Close to everything !!! Not a big hotel which is exactly what we are looking for!!!
It was within walking distance to downtown with free parking.

I have stayed in Niagara Falls many times and tried different hotels. This is now my favourite place to stay. I enjoyed outdoor area, restaurant, outdoor fire-pit, with outdoor game. We did not experience much of the indoor of hotel. Also, enjoyed it was pet friend with a treat bag for my dog.
-Extra fees charged. I believe these fees should not be charged to anyone living in Ontario.
-Disappointed paying $39.99 plus tax for parking. Area we parked in was not even paved. Sadly, across the street there was parking all day for $10.00.
-We spent $80.00 for the day in parking at different spots we were at. Crazy!

My car was broken into in the parking lot. They still charged for the parking.
Didn't like that my texts with inquiries went unanswered after receiving one saying if I needed anything to just respond to the text. Otherwise, everything met our expectations and we enjoyed our stay.
The lobby and restaurant were beautiful and very rustic as the pictures on the website showed
The hallway and stairs were not in good shape, we were checked out early and our cards were inactivated, we were booked for our breakfast automatically for an early time, tried to call the office several times and they didn’t answer, would not stay there again

Paid for a specific view and wasn’t provided. Had a parking lot instead of court yard. Room smelled of stale dampness. Bed and pillows were absolutely awful, by far the worst I’ve slept on. Had to stuff the pillow case with towels as that was more comfortable than provided pillows. Wait service was terrible to okay. Female server didn’t come by to refill coffee until we finished breakfast and took away plates. Didn’t bring butter/jam for toast, until asked (neighbor table was brought some). She made sure to inform of tipping though. On last day we asked to sit in different area and male waiter was significantly better though I’m convinced she said we’re terrible tippers as he wrote on the check that tip was not included. Parking cost more than the lots across the street. Should be included. AC was limited to 67F at the lowest setting which did not help with the dampness as it would never run.
The room was beautiful!!! And clean . Loved the style as well .

There was no ac at the common areas, the washroom had a bad smell, carpet is old and stained is very dark in the room
The property is unique and boutique! The lobby is welcoming and the attached lounge/bar garden is really a special touch!
The rooms are a little dated, but comfortable and perfect for our stay.
The pool was a great bonus for the kids.
The bathrooms were both very dirty off of the lobby area. But we reported it , and hope it was just a one time experience. It definitely didn’t match the rest of the hotels appearance.
Room was clean and spacious, location was perfect, We would stay again for sure.
The only thing was that there is no fan in the bathroom and that the breakfast was sit down only.
