Disappointing
If you suffer from asthma or allergic to toxic smells- dont go. They started using the very strong diffuser reeds with horrible smell , which is just making everyone sick . I would suggest to stay away until they realize the scottish fresh air is best and this is what people are coming for to scotland , not for cheap dubai style diffusers

Another stay at our favourite hotel. Never diminishes. Walking into Prestonfield feels like a step back in time but with 21st Century service. We love the maximalist effect in interiors and Prestonfield sets the standard. Antiques , beautiful fabrics and luxury touches abound . Not the place for you if you dislike rooms packed with beautiful things . Or do not appreciate the skill in putting together wonderful fixtures and fittings
We had our dinner in the Salon Privee with our dog Olive. Beautiful view over the lit lawn towards the stable block. Our meal was delicious . Langoustine bisque and venison carpaccio for starters and the new Guinea Fowl dish for mains. Superb. Breakfast as always was fantastic . We had ours in the Tapestry room. We've been gradually making our way through the breakfast menu on our visits. Just lovely. Last nod to the staff who are so attentive without being intrusive. Thanks all and looking forward to next time .
We recently stayed at this hotel and were disappointed with the room described as a “suite.” In reality, it appeared to be two rooms joined together, each with its own bathroom. Simply combining two standard rooms does not make it a true suite, and the layout felt awkward rather than luxurious. A suite should reflect open space, comfortable furniture, and a well-designed bathroom with thoughtful amenities.
Instead, there were two bathrooms — one with a shower and one with a bath — which felt unnecessary and poorly planned. The towel rails were scalding hot to the point that you could easily burn your skin. Rather than two substandard bathrooms, it would make far more sense to create one properly designed bathroom with both bath and shower facilities, and perhaps a separate additional toilet if desired.
The room itself was overcrowded with furniture, much of which was unusable and simply added clutter. It may be intended to reflect a certain period style, but it did not work. Quite frankly, I would remove most of it and start again. Begin with something genuinely comfortable to sit on, with a useable table to put a cup or glass on. What guests really need is practical, usable space — especially enough room to comfortably open and access a suitcase — and this was severely lacking. The excessive furniture made the room feel cramped and dark rather than spacious. Over furnishing was also evident in corridoors and in the other lounges and bar. Less is more and furniture that is comfortable and gives a sense of luxury instead of old, uncomfortable and tired.
The lighting was also poor, making it difficult to relax or even see properly in certain areas. Access to electrical sockets is always a bugbear of mine. You should be able to plug in a hairdryer and see yourself clearly in a mirror — a basic requirement, yet lacking here.
There are also many steps and stairs throughout the hotel. While it may be described as accessible, this was not evident or proactively explained to us, and I only became aware of options towards the end of our two-night stay.
Food-wise, the quality was good and service tried hard. However, the dining room is also packed tightly with tables and chairs. Sitting by the window meant being back-to-back with other guests, which was not pleasant. At breakfast, the focus seemed to be on setting tables for lunch rather than on the comfort of current guests. I would have loved to sit at a table overlooking the garden, but it had already been laid for lunch and was unavailable, despite the restaurant not being busy. Instead, we were placed on an uncomfortable sofa against a wall. It felt less about guest experience and more about what was easiest for staff, which is frustrating.
On a positive note, the complimentary champagne, chocolates, and cookies were a lovely touch and much appreciated.
Overall, while there were some thoughtful extras, the room did not live up to expectations for a suite experience. The hotel as a whole feels in need of a significant upgrade and freshen-up to match the standards it appears to be aiming for. This is not cheap to stay at but I would say not value for money.
As we have always found this is a little bit of heaven in Edinburgh . Unbelievable service along with amazing rooms and food. many thanks everyone for making our 4 nights stay so great.

We stayed in Prestonfield House for three nights recently. It is a beautiful very well kept hotel.
Great attention to detail, with cosy bedrooms and lovely sitting rooms with real fires.
The breakfasts were lovely and dinners were delicious. My husbands sister and partner joined us for one of the evenings and we had a cosy afternoon tea before dinner which was amazing and then we found a cosy sitting room to be on our own beside a lovely fire for coffee and a chat afterwards.
The grounds are lovely and very well kept , and the three pet Highland cows were lovely to see so close to the city, I would definitely recommend.
We visited here for a signature birthday and it fully lived up to my expectations. The room was cosy, comfortable with all facilities you could ask for.
We stayed 2 nights and were not disappointed with the food at any point. The staff were all very friendly and would try and accomodate any request.
We will look to return in the near future and have no hesitation in recommending this.
Beautiful hotel and room. Amazing 4 poster bed, plush and traditional furnishings. Amazing breakfast, so much choice and delicious fresh and local ingredients. Loved the full scottish breakfast and egg in a cup. The staff were all so helpful and friendly. Love the coo's, cat and peacock.
Wouldnt rush to have the afternoon tea again. It was nice but not worth it for the price. I think the breakfast is good and the a la carte menu looked good
Beautiful property.
Party in the events hall kept us up late. We waited an hour for the main course to arrive because of a mix up in the kitchen.
We were lucky to stay here in recently. From arriving and being greeted by the friendliest doorman to walking on to a luxury indulgent hotel welcoming lounges and rooms with roaring fires , a whiskey room so cosy to enjoy a dram, to the rooms and suites offering more than you could need to make your stay very special,
champagne, chocolates everything was superb. The staff are also exceptional so friendly and go out of their way to assist you .
The only downside was leaving .

From the second I arrived I felt looked after. The staff are amazing. The place is beautiful and I felt my dog was a very welcome guest too
Only thing I would suggest is all the pillows were very soft - it would be nice to have a couple of firm ones

This hotel is absolutely magical around Christmas.
It is decorated with beautiful decoration throughout, from the entrance hall to every corridor and communal room.
There is complimentary champagne and snacks in each bedroom and the whole place is spectacular and filled with rich colours and antiques.
There are large grounds, including lots of grass, bees and the hotel’s own small herd of highland cows. It is also dog friendly.
Our bed was incredibly comfortable, the room dark and well sized. There are lots of different themes across the rooms in the hotel.
All of the food was magnificent and the staff absolutely exceptional.
Just a perfect place to visit around the festive period.
