The property is absolutely gorgeous and in a perfect spot for exploring Manitou Springs.
The only issue was that the hotel is undergoing renovations that left many central parts closed and the elevator nearest the entrance not working for most of our stay. The elevator to the back of the hotel was working, but it was quite a long way away with a luggage cart. We were fine taking the stairs to the 4th floor most of the time, but some people would find that difficult. I’m sure once the facelift is done it will be extraordinary.
Location was great.
Huge renovation happening with no notice would wake us up at 8am. We were given a room with windows right underneath heavy equipment, which was active on Saturday. zero notice from the hotel, which is completely unacceptable.
We also booked a room for 3 and it took 5 requests to get an extra bed to the room.
Lastly, room key didn’t work and needed to be re-coded for every single access to the room. Huge pain.
Extremely disappointed with the hotel. Will not come back and do not recommend to anyone

The bath towels & all towels were rough like sandpaper . I asked to get better softer towels but they said that’s the kind of towels for the entire hotel.
Also having to valet our car instead of us parking our car ourselves in the garage was very inconvenient.
I booked a room at around 10 pm and showed up within the 20 minutes later. I was given a room that faced a brick wall. In addition the room had a terrible mildew smell that I couldn't take breathing for more than a few minutes. After requesting to change to a different room I was categorically denied a replacement even though the hotel was empty. I hauled my luggage up and down steep stairs and pushed a luggage cart through long hallways. Once my luggage was back in the car then the receptionist informed me that he'll upgrade my room. I requested to see the second room and one of the other hotel staff took me there. To no surprise the second room was just as stinky as the first one. The smell was gagging. I declined the substation and was told that I'll get a full refund and the general manager was supposed to approve it in the morning. It's been over 2 weeks and I'm still trying to get my refund. The manager declined my initial request stating that since I was given a substitution I don't deserve a refund which is absolutely not what the receptionist assured me the night I was there. It feels like these people are unprofessional and scam tourists any time they can.

The staff was nice. The staff in the restaurant for dinner and breakfast were nice as well. The bed was comfortable. The food was good in the restaurant.
The a/c roared and clunked with a noisy sound. Musty smell from the hotel being old, 150 years. Chlorine fumes were strong coming from running the faucet water and the shower. I did not feel comfortable showering as I was worried about the chlorine on my skin. The water pressure my husband noted was too poor regardless to even get the soap off or wash my hair. We drove home a day early and was disappointed. Still in the process settling with hotel as they told Booking they offered me a suite and compensation for my meals which they lied about. They said they would not talk to me about any of this since I booked with Booking. Also it would have been nice to know they also charge for parking. I wouldn't trust getting under the water with my skin or drinking it and this should be noted in their description.
This is the second time we stayed at the Cliff house and it was amazing as usual
The location of the breakfast was beautiful. The service was good, but the food was meh. My wife especially liked the heated toilet seat in our bathroom. The bed was very comfortable, the TV selection was good, and easy to use. Every employee made us feel at home. The entire hotel was very quiet. We ate dinner in the grill and bar; the food was a bit slow getting out, but tasty
During our dinner at the bar and grill, the trivia quiz speakers on the deck were very loud and disrupted our meal. Our room had a beautiful view out the third-floor windows, but they were very dirt-splotched from the winter. When we arrived, we were told we'd have to use the valet service to park the car. I didn't mind, gave the valet a $10 tip, and he also helped us get our bags up the few stairs in the entrance. When checking out, there was an unexpected $20 parking fee.
Everything was amazing from location to amenities to experience to the actual room! They even upgraded our room to a suite for free 💝 we were celebrating our 8 year anniversary 💖
