Very nice room and clan
location
1) The whole room vibrated several times per day, old building, you could feel the floor under you vibrate
2) Elevator is small and slow
3) Rooftop jacuzzi area is hard to get to and small, only enjoyable if you are the only couple there at the time
4) Indoor pool has such a strong chlorine smell it is unbearable
5) Front desk was supposed to follow up regarding Booking.com charging me the first night in advance to hold the room, which was over $300 and was never applied to my total bill, so I overpayed by one night and never got reimbursed, don't have the patience to be on the phone again. I had called many times and both Booking.com and Newport Suites said they were taking caring of it and calling back to confirm, but never follow up or called back.
6) Website advertised free homemade cookies in the lobby every afternoon, when we got there we were told they don't do that anymore, quite disappointing.
7) There were no glasses or mugs in the room, we could only use paper cups from the lobby.
8) Beach towels were rough, scratchy, old and small.
To be honest I booked here for the price and location near the beach as everyone knows hotels in Newport are very expensive. We booked in the old building, perhaps it's because we are at the end of the hall but we have not heard our neighbors and the place is pretty full.
I had read that the rooms in the old building are small. Maybe we are used to the motels of Ocean City, Maryland but this room seems pretty spacious to us. The bathroom has been redone with really nice fixtures and the shower is huge.
Wonderful location with the beach right across the street and several restaurants a block away. Then don't really worry about drinking on the beach so our evening routine is to go across the street after dinner with a cup of wine and enjoy the view. Christi at the front desk is a rock star. We're seniors and have traveled a lot in our years, know what a good front desk person is and she is just that. The free breakfast is the standard fare, you know the drill and it's fine for a few days.
My only issue is the wifi does not reach room 477, which is the furthest from the router. You may not have this issue. I was kind of disappointed that there really isn't a safe place to ride a bike, I'm glad I didn't bring mine. The only ride appears to be in the bike lane of a pretty busy road that leads to the Cliff Walk and eventually into Newport.

Overpriced, not that clean
Was in town for a July 4 wedding. Charlotte at the front desk was excellent at check in. The two room suite assigned had a strange odor upon arrival but was clean and had everything we needed including a small full kitchen. The master had a nice comfortable bed, plenty of space and a large bathroom overlooking the beach. The second bedroom had a smaller bathroom and closet and a queen bed. Never turned on a TV so we cannot enter the smart TV debate but the resort was quiet with amenities like a nice Hampton Inn style breakfast and 24 hour coffee and tea. The location isn’t right on the beach but across the street and walkable to the Cliff Walk attraction and restaurants and coffee shops. Parking is plentiful. Had a problem with our bill at checkout and Kristin was wonderful and took care of it and extended our checkout. We had a memorable holiday visit with extended family, have great memories of our visit and will be back. Would like to try autumn or winter next visit.

Location was great for walking to the beach - directly across the street. Beach. Chairs and towels ( no umbrellas) were graciously provided! . Various restaurants within walking distance.
Included Breakfast had many choices but could use some variety on hot eggs :)
This could be a 5 star place if dining area was updated, rooms were better maintained to make sure no bulbs were out, appliances all worked BEFORE guests arrived. Staff was very quick to address issues.
Smart tv’s would be a nice update too.

Four-digit price tag for one night at an old, motel style hotel is totally overprized --no matter what the location is. WiFi signal too weak. Free continental breakfast with paper plates and plastic cutlery was a highlight.
Absolutely wonderful. We just came back from vacationing in Newport & stayed at the beautiful Newport Beach Hotel & Suites. The staff made our vacation extra special and praise goes to Lisa, Kristin & Joe the Manager for everything they did. The location, staff, pool, jacuzzies, full complimentary breakfast buffet all combined to make this our top choice when we come back to vacation in Newport.
The location.
The hotel needs a facelift. Carpets, elevator, and lighting are old and outdated. The furniture in the room was coming off its hinges. Lack of attention to detail. What a shame the hotel has such potential.
Location is great for the Easton beach reach, historic area and marina are about 40 minutes away by foot
The property did not managed to provide a baby crib despite it was requested upfront. At day one they promised to fix the issue at the next day, but then nothing happened.
They promised to provide some cookies (which is not offsetting the issue of not having a proper sleep in a suite because you have to share your bed with an infant), but failed to deliver even that promise.
Moreover, there was some dirty garbage which (like a beetroot or so), which finally colored some of our things. And despite our request in the morning to clean the room it was not cleaned within a day and in the evening we heard “sorry, there’s no one to help you now, as it is late”.
The breakfast experience is one of the worst I have ever had: plastic dishes, no one cleaning the tables and very poor quality food
The photos in booking.com seem to be edited and are materially overselling the value of the venue
Comparable to a motel- rooms are tiny and walls are PAPER THIN with doors being super heavy and loud- could hear the person in the room next to us snoring. Beds and pillows were hard, room was clean and bathroom was nice. The location was good if you don't mind being 5-10 min from town. Beach across the road was nice and was an easy walk up to the cliff walk. Parking is free and self-parking.
We had a corner suite (separate bedroom, TV and closet room and separate bathroom). Navy blue decorating. Had a view from both windows of the beach and sea. Walking distance to the beach as well as local restaurants and ice cream parlor, Friendly staff.

Our room was very clean but the bed was tight to the wall . Difficult to get in and out with 2 people.
