Having read the reviews we were a bit concerned about our stay but I have to say we had no problems with the hotel . To be fair it is an old building but there is work being carried out to maintain it . We got a car parking space with no problem and was helped at the reception to complete car registration form ,Which must be completed. We booked for Hogmanay stay which was for 3 nights . We were given room 304 which was clean and tidy and with a recently installed new bathroom/ shower. . The Hogmanay dinner started with us all being piped in followed by a lovely 4 course dinner.The breakfast has a large selection which covers all tastes. All the meals at the hotel were delicious and the chef and his staff should be complemented . All the staff were very friendly and helpful.
We have just returned from a 3 night New Year stay at Scotland's Spa Hotel. There were 4 of us (2 couples). We had upgraded to a King Room for our stay. On arrival my husband parked in one of the EV charger bays as he wanted to have the car charged for our journey home. I had contacted the hotel a few days before to see if we had to reserve an EV charger bay and was told that they were first come first served. So on checking in I told the receptionist that he was doing this and she informed me that they were not wired up for use as yet - this hadn't been mentioned in my previous phone call! So out I went to tell him not to bother. However, on day 2, my husband spoke to another member of staff who assured him one of the chargers was definitely working so he managed to get the car fully charged for travelling home. Maybe reception staff should all be aware of the most up-to-date information so as not to mis-inform guests.
The Receptionist at check in was pleasant, we were a wee bit early but our rooms were ready. I added our car reg to the system for the duration of our stay. One lift was working and another was not. We got up to the first floor with our luggage no problem and followed the maze of corridors to get to the rooms. We had been allocated 124 and our friends had 127. Our room was spacious with a large, comfortable bed, a sofa, 2 chairs and a coffee table. There was also a dressing table with a stool, tea and coffee making facilities, an iron and board, and a hairdryer. There were usb sockets in the plug sockets next to each side of the bed. Our room had 4 floor to ceiling windows which initially we thought was lovely, however, with the temperatures dropping we ended up with the curtains closed for most of our stay to keep out the cold. There was no drawer storage in the room, this is something that the hotel could look at as it was missed. The bathroom was ok with a double shower base, toilet, sink and nice over-sink mirror. The shower was very weak, but we made the most of it. It did take some time for the hot water to come through. I would concede that the bathroom could do with a proper clean of the grout in the shower tiles and in general. I would also say on the whole the room could do with updating - as could most of the hotel areas in all honesty.
The Reception and bar are all in one and were not particularly well manned. The small nook off of the reception area could be nice, however, some of the chairs/sofas were marked and could do with a good clean. I would also add that the cost of drinks is eyewatering - 4 drinks - 2 spirits and mixer, one pint of Guinness and one prosecco - the best part of £40! That is a bit extreme. We had brought our own with us and spent time in one of the rooms or other having a wee drink before dinner.
We were there on a New Year's package which included breakfast each day, 3 course dinners each night, a ceilidh on Hogmanay (this was exceptional and a good time was had by the four of us), entertainment on 1st after the street party, an afternoon tea and quiz on 2nd followed by entertainment with dinner. The food was delicious at each dinner, a good spread was put on for the afternoon tea with a selection of rolls, wraps and bagels as well as petit fours and scones with tea/coffee/juice. Breakfast offered a selection of cereals, fruit, continental selection, mini pastries and hot food - bacon, sausage, black pudding, haggis, beans, mushrooms, fried, boiled and scrambled eggs, tattie scones. The hot food could've been hotter for my liking but often buffet breakfasts are never hot enough for me. We ate very well for the 3 days/nights we were there.
We didn't use the spa services but did use the pool/jacuzzi/steam room and enjoyed the relaxation time. Yes the pool is overlooked by the reception area, but that didn't make us feel uncomfortable at all. The pool is not huge but is enough to relax in and have a gentle swim. The jacuzzi was lovely and hot. This was a great way to start 2026.
There is another lovely looking lounge area which we didn't make use of as it did not appear to have an open bar, it could make a difference if residents were able to sit in there with a aperitif or afternoon dram without having to trail back to reception to get a drink.
The highlight of our stay was the staff organising the meals/entertainment etc and ensuring everything ran smoothly, the 2 ladies in particular were brilliant and worked so hard to ensure everyone had a good time and felt welcome. I'm sorry I didn't get a note of their names to give them a personal mention. We met some lovely guests at our table for dinner/breakfast and enjoyed their company hugely.
I believe there is some refurbishment due in the coming months and this will greatly enhance the draw of this hotel. I would definitely consider spending my New Year here in the future. As I said earlier in my review, the hotel as a whole could do with some updating, but not too much that it takes away the charm of the old building.
