The location, it is away from the busy business areas. The room was large, well lit. Bed was great, firm and just the way I like it. The amenities in the room were good quality. It had everything one needs. The staff was extremely helpful. They went out of the way to find the right kind of restaurants to book for dinner, provided us information in English as and when needed.
The room we had was a bit noisy in the night due to it being close to a road. So either providing ear plugs or double glazing that window would help.

The gym
From the moment we arrived, the staff treated us like we were the only customers staying there. The rooms were larger than expected and immaculate. The free in-room amenities of water, soft drinks, and BEER, was a real nice touch. I had run out of shaving cream but there was no need to go to the front desk or run to a local convenient store. It was already in the room. Those kinds of extras made the stay that much more relaxing. I would highly recommend this hotel to anyone staying in Tokyo.
I would have liked the option of being able to sleep three people in one room instead of having to pay for two separate rooms.
