Cancelled last minute by mgmt company/Vacasa.
Pros:

This review is on the stay not this specific room. Vacasa texted me the day before we were leaving and canceled this accommodation. They gave me two options to stay at or I could cancel. We had flights/rental cars etc planned. They didn’t give complete information about the replacement locations. We selected one and it ended up being over a liquor store. Not the same as this location. Later when I tried communicating with Vacasa they were not helpful. Beware that if you’re booking this location that Vacasa may pull this with you.

I actual studio room was fine - outdated and not super clean - did not provide much - very tiny shampoo- conditioner - not much else - the location was nice and close to main st downtown right on little creek/river - the AC unit worked just like a fan - no cool air - but we had another fan as well and we were able to open windows at night - so was bearable

The ski off being right across the street was super convenient. The tiki bar being in the building was extremely convenient. Great location, very friendly staff, and hot hot tubs. The check-in process was a little difficult through expedia since the unit we rented was not technically owned by the lodge, so everything needed to be done in person about a 10 minute walk away. We didn't get access to our joint room, nor did we get bath towels when we first checked in, so we needed to return, and the lodge staff couldn't help us as we were not their guests. Otherwise, great stay, would come back.

We enjoyed our stay. The only thing is I went to the front desk for extra towels and was told they couldnt accommodate me. Other than that is was a great stay.

Pros:

On the 2nd night, upstairs unit was doing work/moving until 11:30 which kept us awake. I wouldn’t expect it to go that late into the night. The work resumed 8:00 am. Which is a readable time but under the circumstances prevented us from sleeping in.
Otherwise the stay was wonderful!

We stayed in a space managed by VACASA and it was not ideal.
Since we were renting from VACASA (I didn't realize this when I made the reservation) they had absolutely no amenities. We had to buy a pack-play for our baby because they didn't provide them. They suggested we rent one for $200 and the front desk at the Lodge wouldn't let us use theirs because we weren't technically their guests.
When we needed towels we were told to go to the VACASA office location to get them which was three blocks away.
The pool and hot tub were out of commission for most of the time we were there.
The location is great but we will not be staying there with VACASA again - make sure you check when you reserve you are with the actual lodge!

The location of this charming hotel was very convenient to all of the attractions in Breckenridge. You could literally walk out of the hotel and you were 20 steps from one of the wonderful outdoor eateries that sits right a right next to the idyllic stream that runs through the heart of the town. Parking was quite tricky though as guests park in the “underground” garage. Since we were staying during the weekend, the garage was packed and the parking inside was very tight. On a positive note, they provide a coffee bar to guests all day and night. The coffee was perfect!

1. We were not told that the room W220 was managed by an offsite management company (Vacasa). When trying to check in, we had to drive to the Vacasa office. We needed to return our key and parking permit to the same offsite location. Sophie at the front desk seemed absolutely determined not to be helpful. Expedia should have told us that our room was being managed offsite.
2. Security: key card entry to the building, the gym and the swimming pool did not work. Doors and gates simply opened with a small push. Dangerous for the swimming pool, as many small childeren are guessts at the lodge.
3. No bedroom: we booked a one bedroom, not an extremely uncomfortable wall bed in the living room!
4. No Airconditioning: room got hot during the day. Windows didn't work – wouldn't stay up. Opening the sliding door and windows produced siignificant street noise..
5. Not treated like other guests: We didn't feel welcome. On-site check-in and check-out, pool towels, room cleaning (without 24 hours advanced notice) were not available..
6. We complained to the front desk that light.bulbs were missing from both floor stand lights and we were told that we needed to contact the offsite management company – they wouldn't give us two lightbulbs.
7. Workout facility was minimal and the pulley machine had three of six pulleys missing.
8. We want our money back.

The property was very clean, nice locations to shopping and dining. We only had 1 issue with the hide a bed, springs were missing so when you laid on the mattress it would sink down. We had to take mattress off the and place on the floor.

The River Mountain Lodge is a beautiful property but beware when booking through Expedia. I booked a room over the weekend of July 11-14 through Expedia and when I went to check in, there was no record of my reservation. The lady at the front desk assisting me finally figured out that my reservation was being held under Vacasa?!?! I thought I booked through Expedia which I have done many times over the years and once I figured out who to call and where to go get my room key and parking pass , which were offsite from the property, I made the journey to pick these up from Vacasa’s office. At this point I figured out they stuck me into a vacation rental which is not affiliated with the hotel so the amenities were not included either. Thanks Expedia . Once I opened the door to the room W220, I was greeted with the ugliest green carpet, walls that were dirty and laden with handprints, food and whatever else was smeared/stuck on them. I couldn’t find the bedroom but soon figured out there wasn’t one because of the Murphy bed on the wall.
While figuring out which was going to be more comfortable for my wife and I to sleep on, the Murphy be dor the sofa pullout, I noticed there was no air conditioning but 15-20 dead millers/moths in the heat registers mounted on the wall. The screen for the patio door was leaning against the wall. This place is a total dump. Do not book with Expedia or Vacasa. What a joke this vacation was. Thanks Expedia

Worst experience ever. BUYER BEWARE, SCAM ALERT

Probably the worst experience I’ve ever had staying at this property.

First, the check-location is OFF-SITE from the actual property. Makes a ton of sense. Nothing like unloading your luggage from the Uber only to find out you need to go another mile down the road to collect your room key.

The photos listed on Hotels.com look NOTHING like the actual bedrooms.

What you get is a crummy bedroom that hasn’t been changed or cleaned since the 1970’s. I feel like I got completely scammed.

Additionally, the property manager never bothered to respond to any of my requests during my stay.

The is NO AIR CONDITIONING at this property. I specifically filtered search results for properties that had A/C, and it’s clearly listed on their hotels.com posting. (See photos attached showing NO air conditioning)

There was no hot water, the washing machine did not work, and the screen door on the patio was broken and leaning against the balcony fence. 2 of the 3 lamps provided did not have light bulbs. Half the outlets did not work.

Condo was filthy. Marks all over the walls, the furniture, and left over food stains on the dishes.

Want to enjoy TV? Have fun using the 6 remotes to access your 1990s DVD player on a 16 inch screen.

I fully expect to be reimbursed for this, and will not stop until this listing is removed from Hotels.com - to anyone reading this, move on, find an established reputable company for you and your family.
