L’aria condizionata era estremamente rumorosa, al punto da renderne impossibile l’uso durante la notte.

I muri presentavano evidenti segni di umidità e scrostature, specialmente in prossimità dell’unità di condizionamento e dei muri perimetrali

Il pavimento risultava visibilmente sporco specialmente nel bagno

Il bidet era praticamente inutilizzabile per via della posizione infelice e delle distanze rispetto ai muri e agli altri sanitari.

La finestra non garantiva isolamento acustico e non chiudeva in modo ermetico, rendendo il riposo impossibile a causa del rumore proveniente dalla strada, con musica e schiamazzi fino alle 4 del mattino.

Central location in Orbetello. Lots of parking lots nearby. Old style rooms, but still something from Ikea toi. Comfortable beds, but little problems with showers. Breakfast was ok.friendly service, expecially lady in breakfast room.

This is a 2-star hotel at best, falsely advertised as 4-star. The room was untouched since the 1980s—old, worn-out, and depressing. At first, I chalked it up to bad luck, but when I realised the air conditioning didn’t work properly and the room was unbearably hot, it became impossible to stay. I left.

For €300 a night, this is unacceptable. The mattress was the cheapest possible, the sofa discoloured, and while the room was reasonably clean, the overall standard was far below expectations. I feel sorry for the staff—it’s not their fault—but out of self-respect, I couldn’t stay. This hotel might be acceptable at €80, but not at premium rates. It needs a full renovation and honest advertising.

Front staff were helpful in making all of our dinner reservations, suggesting where to watch football matches and other local areas to visit.

We were led to believe this was a 5* hotel with full service. We called the morning of our scheduled arrival and were told our room would be available by noon. We arrived at 1130, only to find out they hadn't cleaned any rooms yet and that there was no help "today", just us two girls at the front desk. With no one to help either with the bags, no pool, no room for at least 3 more hours, we canceled our reservation and moved on.
No apologies, no options!

Struttura molto complessa per riuscire a tenerla in ordine. Complesso interessante dal punto di vista architettonico ma molto dispersivo con zona abbandonate all'incuria (piante seccate per mancanza di acqua, intonaci scrostati dall'umidità di risalita, pitture ai muri parziali e con tonalità diverse, pavimentazioni esterne da stuccare, ecc.). La camera che ci hanno messo a disposizione è decente, ma le condizioni del bagno non sono accettabili, sia per il prezzo giornaliero pattuito sia per la classificazione dell'Hotel. Bagno cieco (privo di finestra diretta verso l'esterno e privo pure dell'aspiratore per il ricambio d'aria, che è obbligatorio per legge. La doccia è dentro la vasca da bagno con antico saliscendi con regolazione inibita, il cui getto va soprattutto fuori dal bordo vasca. Di tutto il soggiorno, direi che si salva solo l'organizzazione delle colazioni mattutine. Eccellenti le torte e i croissant di produzione propria ed il servizio al tavolo.

We had a great stay, our family suite is as perfect for what we were looking for.

Bellissimo hotel centrale , un hotel antico ed affascinante, peccato apra solo per alcuni mesi. Unica pecca non prende il telefono e nemmeno il loro wi fi in camera a causa penso delle mura molto spesse. Alcune zone comuni erano buie e bisognava accendere la torcia del cellulare se si tornava di sera.

Struttura con potenzialità enormi ma mal sfruttata e mantenuta. Personale poco professionale. Colazione non da relais 4 stelle e da €250 a notte.

Ottimo il voucher parcheggio gratuito

Tutto eccezionale.

overall okay but no wifi at all and breakfast lacks some healthier options. Service and AC was good.
For a 4 stars hotel, it needs a bit of love

Purtroppo nonostante il prezzo mancavano Wii fi ( assenza di rete nelle stanze ) , l’acqua era tiepida, aria condizionata troppo forte ( se alzavamo a 24gradi si spegneva automaticamente e colazione scarsa con torte industriali

I am writing to complain formally about aspects of our stay at San Biagio Relais which drastically impacted our trip and do not represent the facilities and services expect of a 4* hotel. The hotel looked significantly different to the photographs, was run down throughout and unkempt, and though we were disappointed by this first impression, we were prepared to make the most of our stay until the following issues occurred:

1. No hot water- throughout our stay we had no hot water. It was tepid occasionally and only ever for a few minutes before going cold again. We informed the reception team who said that an engineer would be attending the following day and that we could not use the facilities for the entire afternoon whilst works were undertaken. We understood this despite the inconvenience as we hoped the issue would be fixed. After this period of no access to our bathroom, we tried the water to find it was still cold. When reporting this to the reception staff in the evening we were met with a ‘there’s not much more we can do’ reply, a lacklustre response to the loss of services at the hotel.

2. Poor customer service- as demonstrated by the above minimising response to issues with the facilities at our room, the customer service was poor throughout our stay. The staff were reluctant to offer advice, tourist information, help with issues at the hotel or general assistance every time we asked politely for something. Very good and Nice

The hotel is located in a great location a few minutes walk from the lovely town.

Our room was large though dark as it was on a low floor.

The staff were wonderful. It is very difficult to get taxis in Ortobello. On trhe day we needed to leave and go to Porto Ercole it was impossible to find a taxi.

The lady at the reception (I forgot her name) went out of her way to solve the problem. She was able after calling all over for half an hour find an employee from the other hotel we were going to to give us a lift on his day off.

She saved us. So did the employee of course.

We also had trouble finding a taxi to come to this hotel from the Ortebello train station.

Anyway the evening we spent in Ortebelloo was very pleasant. The town is nice.

Breakfast was very good. We were happy to have stayed at the hotel.

If you plan to go to the local Beach Clubs book in advance. There was a couple from Rome who could not find space at a Beach Club.

The hotel advertises that parking is available and it is not.
The women at the fro t desk were not helpful, I didn’t stay because I couldn’t park my motorcycle.
I will be asking to get my money back.
