Dunedin was a beautiful town however the fable was nothing, but I expected, very disappointed.
Pros:

Location was convenient. The bathroom in my room was a large and was the best part of the room. The restaurant and bar had great food and wine. The staff was the best part of the hotel, very polite, friendly, and happy to helping in any kind of way.

Cons:

The rooms were small for the price, and there was no window to speak of. The windows were so small and high that I couldn’t see anything, making it difficult to tell if it was day or night.

Nice n quiet!
Pros:

Room was a good size, it was comfortable and clean and super quiet for a CBD location. Onsite restaurant was nice. Staff in hotel and restaurant very friendly.

Cons:

No full lift to our room which can be issue with large suitcases.

Strip club across the road. Loud music late at night. Wouldn’t stay here again. When asked about the loud music was told

Loud music at night. Small room. Had to lugg my suitcase up the stairs as no lift access on each floor. No parking. Too far out from amenities.

Pros:

Great staff, welcoming and knowledgeable! Nicely decorated hotel with history and character, easy walking distance to octagon, shopping street and rail station/attractions. Convenient room service. Fantastic big bath sheet towels!

Cons:

Stayed in room 202, very small space hard to navigate round bed and use facilities, not comfortablefor 3 night stay. Window didn't close properly, so unfortunately, we had traffic noise from the main road. Disappointed in room offering for 5 stars, no biscuits/sweets for tea/coffee tray, no soap bars, but did provide slippers.

Great location, lovely old building and the manager did her best to remedy an issue we had

Cons:

Several of the staff were rude, bed was average and pillows were like bricks. There was nowhere to place toiletries or bag more than one towel which always seems strange in a room for two

No parking. Rooms very dark made it difficult to see. We got locked out of our rooms due to a Reception error.
