Nice if you want to be in the action
Pros:

Great price, amazing location, definitely be prepared to wear ear plugs if you like to turn in early, and the water in the shower never got truly hot. But the staff was great, the room was nice, and overall a good experience.

Great hotel, clean, friendly and an amazing central position
Pros:

We visited Hotel Kinbe for 10 days as a group.

The hotel is well presented, very central and relatively quiet (for the location). Rooms are comfortable, well maintained but simple. Reception are attentive and super friendly.

Perfect hotel in the very center of Playa del Carmen
Pros:

Location unbeatable, in the very center of Playa del Carmen, 50m from the famed 5th Avenida shopping street, 100m from the beach on the Caribbean Sea.
Rooms were adequately spacious and fully furnished with all necessary items (toiletry, hair dryer, strongbox, etc.), perfectly clean and serviced every day.
Our room at ground floor faced the cozy but deep swimming pool in an internal courtyard. There was another courtyard that looked like a tropical forest, and a panoramic terrace, equipped with chairs etcetera, on the top.
The personnel (Italian) were friendly and helpful.
And the price was unbelievably affordable, given the class and location of the hotel (one night stay costed less than a normal meal for two).

This is a really nice place 👌👌
Staff are super friendly, and the greenery was a great surprise throughout the property! You can’t help but take photos of how picturesque it is 🤗🤗

If you have a balcony unit, make sure the drain is cleared, because rain can collect and possibly leak into your room. The room was great though, and AC worked very well! It’s located right off 5th Ave, so it can get a bit noisy in the evenings — I was fine, but I know some people require absolute silence to sleep well, so just be aware of that.
There’s an Oxxo 1 block south of you wanna grab some water/snacks/drinks nearby. I love the Argentinian choripan (sausage sandwich) stand just up the street off of 10th Ave (they’re open until 3am everyday!) 👍👍

Safe, comfortable & welcoming!
Pros:

A wonderful stay at hotel Kinbe!
As a solo female traveler, I felt very safe and welcome here. The staff were always kind and helpful, all speaking English fluently which helped with my terrible Spanish.
The room was comfortable - a large bed, clean bathroom and wonderful AC.
The location is just steps from 5th avenue & the beach - a great base for walking around Playa. I was not bothered my any noise from the clubs (in a room on the 2nd floor).
Would definitely recommend staying here.

Great little spot in a perfect location!
The hotel is small but very clean and charming. The pool was super cute and a great place to relax after exploring. What I loved most was the location there were tons of restaurants and attractions just steps away. Perfect for anyone who wants a cozy place to stay while being close to everything.
We had an issue with the shower and the AC unit leaking, they just changed our room to another and everything was fine.
Really enjoyed this property.

Pros:

This location is great. You can walk to the beach and the strip is a block away. Parking on the street is 10 pesos or .50 an hour. Make sure you get peso coins to feed the meter or download the parking app. The rooms are small. The staff are friendly and helpful.

If you are looking for a bare bones property ( think almost nothing but a bed and small bathroom) but a great location this is it. I thought the other reviews that mentioned the night club were exaggerated- they weren’t. Also, curtains don’t close and very bright all night. The location is good- delicious sandwich shop (very affordable!) right across the street and walkable to shops, restaurants, beach and marina.
