Historical space, in the midst of significant renovations (planned to be completed by April 2027).
Pros:

Old historical hotel in the middle of the city

Cons:

It was under construction (renovations that are going to enhance the space but are currently making it less easy to enjoy it). The dining room is great; the bar and grill has very limited options

Good location, lovely property
Pros:

Location

Cons:

Renovations were being done and the windows to our room were papered over, making it claustrophobic.

Pros:

It was a great location for us and the staff was very helpful.

Cons:

The hotel needs a renovation, and it is in the works but falls short in the meantime. Outlets and air-conditioners that didn't work, construction inconvenience that should have been reflected in their rates, and an unkempt room that required our friends to downgrade their stay at the same price were all negatives.

We stayed in the middle of our trip, and having the hotel right there in the middle of all the action was perfect for so
Pros:

Very close to the Penny Arcade and downtown Manitou Springs.

Cons:

We just happened to stay during a time they were power washing the whole outside, but that’s not really a complaint because when else are they going to do it?

Under construction and not informed
Pros:

Historic property taken over by Hilton and the extensive remodel is underway. Unfortunately, we were not informed of construction which is both interior and exterior, nor how it would impact our stay. Rooms were upgraded, nit by our request. Wonder if that had more to do with what rooms were not under construction. You cannot drop your bags from car to door, the driveway is being pavered. You cannot sit on the porch during the day. The porch is being painted. Found crumbs on the floor of my room and the drapes will not close properly to block light, they need to be rehung. I do not recommend staying there during construction. The wait staff at Cliff House restaurant (Matt) and the bar (Kelly) were very nice and professional. The food was very good at the restaurant.

We loved the area but the hotel was a bit of a disappointment.
Pros:

Interesting building history.

Cons:

It was under construction so we heard lots of construction noise all day long. The front drive was being repaved which made sitting outside on the front porch very noisy with concrete dust flying in the air.

The staff was a particularly positive element of our stay. Very responsive, very easy to speak with. Especial note to Phil, the Operations lead, with whom I had particilarly pleasant converdations and banter.
