Overpriced for what you get

Overall, we had a good time and especially enjoyed the skiing, the Serenity Garden hot springs, and our massages. The staff were consistently friendly, professional, and easy to interact with, which we truly appreciated.

That said, several issues affected our stay. There was a resort-wide power outage that was resolved fairly quickly and did not impact us too much. However, the following day our room lost power and could not be restored, leaving us without heat for several hours before we were relocated. While we appreciated the upgraded room, it was disruptive to have to move unexpectedly, and the new room had a noticeable red stain on the carpet.

We also experienced multiple spa facility issues. The hot tub was cold, as were the sauna and even the steam room in the locker area, which was disappointing given the premium positioning of the spa experience. During our couples massage, the background music repeatedly cut in and out, which broke the relaxation aspect of the treatment. When we mentioned it, staff indicated this is a known, ongoing issue that has not yet been resolved, which was surprising given the price point.

Our original “Deluxe King Mountain View” room was another letdown. The window placement made the room feel dark, and the only visible view required standing in the corner, where we mostly saw the roof rather than the mountains. The room description felt misleading.

Dining was inconsistent. My beef entrée at Audubon on Saturday night was undercooked to the point of being raw despite ordering it medium. In contrast, the steak at Jefferson’s Restaurant the following evening was excellent.

The biggest concern overall was pricing relative to value. Nearly every aspect of the experience felt significantly overpriced, including the room, dining, and spa services. An $850 charge for an 80-minute couples massage felt excessive for what was delivered. It also felt tacky to charge a nightly parking fee at a resort that already commands premium pricing across nearly every aspect of the stay.

While we did enjoy certain parts of the weekend, the overall experience simply did not align with the nearly $5,000 cost of our stay (Friday check-in and Monday check-out), and ultimately it did not feel worth that level of spend. For that reason, we would likely choose to stay elsewhere in the future.

Over the top girls weekend!
Pros:

If you have never been before it is a must stop. We had a wonderful girls weekend and we can't wait to book our next trip and bring more of our friends. The staff is wonderful from the valet and everyone in between. You must do the historical tour with Anthony he is personality plus and you will love him and the tour he gives.

Not worth the hype!

Hugely disappointed! The service was terrible except for a few stand outs...and by terrible I mean the least helpful staff I have ever encountered. The restaurant hours are awful...the website shows plenty of restaurant options but the hours are limited for a hotel in the middle of nowhere. I came because I expected hot spring pools on site...arrived to find that the pools were being used as ice rinks...or at least that's what the staff informed me. Finally I went to valet my car and the valet told me it would cost me a small fortune to valet and that I should park my own vehicle...pretty bizarre,,,I'd hoped I wasn't told that as a woman of color...especially considering the droves of guests also using valet services,,,highly doubt all guest were deterred from using valet. would not make the drive again.

Excited, checked in. First night room above us(kids) stomping/jumping. Did not get good sleep. Next morning same loud jumping at 6am, zero hot water for showers. Complained to front desk/supervisor. Said issue was a boiler or something. Went for a soak, no rules were followed not enjoyable, kids jumping/throwing rocks ect. Complained to staff. They didnt care or do anything. Went back to hotel front desk, refunded our soak, thankfully. That night same experience with room above, woke up no hot water again. This was a splurge our family never takes vacations. Nothing was enjoyable, all events and restaurants were booked. Guess i should of booked weeks prior. Ended up checking out an entire day early so we could get a hot shower and good night sleep. Emailed customer relations and manager and been almost a week with no reply.

Disappointing Services for "Luxury" Resort

Our recent stay at the Omni Homestead Resort was deeply disappointing and far below the standard we expected given the resort’s reputation and cost. The most significant issue was that we had no hot water in our bathroom for over 48 hours—essentially the entirety of our stay. We were initially told the problem was due to the room not having been used in a while, which did not seem like an acceptable explanation for a fundamental amenity failure. Rather than proactively communicating with us, I had to repeatedly call the front desk for updates. At no point were we offered a different room, nor were we offered a refund or even a partial accommodation for the inconvenience. Given the amount we paid for these rooms, this lack of urgency and service recovery was especially frustrating.
In addition, the fire alarm went off in the middle of the night, significantly disrupting our sleep. Our scheduled golf round was canceled without any prior notification of the course closure, and when we reserved the golf simulator, the assigned employee never showed up to operate the session. Upon arrival at the hot springs, we were informed that our confirmed reservation could not be located. We heard multiple staff members mention that they were extremely busy due to the holiday weekend, but while we understand higher demand during peak times, that should not serve as an excuse for lapses in basic service, communication, and accountability. What was most disappointing was the cumulative lack of ownership and meaningful accommodation for these repeated issues, which left us feeling that the level of service did not reflect the premium price we paid.