As an aside - the street party in Pitlochry Main Street was brilliant fun, people ceilidh dancing in the street, pipers, bring your own bottle, a raffle (won a food hamper), everyone happy and just enjoying life, and snow. It was the perfect New Year's Day.
If you are looking for somewhere to spend 3 nights celebrating the New Year, then I'd recommend their package deal - there is so much food included!
Just back from a 3 day new year celebrations in five rooms which some of us were dreading after reading recent reviews! However all of us could not fault the hotel, staff, meals or entertainment as all were excellent. We had rooms on every floor all with no complaints - I only saw rooms 303 and 304 but both were spotless with good coffee & tea facilities, lovely big fluffy towels and spotless bed linen - room 303 shower has a noisy pump in the hallway but not a big problem and a few stairs to climb from level 2 to level 3 - All the staff were absolutely committed and excellent and always cheery and definitely an excellent chef as all the meals were beautifully prepared - no one in the group could fault the hotel and all planning to book for next year
My wife and I have had a number of stays here this year and are surprised at the recent low score reviews. It is relatively expensive compared to other comparable hotels elsewhere in Scotland. But this is Pitlochry. Everything is at a premium. We have had no issues with cleanliness but there are areas of the hotel which could do with updating. These things didn’t detract from our stay. Breakfast is usually very good but wasn’t the hottest on our most recent stay. Our rooms have been comfortable and offer a decent sleep. It’s an easy walk from here to Pitlochrys attractions. The pool is very good with the temperature warm compared to many pools. Staff are very friendly and helpful. There is a decent size car park but it does fill up when the hotel is busy.
Oh my goodness, where to begin?! As soon as we set foot in the building, we knew we would not be staying. This hotel is filthy & like something out a horror movie! Windows are rotten in their frames, dampness surrounds them & then there's the cobwebs in every corner of every window, up the walls & on the staircase spindles.
The reception desk is part of one big counter which doubles up as the bar. Reluctant to give the place a chance, we checked in & headed to our room which we eventually found in the maze of corridors. The lift was out of order so climb the stairs we did. I kept my hands in my pockets, scared to touch anything. Our room was at the end of a very long corridor on which the twin girls from The Shining wouldn't have been out of place. When we opened the door, the first thing we noticed was that the floor was on a slant; so much so, had we stayed, our toes would have been higher than our heads when we were lying in bed. Upon pulling back the sheets in what was evidently a filthy room, of course we found hairs! The furniture was filthy & the lampshade on the ceiling light had so much dust and cobwebs on it, I very much doubt it had been cleaned since it was hung!
The bathroom was equally filthy - I didn't dare lift the toilet lid!
Deciding to head back to the reception to address the issues with the receptionist, we then noticed the gap of about 4 inches on the bedroom door between the bottom of the door & the carpets.
Back to the reception we went & the receptionist offered us another room which we reluctantly agreed to view. Again, off we went through the maze of corridors & staircases to find room number 2. I couldn't shake the sense of fear hanging over me! Fear that there was a high chance I'd be murdered here if we stayed!
Well, you guessed it! This room was equally minging! Damp & rotted walls, stains on the sofa that we don't even want to think about where they came from, splashes of other bodily fluids on the toilet door and paper towels stuck to the ceiling round the fire alarm! Worryingly, there was also another random locked door in the room that we had visions of some dodgy character coming out of in the dead of night!
There was no chance in hell we were staying the night!
We went back to the reception & were immediately offered a refund - this tells me we're not the first to complain!
I should also add that they have no facilities for evening meals so we were offered a voucher for their sister hotel, Fishers Hotel.
We were in Pitlochry to attend the theatre and booked this hotel given all the press it receives. Spa Hotel it ain't! It's an absolute dump that should be inspected sooner rather than later. The photos online are very different to reality & I would urge you to carefully consider making a reservation here as I fear disappointment & horror would follow! We were lucky, we managed to find a room in the beautiful Knockendarroch Hotel & will be returning there again soon.
Hotel very tired and dirty looking from outside. Curtains and windows looked very dirty. Lift didn’t work we were going to be on third floor, not suitable as disabled person in our group.
Pool very small and the bar and reception looked into this. So no privacy at all.
The flooring was uneven, carpet looked dirty and smelt musty.
Hotel toilets smelt with a heavy odour of urine.
Turned tail and ran for the hills.
