Great location and beautiful grounds - rooms are so so, a bit tired and off putting. Kitchen was lacking in utensils.
Pros:

Nice location, great pool and restaurant, nice grounds and beach - all that’s outdoors was great. But indoors not so much. It felt tired, old, in need of renovations.

Pros:

Great hotel- extremely clean and spotless with nice staff. Great location on a lovely beach with white sand. Very good breakfast. Reception area could be upgraded to match the rest of the hotel

Absolutely amazing stay at Beachfront Kin Ha Villas!
Pros:

We had the most incredible time here. The villa is spotless, perfectly maintained, and beautifully arranged – everything is just top-notch. The apartment is spacious and comfortable, with everything you could possibly need.
The beachfront location is unreal – stepping out and having the beach and the sea right there is pure magic. Swimming, relaxing, and enjoying the views was just perfect.
The staff are incredibly friendly and helpful, making the experience even better. Honestly, it’s flawless – everything about this place is just wow. Highly, highly recommend!

Relaxing
Pros:

It is a good hotel, we think located on the most beautiful beach in Cancun, with rooms and suites in small buildings that stand out from the large surrounding buildings. We stayed in suites, which, despite being a bit dated, are still decent.
The pool is very nice, with plenty of lounge chairs. The beach, which is also beautiful, has umbrellas and lounge chairs available for guests. The breakfast buffet is decent. It's certainly an excellent alternative to the colossal hotels and resorts in the Cancun area.

Avoid the restaurant
Pros:

Its a perfect location considering the beach but far from everything else. Rooms are pretty basic, good cleaning. Calm area.
But the staff serving in the restaurant need to learn some manners. You can’t expect good tips if you give poor service. They won’t let you eat in peace, always trying to take your plate even when you’re not finished and eager to take away everything from the table. Sitting with their phones even when they have things to do.

Nice
Pros:

The rooms are roomy and nice. The beach restaurant and service are good. The beach itself is among the best in the area. One downfall: there seems to be a racket among the concierge staff and cab drivers. They wanted 600P ($35US) for a 5 minute ride to the shopping district. When you hail cabs from the outside, it's less than half that. Even better, use Über.

Relaxing, cozy, clean and comfortable
Pros:

Although the beach was too shallow to swim, I loved this resort. The beach was incredible. The food also incredible although I would have liked to be able to get supper as well.
The staff was great, not as warm as I am used to , just not really around much. I was happy to not have to have them waiting for a tip though for doing any little thing.
The resort was homey and clean and comfortable. No loud music. Great drinks albeit, quite expensive.
I will come back to it and recommend

Wonderful Large Family Holiday Stay
Pros:

It was our first time staying at this property with our family of 12 over the holidays. We had 5 rooms ranging from regular rooms to suites. This boutique property is such a fresh vibe from the regular giant hotels on the Cancun strip.

Arrival and check in was quick and easy, our rooms were ready by 3pm.

Rooms were clean, well maintained, good AC and complementary water.

Grounds and pool are beautiful with lots of shade, chairs and tables.

Staff were very kind and helpful.

Good breakfast buffet, recommend the breakfast quesadillas.

Beach front is beautiful, water is shallow and fresh water showers available once you get back on the property.

We will definitely return and recommend this gem to all family travellers.

The best secret in Cancun!
Pros:

The most amazing "secret"in Cancun.
This hotel has everything and it is unspoiled by the regular party crowd.
Beachscapes is a treasure. It is situated on one of the nicest beaches I've ever seen (I like my Caribbean water waveless and like a bath tub).
The staff is the coolest (this was our 10th time there - in Nov 25) and we are treated like family.
I would highly recommend this little gem in Mexico!

Outstanding.
Pros:

Great location, and staff. Everyone is so friend. We have stayed 5 years in a row! The beach is safe, the pool is beautiful. The grounds are kept very clean The rooms are simple but clean.

Pros:

The rooms themselves needs updating; however, it is a beautiful property! The pool area and the beach were perfect in every way. Not all of the workers speak English and that was difficult for us, sometimes the cleaning crew did not show up until 3 pm; there was only one washing machine and dryer with so many suites... one of each was broken; however, everyone was very nice and accomodating.

Cool hotel, Amaxing Beach, but order Uber Eats!
Pros:

BEAUTIFUL beach area, with lounge chairs, tables umbrellas, no extra charge, no employees lurking for tips.
Very cool, reasonably priced gift shop. Nice bar, patio area and pool with lifeguards! AC worked well, mini fridge worked well, even had a freezer. Rooms stocked with water and toiletries, ice readily avaliable. Restaurant HORRIBLE. I tried 2 menu items the 1st day. One made me sick, the other l took 2 bites of and it was awful.

I have been to this hotel 3 times, I love everything, from the food to the room they gave me which was a suite, it had its own kitchen so I went and bought food and we cooked there, the beach is very nice

Right next to the beach other resorts nearby and plenty of food options. The rooms are decent and big. Out unit the AC was not adjustable but outside of that the stay was enjoyable.

We had a great stay here! It was exactly as advertised. I will say this-if you want a high-rise fancy resort, book one of those. This isn’t exactly that. It’s smaller and older but very well maintained. There was breakfast every morning with a varied buffet and an omelette station. The pool was nice. There was a bar on the beach. There were plenty lounge chairs and cabanas available on the beach for guests. We never had an issue finding one. The restaurant served good enough food that we really didn’t need to venture out if we didn’t want to. They have room service. The staff were incredibly accommodating and provided everything we requested, including booking us a taxi to the airport. (We didn’t really request anything outside of “normal” hotel expectations. Again, if you want your every need catered to, book a place that does that.) Overall, we were extremely pleased with our stay here. I do feel like we got more than we paid for.
