Great stay in the heart of Melbourne with everything we needed.
Pros:

The room was located in the CBD close to the train station. We could hear the sound of trains in the evening and loud cars, but this is expected for being in the city.

Cons:

I wish we had a better view of the city. We could see into several offices which was kind of cool. Again, being so close to other buildings was expected in the CBD.

this unit was not up to usual standard that we expect

We found couple of issues 1. in the kitchen with plumbing in formed front desk as sink tap was not able to be used safety
2. issue in the bathroom with tiles being loose and mould on the tiles around the bathtub.

Like an old favourite chair: comfy and functional
Pros:

Stayed here for 4 nights as we were attending a concert at Rod Laver Arena. We booked a one-room apartment and were pleasantly surprised to get a 2-bedroom one with access to only one of the bedrooms. Thus the place was huge! I literally thought we walked into the boardroom when we opened the door. The room layout was very functional, the furnishings minimalist but comfortable. Love the huge mirrors. Our bed was perfect, firm but not too much, just how we like it plus comfy pillows. Outside temperature was 13 degrees but we were nice and warm inside, aircon thermostat was easy to adjust and quite responsive. Strong wifi signal throughout. We were on the 12th floor so the city noise did not affect us (we don’t mind a bit of tram rumbling anyway!). The blackout curtains in the bedroom make it sooo easy to sleep in!
Best of all is its location. Walking distance to every thing especially the NGV, ACMI, Fed Square, Rod Laver Arena and Flinders St station. Great dining options just around the corner plus an IGA right next door. The flexibility is awesome. So easy to hop on the free circle tram too!
Sure the hotel seems tired and needs some updating but it’s good value. And like old slippers, comfy and functional, we’ll happily stay here next time we’re in Melbourne.

Cons:

Not really a quibble but one must be aware that only one lift is working at the moment so you have to factor some wait time during peak periods (so don’t book that Uber until you are downstairs already).
Brighter light fittings in the kitchen please. It’s quite dark in the corners and over the appliances.
There’s also a slight smell of the drain in the laundry which can be off putting when one first walks in the room after a whole day out.