3 Star Hotel, 0 Star Spa!

I booked a duet massage for me and my daughter. We checked in and interacted with 4 staff total, paperwork, locker, tour etc. we were then in the sauna awaiting our massage service when the manager came and demanded that my daughter leave the sauna because she was 16. I told her she is with her mother like your website says.
She rudely says that is only for a salon service. I asked her for a written receipt saying we would not be charged for the service since she was making us leave. She very abruptly says you will not get a receipt and I'm not the one who booked this service. I told her they had 4 times/4 employees who could have told us 16 year olds are not welcome in their spa. My daughter and I had to change and by the time we walked out, the manager had two security guards waiting for us (by the way they smelled heavily like cigarettes). What a disgrace to your hotel to have people of this caliber working in your spa. I visit many 5 star spas in my travels and I have never been so humiliated by how I was treated. I hope you talk to the spa manager and train her like the Ritz Carlton in customer service.
I understand the rule, but how did 4 staff miss this and then we get all the way to the sauna in our bathing suits to be asked to leave?

Love love loved this place!
Pros:

This resort is absolutely stunning. They have multiple activities to choose from. Their spa is top notch. The area is beautiful. I so appreciate their Southern hospitality. I'm a Champion Status member, and Esme was able to upgrade my room while making me feel special and valued. Anthony is a fountain of knowledge, and gives a great history tour. I plan to come back again in the summertime so that I can enjoy their pool and hiking trails.

Pros:

Excellent experience at a wonderful historic but renovated grand hotel. Staff does an excellent job. Lots of activities to make the visit very family friendly. Kids love the breakfast which is quite nice in the ballroom. Only complaint is guest should be prepared to know a $384/night room charge will end up being $514 with added fees for connecting rooms and parking.

Worth it for the spa
Pros:

We stayed for two nights at the beginning of February where we were greeted warmly and professionally. We stayed in a fabulous room on floor 20 which had a nice view. The property has a very low noise level which was great for sleeping, however it did feel too quiet at times. The food/drink prices felt a little too high for the quality but there were good options. Would not come solely for the dining though. Our main highlight was our spa day. I would definitely recommend booking a spa service and planning to spend at least a few hours before/after the service time to fully relax in the various spa amenities offered. We each got the Warm Springs Deep Relaxation Ritual which was truly amazing. The outdoor hot tub and hot springs bath were more than enjoyable at below freezing temps and snow outside- it actually made for quite the memorable experience. Would recommend to other couples looking for quiet time together to connect and relax.

Snowed In & LOVED IT!

We stayed at the Homestead last weekend (Jan. 23, 2026- Jan. 26, 2026) during the massive snow and ice storm that hit the East Coast. We were so glad we stayed and enjoyed the beautiful resort during the snow!

We went to the Spa on Sunday, Jan. 25, 2026 and had an amazing experience!
Sandra and Amy at the front desk were extremely accomodating with our large group of (3) families. I had a facial with Beronika and she was fantastic! Afterwards, we all enjoyed the outdoor hot tub while it snowed outside! It was truly magicial. The night before, snow and sleet had fallen- but the work crew shoveled paths for us to get to the hot tub, outdoor spring pool and outdoor heated pool. Daren brought us food and drinks outside, navigating icy spots on the pool deck. Sandra brought out dry towels for us to use when we got out of the hot tub.

I cannot say enough about the staff at the Spa!!! They worked so hard so we could enjoy a snow day outside. We will never forget it!

Overrated Money Pit
Pros:

Does this resort boast historical southern charm? Yes. Is it an overrated money pit? Also yes.

Things we loved:
-Hot Springs soak
-historical tour

Things we hated:
-our room being stuck at 63 degrees with the “heat” running constantly
-false advertising of abundant activities only to arrive and find many of them only happen at particular days and times, some of which did not overlap with our stay
-closed/cancelled activities (granted, no one can help the cold/snowy weather, but we called before coming and were told there was still plenty to do…not true!)
-exorbitant prices to access particular areas or to do pretty much anything
-black mold all over shower ceiling
-people asking for tips at EVERY turn; it became a running joke that they must be trained this way because they all used the same phrase “is there anything else I can do for you?” followed by intense awkward eye contact. I’m all about a tip for exceptional service, but this was out of control. It seems it’s also designed this way. Instead of one person unloading bags, parking your car, and delivering bags to your room, they use 3 separate people. We handed out all the cash we had on us in the first 15 minutes of arriving and had to visit the ATM to be able to keep pace for the remainder of our stay.

