We love the Rooftop coffee house, I believe it's called Joe Mamma's . The food is excellent. The quiche and the croissants are wonderful and the latte's, coffee, etc. are delicious! It's a perfect breakfast and frankly the hightlight of staying there. Another added perk is the pie and ice cream served in the evening. These offerings make the stay there and we would not stay there again if it weren't for these perks. While we didn't use them, there are bikes, chairs and towels for the beach provided as well.
The bathroom had mold on the caulking of the tub. Not good! We understand the Inn is old and it is a charming place to stay but it needs to be kept clean and the caulking needs repairing and also the baseboard moulding in the bathroom needs to be cleaned thoroughly, not just the tub shower and toilet. It's unsightly and mold is dangerous. They need to replace their towels! They are dingy, and worn. Bad presentation. The rooms need refurbishing. The TV kept cutting out throughout the early morning and evening. We used our Ipad to watch a movie on youtube instead.

Age of the facility. well worn and outdated.The stairs. we were assigned to a room on the third floor and had to climb stairs. when I booked the room I didn't see anything about no elevator. my wife cannot climb stairs. when I canceled the reservation I was charged for one night stay.
Breakfast on the roof was amazing and hit the spot every morning. The pie alamode in the evening was a pleasant surprise!
Our room could have used a small table with 2 chairs for sitting to play games or write postcards.
I liked how close it was to the beach and restaurants. And the rooftop deck!
The parking.
The location, cleanliness, views, breakfast, staff, jacuzzi and shower were fabulous, as was the size of the room. The snacks, books and beach equipment available near the front office were a delightful surprise. We thoroughly enjoyed walking the beach twice a day, eating at local restaurants, hearing local musicians, and getting to know the laid back town of Avila Beach.
The hardest adjustment was needing the windows open at night to keep the room cool. It reminded me of camping because we heard other people until everyone went to bed and in the morning we heard the Canadian geese and garbage truck or construction equipment next door. But, we got used to it and slept well by the third night. The bed and pillows were decent, but not as comfortable as many hotels at which we have stayed. We would have loved to have had the ceiling fan over the bed instead of over the bar/kitchen area (windows could have been closed then).

Friendly helpful staff. Appreciated delicious coffee & breakfast on rooftop deck overlooking beach, also great for sunset if you don’t want to be on the beach. Liked ice cream & pie social to meet other guests after dinner.
Great amenities
I love the location. So easy to get to the beach.
No air conditioning if you are staying in a courtyard room if it is hot which it was when we went and the room was hot and hard to cool down until late evening. It was uncomfortable.

The breakfast was really nice and the staff were excellent
The bathrooms are ancient, reminding one of 1950. The toilets are really small, not fit for normal sized adults. The lack of an elevator in 2026 is quaint, to say the least. My wife and I are 80, and we lugged our luggage up and down three flights of stairs. Fortunately, I am in good shape but my wife has difficulty with stairs.
Location is nice. Staff was kind enough to refund the money. Still had to pay for the first night even though I didn't stay.
Walkways are slanted. The room was not as advertised. The floor in the room was uneven.
Loved the location, rooftop breakfast and lattes, complimentary pie every night, private parking, and comfortable bed.
The only thing was that the WiFi and reception was really spotty. Not a big deal if you don’t need to work while here.
