I would give this four stars at best
Pros:

So here is what is good about the resort. The grounds are kept up. Nice landscaping. Main buildings are maintained overall. Staff were pleasant and were responsive to our requests. The biggest pool was nice and had a snack bar. Some beach activities for an extra fee. Coffee and food available on site though I did not try them out. The recreation center, fitness center and mini golf were well maintained. We submitted specific room and location requests prior to our arrival which were honored when we checked in. The bed was comfortable. I do not recommend the brunch they offer. It's pricey and comparable to a hotel breakfast except for the special beverage they offer.

Though I am usually not overly critical of resorts, this one was rated five stars and I would give it four at best. Maybe five stars for onsite amenities. We stayed for an extended period which made the flaws more noticeable. I am comparing this condo to other five star ones we have stayed at in the Orlando area. We have been trading through RCI for over 30 years so I do have some perspective.

Our room i.e. carpet, furniture, appliances showed a lot of wear and tear. Grout in the Master Bathroom shower was crusty as were the sink faucets and surrounds. Both toilets had a show flush and we had to call for service and use a toilet plunger multiple times. The condo sleeps six but there was only one couch and one arm chair in the living room which was inadequate seating. Same with the dining room table - only four seats. One more arm chair would have helped. There were no luggage racks and limited coat hangers. Our room did not have trash can liners or kitchen towels. If you stay for more than a week, these annoying little things are a nuisance.

Bring your patience. There is a lot of traffic, especially during holidays, spring break, etc. and the traffic lights take forever to get through.

There was no oversight of the pool by the resort staff. At least at the smaller pools. While the pool rules are posted on a large sign, they were mostly ignored. The number of lounge chairs and tables were far from adequate. The unchaperoned kids, the well worn, dirty tables, pool chairs, and broken umbrellas, people eating meals on the pool deck and in the pool then leaving their trash, were just a few examples. I will say that somehow, the pool restrooms were kept clean.

We had resort staff show up to spray insecticide in our condo and then a few days later a second person showed up with a pest control dog to examine the beds. Typically the resort will inform the guests beforehand if someone is coming into your condo. We didn't notice any bugs inside but I was beginning to have my doubts as to what was going on.

The condo's balcony and outside deck were not well maintained. The balcony table and chairs were dirty and there was an army of ants crawling up and down the wall next to the balcony. The condo we were in did not have a screened in balcony so it was very "buggy" to sit outside.

There always seem to be bags of laundry and garbage sitting outside the other condo doors. One bag was left overnight and invaded by critters or birds leaving quite a mess.

This resort was rated as a five star with RCI but I would probably give it four stars at best. I suppose it depends on what you are comparing it to. A one week stay would be tolerable but I do not plan to go back.

Disappointed
Pros:

Location wasn't too far from Disney and a local publix

Cons:

The place is run down and needs a lot of money pumped back into it .
Rooms are tied and dirty and carpets ripped and smell , we asked to move from the first room we were in as it smelt so bad .staff were not particularly helpful .we have stayed five times over the years but we don't ever stay again .
Sorry summer bay but it needs some serious work and money out back into the place .

The location is great. Everything you need is nearby, the parks are about 20mins away with the traffic and grocery stores are 5mins or less away if you want to cook and eat at your condo/apartment. The pool is small but its nice. They say there are four, but I only saw two and one of them is connected to the Days Inn hotel at the entrance.

Cons:

Front desk staff are terrible. Literally provide no explanation about the amenities, how to access them, when they open. Confusing explanations on larger events such as the firework display. The rooms are super outdated and have possibly the worst showers i've ever had at a hotel. Finally they had a huge ant issue at our entryway.

Dirt and stench.
Pros:

The pool is clean. That's where the positives end.

Cons:

If you like opening the door to your room and being hit by a strong, suffocating chemical smell mixed with greasy odors, walking on tile floors that feel sticky because they're covered in grease, and finding black hairs from previous guests everywhere—in the bathroom, on the floor, on the toilet, and even inside the refrigerator (which makes you wonder if the same cloth was used to clean both the bathroom and the fridge)—then this is definitely the place for you.

At this point, my complaint is not so much about the cleaning staff as it is about the management of this property. It seems they are cutting costs by not allowing enough time to properly clean each room.

The first thing we had to do after checking in was grab a rag and clean all the floors, the toilet, the bathtub, and pick up someone else's black hair while wearing gloves. It was honestly disgusting.

Oh, and one more thing—the TV doesn't even have Smart TV. It's the 21st century, and our child wanted to watch a favorite cartoon before bed, but instead you're limited to basic cable channels.

I also tried calling the front desk. Want to know what the estimated wait time was? 120 minutes.

Most importantly, please address the cleanliness of the rooms. The overwhelming chemical odor used during cleaning is unbearable. Everything has been saturated with it—the furniture, the carpet, and practically the entire room.