Stayed here overnight in a deal that included spa treatment and afternoon tea. The spa was absolutely amazing and would 100% go again. Unfortunately everything else was a let down. The afternoon tea was stale and the room was not as clean as you would hope. I stayed on the second floor was loathed to stay when i noticed the entire corridor was full of spiders in webs. Towels had dirty marks as did the bed sheets. Shame that the rest of the venue is so disappointing because the spa is like a whole different place and is the only reason i would go back.
We found the rooms cold there was building works on site,
Worst of all the car park was a nightmare,
We stayed 2 nights the receptionist offered to help with putting our details in the parking system,
Unknown to us she must have only put one night in?
We received a fine through the post and the hotel won’t listen to us,
But surely if they are charging high costs for rooms the least they can do is offer free parking?
Shocking…
Recovering from very serious illness and being disabled a booking was made for a break to help recover with a special break at the Scotlands Spa PET FRIENDLY Hotel, Pitlochry. We booked a deluxe double and some trestments.
After a journey we arrived in the dark, cold -2° at about 5pm. The room allocated was on 2nd floot but the lift was 'out of order' unsuitable for a disabled person to try walk 2 flights stairs up and down several times in a day.
Shock is a polite description of our distress at our immediate attack by the Receptionist across the room to remove our small dog, none allowed in the hotel. We referred to their ads that the hotel is Pet Friendly but Receptionist insisted it had to get out and if a room is available in an Annexe we could book in there but that is a detached building the whereabouts we did not know & by description unsuitable. We read of an annexe but not it was completely seperate to the Hotel or unsuitable for the disabled to walk up and down a dark road uphill to it, it meant we could not move about the hotel, or mix with others in the lounge enjoying a drink or nibbles etc. The dog would be completely alone seperate to us or we would be seperate to others.
The hotel is NOT pet friendly. Ut is misleading to say so.
The hotel is basic, run unprofessionally by Reception standards, expensive and more suited for passing trade. We left the hotel and within 10mins found a hotel that did welcome Pets & did goodies for the dog and ourselves.
Be on guard to winners 4 years in a row for best Spa in Scotland as stated, unless by e.g. Pitlochry or a particular group of hotels.
I try to be even handed when I review a property so I will be as positive as I can. I had read a number of very negative reviews so was a bit wary when my wife and I arrived.
The positive: our room was very cosy and extremely clean. My wife even ran her fingers round the skirting board. Result, no dust. The bathroom, to my mind, has been recently refurbished. Nice tiling, no sign of wear and tear; good powerful lighted mirror and water pressure in rain shower good. Breakfast both mornings was very good. Buffet had plenty choice, was hot and fresh. Porridge, fruit and pastries also available.
Now the down side. The hotel is soulless. In my opinion Scotland’s is being used as a dormitory. There is no restaurant for evening meals. If you want to dine”in” you have to go to the sister hotel about 150 yards away. Most folk will go out, have a meal and a drink then go home. They might have a night cap but I would not say there is a welcoming atmosphere and both nights there were barely any guests in the lounge/reception. We had a meal in a nearby pub/hotel. We sat by a log burning fire and there was plenty atmosphere and attentive staff. We returned to Scotland’s and as the title suggests it was like someone drained the colour out of it. There could have been tumbleweed blowing through and it wouldn’t look out of place! There is a log burning stove in reception… but no one lit it. I get the distinct impression that there is an economy drive on. There seems to be one member of staff for the whole hotel in the evening. The inevitable happened. She went away to do some other chore and a couple appeared to check in. They had to wait about twenty minutes to get checked in. I noticed there is another bar and lounge elsewhere in the building. It could be nice and cosy. However more staff would be needed! When As to staff: the breakfast people had uniforms but all reception staff were casually dressed. The guy who took over in reception was sporting a leather jacket and could easily have been from the local bikers’ group. My feeling that he wasn’t too experienced was confirmed when he gave me a soda water and lime made with a bottle of sparkling water. It was undrinkable. Surely they must have a soft drinks gun or at least some soda water? Communication could be better. When our heating failed I phoned down to say so. We waited some time before the heating picked up. It would have been nice if someone had phoned back to say the problem had been rectified. We had to work that out for ourselves. Also at breakfast, despite it being very tasty, I was a bit perturbed to see staff on phones. Not very professional.
Overall there were several features that are worthy of commendation but I can’t help but feel that this hotel is playing second fiddle to others in the group.
Weighing up the good and bad, I think I would prefer a little colour in our next stay in Pitlochry. Sorry!
Came here for a spa day with afternoon tea. For the moment we arrived we were made welcome, beauty therapists were amazing, beauty rooms were so beautiful and relaxing, leisure facilities were so good. The staff who served our afternoon tea were so attentive and friendly. The food was beautifuly presented, great selection and plentiful. Will definitely come back
Stayed here for a weekend of hiking, the room wasn't as bad as other reviews (room 201) Comfy bed and clean enough with iron / iron board.
