No hay aire acondicionado, la nevera no enfría nada nada porque está metida en un armario pero calienta la habitación del calor que saca y para ir a la planta donde están las habitaciones el ascensor no llega a las plantas se queda en medio por lo que siempre hay que subir y /o bajar escaleras, lo malo cuando vas con maletas. Tampoco tiene restaurante solo para desayunos. Por lo demás para usarlo como dormitorio de descanso … bien ( si no hace mucho calor fuera )
The location was good if you want to access the English Gardens.
They mis-sold the room category I booked. It was a double bed, 18 m². They haven’t mentioned in the listings that the property has no air-conditioning. I had the attic room, so just under the roof and sloping ceiling in half the room. The sofa was just under so you can just stand up. Additionally, since there was a heat wave, which obviously they can’t control, they must have at least notify on the listing no air-conditioning, attic room, so extremely hot inside, hotter than outside, and half the size of the published 18 m². I didn’t like the fact that the day staff team didn’t acknowledge any of the above didn’t want to call the manager because they already called him twice by 1 pm and they didn’t want to disturb him more. They didn’t want to provide a refund for my health reasons and find another hotel. I did tell them that I’m gonna write this on Booking.com and they didn’t care. I had a feeling that they will have the power to delete my comment.
The room was very spacious, clean and pleasing.
The front of the building, the front of the sign was filthy. Not good look. Then the staircase was pretty grubby leading to first floor so at this point I was worried. Thankfully the room was better than I expected.

Tolle Lage
Es war unfassbar heiß 🥵,aber am heißesten Wochenende des Jahres zu erwarten.
Aber es gab wenigstens einen Ventilator
Wir hatten einen großartigen Aufenthalt. Das Hotel liegt perfekt, man ist in drei Minuten zu Fuß am Englischen Garten und an der U-Bahn. Gleichzeitig ist die Lage sehr ruhig in einer schönen Wohngegend. Der Check-in verlief unkompliziert und schnell. Unser Zimmer für drei Erwachsene war enorm großzügig geschnitten und verfügte zudem über eine Klimaanlage, was bei 35 Grad natürlich extrem angenehm war. Wir hatten nur 24 Stunden in München und konnten diese Dank der tollen Unterkunft einfach nur genießen!!
Lage war top, 5 Min zu Fuss von der Metro Lehel, schönes Quartier mit guten Cafés, nahe an der Isar (Fluss), gute Preis-Leistung
Keine Klimaanlage im Zimmer (nur Ventilatoren), war sehr heiss und stickig, auch lüften half nicht...

Hotel Adria is a small hotel charmingly located in Munich's Lehel neighbourhood, just south of the Englischer Garten. It excels in simplicity and efficiency—check-in and check-out took less than a minute each, and the staff was consistently courteous and friendly. The breakfast, while basic, safely covered all the bases.
Unfortunately, the rooms were less impressive. During the June 2026 heatwave, the lack of air conditioning made the room incredibly uncomfortable (though, to be fair, colleagues at nearby hotels faced the same issue). However, the provided fan was far too small to help. Housekeeping was also a bit lax; used coffee and tea bags were never replenished, and complimentary bottled water is strictly a day-one perk.
My biggest issue was the sleep quality. The mattress was underwhelming, the single pillow was insufficient, and the curtains neither fully closed nor blocked out the light. Furthermore, accessing the elevator requires climbing a set of stairs first, which is worth noting for anyone with heavy luggage. Ultimately, instead of feeling rested after a week-long stay, I left feeling exhausted from a lack of deep sleep.
Excellent hotel for sightseeing in Munich. Short walk to Marienplatz and the many nearby churches and other sights. Very quiet neighborhood. The room was a bit snug for three people but standard for European rooms.
All of the front desk staff were very friendly and helpful.
Breakfast was delicious and plentiful with friendly staff.
Note: the hotel is not air conditioned -- I didn't realize that until shortly before our mid-June trip. To our surprise, the room was very comfortable during the day, even cool at night when the temperature was in the 50s to 70s F. However, it was less comfortable when the temperature hit the 80s F. The two provided fans were helpful.
Note: the elevator is up one half flight of stairs so could be an issue for those with mobility problems.
The location
Unfortunately, although our reservation was confirmed for a double bed room for one person, the room was equipped with two single beds instead. When we raised the issue, we were informed that the hotel was fully booked and that it was not possible to change rooms.
A good spot, good location, great breakfast, nice staff, simple rooms but shower and toilet separate ensuite - brilliant. Would recommend it.