We won’t be back.

An improvement over our last stay
Pros:

I've been to the Homestead many times since the early 1990s when I was a child. Of course, like many resorts across the country, some services and amenities have gone downhill or disappeared altogether. However, on our last visit, I actually noticed that some things have gotten better since our prior visit two years ago. Glad to see Omni trying to right the ship. Here are some highlights and lowlights.

1. The afternoon tea has returned to having actual teacups and saucers instead of disposable. Gone are the days of a full spread with sandwiches, but there is free cake, at least.
2. The piano player in the lobby remains. A huge part of the charm.
3. The room rates are reasonable compared to similar resorts around the country. A stay at the Homestead certainly isn't cheap, but our family is well traveled and we've seen and paid some eye-popping rates at other resort hotels. The ability to book two connecting rooms for under $1200 at the homestead on a holiday weekend is appreciated.
4. You can now book guaranteed connecting rooms online. This is such a plus for families. You have to pay a fee, but that's worth it to me for the guarantee.
5. All of the pools are enjoyable and well maintained. We did the historic warm pools with the kids, where you have to take a shuttle. We also did the adults-only spa, the indoor pool and the heated outdoor family pool. All enjoyable ways to spend a cold winters day. Glad the Homestead keeps investing in these spaces.
6. The decor of the rooms is colorful and charming. Glad the hotel resists the temptation to go beige and gray and modern.
7. The ski hill is still a lovely easy place for kids to learn to ski. Glad they are keeping this up. Cozy little lodge too.
8. It remains a really wonderful place to bring kids. We felt so comfortable with the babies and toddlers in our group. At the same time, the workers in the lobby did a good job of telling the more rambunctious kids to settle down so the adults could enjoy.

Now for some areas I wish they would improve:
1. The lobby bar needs better quality wine. The sparkling wine they had by the glass was flat and cheap tasting. The red was also too close to cheap grocery store variety. I would have drank there more if the wine was better.

2. The arcade needs maintenance and a full time staff person behind the bar. Could be such an enjoyable space with more functional machines, better cleaning, more inviting lighting and decor, and a staff member to keep it all running smoothly. They can't close it, because it's really needed as an indoor amusement for kids. The Homestead has sadly closed its bowling alley. It now has a small duck pins area that was always malfunctioning as kids used it incorrectly.

3. Drink service at all the restaurants was painfully slow. Nice folks and they were trying, just seemed understaffed and inexperienced.

4. Would like to see one more pool table or perhaps a ping pong table. More indoor amusements could be nice, especially ones that don't need to be plugged in.

Incredible!

Let me start off by saying that the Homestead Resort in Hot Springs VA is absolutely beautiful and extremely well maintained. Our stay was wonderful! I would personally like to give gratitude to the staff. First, Christa that works in the Presidential Lounge in the Great Hall was incredibly knowledgeable, not just with her bartending skills, but with the resort as a whole. By our second day, she felt like a friend! Say hello to your fur babies from us Christa! And you should get that puppy!❤️. Second, Hailey from the Taproom in the Jefferson. Hailey was so friendly and easy to talk to. Also she is very knowledgeable and hardworking. She made us fantastic cocktails and advised us on all the delicious menu options. Third, the Serenity Spa staff. Amy has such a great and warm personality and is very funny! Can't wait to have some laughs with her again! Fourth, Chip at the Jefferson. What can I say...absolutely incredible waiter. We haven't enjoyed a meal like that in a while and it was all thanks to him for being so accommodating and kind ( since we did order just about everything on the menu!) Thank you Chip! And lastly, your Assistant Restaurant Manager, Matthew Robertson. Man does this guy know his stuff! He should get a promotion! Also, thanks to all the wonderful staff at the Omni Homestead. We can't wait to see you all again soon!

Worst Customer Service, Losing Customer for life
Pros:

Called to attempt to reschedule upcoming reservation this weekend due to the impending severe snow storm. Was told that they will not honor a cancellation despite the forecast and will keep the money since it is within the cancellation window without any flexibility. I will never plan on staying here ever given the customer service. They care more about short term profits and will lose a customer for life because of this.