Breakfast was decent, the guy working in the restaurant was great and really friendly.
The main problem for me was that I booked this hotel for EV charging, there are 4 x 22Kw chargers and 4 x AC chargers under the Ev energy brand, I couldn't find them on the app so asked reception who told me they were not turned on yet, Next morning I went out to find a car plugged in and charging, speaking to the driver he said yes just use your card.
Unfortunately all spaces were taken by diesel cars even though the sign said £50 fine for non electric cars. I asked reception to ask somebody to move their car but was told they couldn't do that.
The wife asked for a robe and slippers as she was using the spa and pool to be told these were only for people who had booked the spa and were not staying at the hotel...but she could hire one for £10........strange.
Attitude of staff wasn't the best apart from the breakfast guy.

We visited with friends on a weekend break to Pitlochry. Thankfully we were given blue shoe coverings at reception as we wore these to shield our feet from the filthy floor. The towels were dirty and the towel bin overflowing. The toilets were truly disgusting and unusable. The floors very dirty. This felt like a hotel in it's final days. Dirty, broken fixtures, dead plants around the pool - a total afront to say this is Scotland's Spa - what must visitors think!!!!!!! Do not book here.
This hotel is a bit like faulty towers. Lovely big building but very dated and unkempt. There was blue bottles buzzing about the place and there was one in our room the entire time as we were afraid to open the door incase more came in uninvited!
Basic facilities in the room and the light shades were dusty. The beds were comfortable. Water pressure in the bathroom was poor. The games room was a joke. Wouldn’t bring children to this hotel due to all the hazards identified.
The staff were lovely. Jacuzzi was out of order. One of the lifts was ancient and didn’t feel very safe in it. There were various buckets and towels placed around the hotel catching drips and leaks. What we presumed to be the fire alarm was set off in the morning but was very difficult to hear and would’ve slept right through it if there had been an actual fire!
The hotel is in a nice location and we got parked no problem. We love Pitlochry but had better experiences camping! Would we return, yes, probably, to see if any improvements have been made!
We attended as a family to use the pool. Now the pool was warm and clean. But that was all....the pool changing facilities, disabled toilet, pool area surrounding were filthy genuinely filthy. Staff were very pleasant and hospitable including the receptionist.
As a family with kids we were really looking forward to staying there with the pool etc. we had two rooms and one wasn’t as bad but the other was filthy. when we got to one of the rooms it had buckets outside the room but the water was dripping over the doorway so every time you left you got dripped on. Need to buy a new vacuum for the cleaners. Stinks of dampness. Dirty bathroom and didn’t even want to use the shower.
Ladies changing area was absolutely disgusting felt dirty coming out of there and even my kids didn’t want to walk on the floor.
Staff lovely and breakfast was nice but definitely wouldn’t return. Also got the same response I’m really sorry and I’ll pass that on and I mentioned about all the bad reviews of how dirty the place was and just got the shoulders shrugged clearly not listening to anyone’s feedback.
They have refunded one of the nights but still shouldn’t be left in that state.
I wrote a review earlier and forgot to add photos. Absolutely shocking. For a hotel that's advertised on STV this was absolutely dreadful.
Receptionist who checked us in was lovely. After that unfortunately not much else was, our room in the bank lodge, had mould in the bathroom, cobwebs that had been there for a long time, carpet was covered in stains, they don't move furniture to clean behind again more cobwebs. The spa was filthy, the changing room floor was dirty, mould in places, wet towels piled in the corner and not cleared by the next morning, the spa area itself was dirty and just poorl maintenence. Spoke to reception about it on the way out and she again was lovely but just said sorry and she would pass it on to the manager and house keeping, which I'm sure she will but surely the manager should know if she was doing room checks which she should be. Anyway I would 100% avoid this place at all costs.
Hotel was great on the whole. Friendly staff, easy check in/out. A shame that the floors in the rooms were not that clean, and the same in the changing rooms for the pool.

Visited the pool of this hotel as a staying guest in their sister hotel (Fisher’s). I was looking forward to some relaxation time. I wish I hadn’t bothered. The steam room was dirty, jacuzzi not very hot and weak bubbles (probably indicating a good clean of jets needed!), changing rooms filthy particularly the floor! There was no smell of chemicals (I know this can be too much at times but at least you know it’s maintained). While I’m not impressed at all at the sister hotel, I am glad I hadn’t booked this one!
