Great location, service, and amenities but needs a few upgrades

If I could leave a 1/2 star, I would rate the Harbor View Hotel 4.5 stars. We loved the staff. Everyone we interacted with was professional, friendly and helpful. The restaurant was great. We had drinks or a meal there every day. We stayed in a two-bedroom part of one of the cottages, and the space was set up well for families or two couples with two nice-sized bedrooms with private bathrooms, a kitchenette, and an elevator. Two main issues keep this from being a higher rated experience for us: the mattresses were so uncomfortable. I had horrendous back pain on waking every morning, and I do not have a bad back and am a very active person. In addition, for $3000+ a night, I would expect better window coverings. The sun rises very early in MV in the summer, and the blinds in our bedrooms were inadequate. We were up at 4:30 every morning with the sun.

and I’s rooms both were not ready until after the stated check in which is 4:00, and there are no daily papers the food is mediocre at best I called the restaurant to order my breakfast so I could pick it up on my way out, letting them know up front I was in a hurry, which for some reason required a manager exception, so apparently the manager knew I was in a hurry, but after my uber was waiting 10 minutes and I waited almost 30 minutes I couldn’t wait any longer, I could go on and on but will never be back and wish I would have known these things before I booked given how many lovely options there are in town.

Little Gem of a Hotel
Pros:

We extended our stay and rented a cottage. So, we got to settle in more.
1. Betinnis the hotel restaurant is a great dinner option. The food is delicious and they are very accommodating.
2. The hotel is a lovely 10 min walk to town with many dinner, and breakfast options. It is fun to walk to dinner nightly.
3. Sitting around the pool is great. It never feels overcrowded.
4. The lawn in back of the pool is great to play games. Our grandson enjoyed this.
5. The service is great all around. The reservationists were particularly helpful and the guest services ( rayssa and michael) were terrific.
6. Sitting on the porch in the morning is a treat.
This place seems to have a great mix of adults and children so all are happy.

Harbor View Hotel Monetization Policy
Pros:

The pool area is almost fully monetized at the Harbor View Hotel. The private cabana to rent by the day or half day is not new. But I set up with my family--there are four of us--on some chaise lounges that we thought were available.

Within ten minutes we had a wait staff person come over to explain that the lounges we were in were RESERVED. It's just that the family, and she named them, had not arrived yet. Then we got the exaggerated overapology. It was extremely annoying. When I suggested that putting a RESERVED sign in paper or plastic on the lounges would be really helpful, she explained that the rolled up towel on the lounge is there to signal that the lounge is in fact unavailable. But then you look up and realize that there are NO lounges available. They few that remain all have the rolled up towel. So we left.

It is just a matter of time for the corporate "a la carte" monetizing of the Harbor View Hotel to make all the chairs on the front veranda reservable. Except they will signal RESERVED using a rolled up napkin or a colorful pillow. You'll still have to figure it out on your own. Or until wait staff approaches to tell you to move.

For rooms that are well over $1000 per night, they should let the cabanas be private, so they can increase their pool-area monetizing, but keep all the lounges totally open. Or at least put a reserved sign on them. Only then would everyone know there are none available and that they all have been monetized.

What an easy way to lose a hotel guest.

The Setting is 5 Stars - The Experience was Not
Pros:

Our recent stay at Harbor View Hotel was unfortunately very underwhelming, particularly given the premium price point and the reputation of the property. I don’t write negative reviews often, but I felt compelled to share our experience in the hope that the hotel addresses some significant service and guest experience issues.

To begin with the positives, the views from the front decks are absolutely beautiful and are one of the hotel’s greatest assets. We also had a great interaction with Stefan, the bartender at Behind the View, while we waited for our room. He was friendly, welcoming, and provided the level of hospitality we had expected throughout our stay.

Unfortunately, our experience began to deteriorate before we even arrived at the hotel. After getting off the ferry with our luggage, we called the hotel for transportation. We ended up calling the front desk three separate times over the course of more than 30 minutes, and each time we were told someone was on the way. Considering the drive to the hotel is less than five minutes, it seemed we had simply been forgotten. Had we been given an honest estimate of the wait time, we would have arranged an Uber instead of repeatedly waiting with our luggage.

Prior to arrival, we completed the online pre-check-in process and called the hotel the day of our arrival to let them know we expected to arrive around 1:00 p.m. Because we booked through American Express Fine Hotels + Resorts, we understood that noon check-in is available when possible. We were told we would be placed in the queue for an early-ready room. However, when we arrived, the front desk appeared to have no knowledge of any of these previous communications.

We booked a Deluxe Two-Bedroom Captain’s Cottage based on the description on the hotel’s website, which states:

“Sprinkled along a lovely blossom-filled walkway, the Captain’s Cottages exude an individual charm fit for a fairytale. Inside, they display the finest of luxe comfort and amenities.”

Unfortunately, our experience did not match that description. Our cottage overlooked a parking lot and large staging tents for an upcoming wedding, rather than the charming setting we expected. While the room was clean, it certainly did not feel luxurious. The bathrooms were exceptionally small, with tiny tub/shower combinations and shower curtains that would not stay in place.

The Captain’s Cottages also lack adequate soundproofing. Throughout the afternoon and evening, we could clearly hear our neighbors repeatedly running up and down the interior staircase in their cottage, as well as heavy footsteps from the floor above us. The noise was disruptive enough that it continued well into the evening.

Around midnight, we called the front desk to ask if they could contact the neighboring guests. During our first call, we were told there was no floor above us, despite the fact that we were clearly hearing footsteps overhead. When the noise continued, we called a second time. At that point, the staff acknowledged that the neighboring cottage did, in fact, have an interior staircase and an occupied floor above our room and said they would contact the other guests. The inconsistent information and the need to call twice before our concern was taken seriously only added to our frustration.

Service around the pool was similarly disappointing. We had to locate a staff member to place a drink order, and then remind staff of our order because it had been forgotten.

Dinner at Bettini was another mixed experience. The food was very good, but the service was disorganized. We checked in at our reservation time and were told our table would be ready in about five minutes, with the option to wait in the lobby or on the deck. After waiting approximately 15 minutes, we checked again and were told that our full party needed to be present—as though we had never checked in. We explained that we had already checked in together and had been waiting the entire time, after which we were immediately seated.

After checking into our cottage, I texted management to express that we were disappointed with the accommodations given the significant cost of the Captain’s Cottage. Rather than addressing our concerns about the room itself, the response offered to arrange a pool cabana or activities. That felt like an unusual response, as coordinating activities is generally the role of the concierge, not a solution to concerns about accommodations.

Unfortunately, we also found the concierge service lacking. Prior to arrival, we asked for assistance securing a reservation at Bettini and were simply told the restaurant was fully booked before 8:30 p.m. We ultimately secured our own reservation through Resy without difficulty, which left us questioning the value of the concierge service.

Overall, while Harbor View Hotel certainly has a beautiful location, our stay consistently fell short of the level of service and luxury that its pricing and marketing promise. Between the transportation issues, communication breakdowns, underwhelming accommodations, poor soundproofing, inconsistent service, and disappointing responses to guest concerns, the experience simply did not reflect the standards one expects from a luxury property.

Luxury hospitality is about more than beautiful views—it’s about thoughtful communication, attentive service, and accommodations that meet the expectations created by the hotel’s marketing and pricing. Unfortunately, Harbor View Hotel fell short in each of those areas during our stay. I sincerely hope management takes this feedback constructively.

A perfect evening at Bettini
