The property was well kept and the adjacent beach was a draw for beginner surfers. It wasn’t flat so not a lot of area to spread out chairs.
You need to be aware that each unit is different. Ours was carpeted which was unusual for a beach property.
There was no AC in the unit (standard at this resort) and it was quite humid at the end of September. We requested a box fan for the room which was a life saver.
Our unit did not have any grilling tools for the Barbq
and there were no xtras to borrow which was a challenge. Supposedly this is the responsibility of the unit owner.
The units furthest from the beach (a few mins walk away) are close to the main road which can be noisy in the morning and evening if you are a light sleeper. On the positive side they are closer to walking over to the Poipu shopping Center and the pool complex. There is a X walk right outside the resort entrance.
Ocean view was minimal,but the property is splendid,a tropical paradise.Clean rooms however a bit dated and no AC.

There are no dining facilities (other than you own kitchen) on the property but just across the street are many options.
Would come back again without a doubt.

There are many Outrigger Plantation vacation rental units (buildings) at the Poipu Beach location. Overall, this location got an 8.4 (very good) review which I don't agree with. Our unit was a 3 star unit (average) - it was dated, and many obvious non-functioning things that could have been remediated (such as kitchen light flickering periodically, a dead hair dryer to a stationary plug unit, etc.). One of the bedroom TV had one sports channel - if there were other channels, there were no instructions as to how to access it. We didn't call maintenance, as we didn't want to be bothered to wait in the room for service. The safe was portable.
On the positive, we chose this unit for its walking proximity to Poipu and Kiahuna Beach (both next to each other), and the complimentary use of the Polo Athletic Club for the pool, fitness and other activities. Both of these were true to the unit's descriptions. One should consider the Sheraton Kaui Resort Villas (located next to the Outrigger Planation) - you will need to book early enough to secure a desirable room.
Quiet “old Hawaii“ vibe. Older units but beautiful and well maintained property.
Great location and beach. Nice view from the condo. The condo itself was a little worn and the kitchen was minimally supplied.

Only downsides were that the room only had a floor A/C unit and a lot of things broken. Very warm nights to sleep well. Room needs a little makeover. Broken tiles, oven wasn’t working (fixed immediately on a good side!) double doors broken, and some outlets not working. All in all, we had a great stay, but another thing is they need to figure out trash, and room cleaning situation as well. You have to walk your garbage to an area that was about 500 yards away. They won’t clean your room unless you stay for 12 days. We stayed a week and that qualifies for 1 set of new towels. Kinda strange, but we are a clean up every day type of family and it wasn’t a big deal.
The location, outside property maintenance, and staff is what really keeps this place in competition. The room, and self cleaning (recycling towels/trash) for a week was a bit of a pain. Visitors are wanting to go on tours all day, enjoy the beautiful beaches, and come back to a clean room is what I imagine vacation is all about. We were kinda exhausted of having to sweep, clean, take out trash, and remake beds for a week while paying to relax on vacation. This should have been disclosed as to where I would have even paid if they would just come every 2 or 3 days or something like that….
The grounds are well maintained, however, the interior of the Condo was in serious need of upgrades and repairs. We have been staying here for years and as of recent they have cut cleaning services to once a week and towel replacement to once every 4 days. It seems that none of the mony received is reinvested into the condos themselves, we will be looking for other accommodations on our next vist.

Kiahuna Plantation Resort Kauai by OUTRIGGER Was exactly the place we were hoping for when we were booking a relaxing trip to Kauai. We selected an ocean view that did not disappoint, and our room was about 100 yards from the beach. The room was clean and had everything we needed for meals when we weren’t going out to eat. I would definitely stay here again!
The property intentionally lied about their amenities, in the description it says "pool on-site". There is no pool on-site. "The pool" is about 1/4 mile away and across a busy road at a place called Poipu Beach Athletic Club. Which is open to anyone.
The only thing the really have onsite is a couple of outdoor community grills which are nice and in good working order.
We Have 2 small children and an infant and we were given a room with only 2nd floor access and no elevator which was extremely inconvenient having an infant in a stroller.
After check in We were also never offered any help with our bags.
The condos do not have air conditioning throughout the dwelling only in the bedrooms so they get very hot, this was also not disclosed in the property description either. Our room was pretty dated and looked like nothing had been updated since the early 1990's. We also upgraded to have an ocean view, while we could see the ocean from our balcony it was not a good view and we were quite a good distance from the water.
Also none of many water fountains around the property worked, they are all empty.
We asked for a refund and were denied but we're told the manager would call us the next day. Which never happened.
Overall the property was beautiful and well kept but I am however very disappointed in the dishonesty in the property description and with the property management. Knowing what we know now we would have stayed somewhere else.
Great property to let you feel a real tropical experience. Grounds are wonderful and Kiahuna beach is really great!! As there is no air conditioning in these condos, in summer, you will need to keep the windows open and the fans on at night to sleep comfortably — so bring ear plugs due to some road noise and the feral roosters (end cawing at midnight and start again at 4am).
Great location on the island. Comfortable accommodations. We didn't realize there was no AC in the unit so it made for a bit warmer temps than we're used to, but the evenings were nice. Since you had to keep windows open, it made for a bit loud evenings as you could hear passerby's and neighbors, cars, etc. I wore earplugs, but wife was annoyed by getting awoken at 3am by the roosters! Overall, would stay again.
