave positive feedback! The descriptions such as being 5 minutes from tube is rubbish, 10 minutes and mostly uphill. The ivy is about a mile and a half away! Positives....Er.......decent amount of shower gel.....Er.....clean( iish ).....Er...reasonable location.......Er.....That's it.
We found a mouse in our room and when we told the receptionist to quote he said “oh yeah” as though this is that regular a problem it’s no big deal, took over an hour to be relocated to another room and no refund was given, absolutely disgusting
