This is an updated review after a prior stay 2 years ago.
I have decreased the rating for this hotel to one (1). The reasons:
1) Parking. You now require a Smartphone to scan a QR code to park your car at this hotel. I spent December and January in the Hawaiian Islands, and had to scan a QR code to park at only one location in all four islands: the Pearl Harbor Museum. In a hotel, why can't they simply add the $6.50/day cost of parking into the nightly rate? Is this North Carolina, or New York City? For a $6.50 charge, I had to stand in the rain and 10 minutes typing information the hotel already gathered into my phone.
2) The door lock on my room did not work. The indicator turned green and I heard a motor turn a mechanism, but I couldn't open the door. Management's response was indignant, unwarranted and unapologetic.
3) The staff at this hotel consists of IPhone-distracted 20-somethings who couldn't care less about bothersome customer difficulties, like gaining access to your room.
4) The max water temperature at this hotel is about 103 degrees (measured with a Fluke temp sensor, which I happened to have in my luggage (I'm an engineer). Forget about that warm shower after a long flight.
5) Wake up early and find a place to eat breakfast. The "bistro" (don't you love these marketing people and their choice of words?) didn't open on time and charges outrageous prices for stale merchandise. Complimentary tea or coffee in the morning lobby is non-existent.
AVOID THIS HOTEL AT ALL COSTS. YOU ARE BETTER OFF SLEEPING IN YOUR CAR

My room was clean and well-maintained, but I did have a slow drain in my bathroom sink. I HATE slow drains for a simple reason: if housekeeping were actually cleaning the shower/tub, they would certainly notice the slow drain!
Temperature controls in the room worked well; I particularly liked seeing a UV light in the A/C to kill molds.
The hotel staff was very friendly and helpful, except for the food service (see below).
This is an expensive hotel (>$200/night) where NOTHING is complimentary. No tea or coffee in the lobby in the morning. And that brings me to the breakfast service. I had an early 7:30am business meeting and showed up promptly at their in-house "Bistro" at 6:30am. I was rudely told by a 20-something girl with facial piercings that "we open when we open" (the sign said 6:30). Okay...regular travelers aren't accustomed to hearing that sort of thing. The food was substandard and very expensive ($21 for breakfast including the tip, which I should have withheld.)
Bottom line: a clean and almost well-maintained hotel in a safe location, but be prepared to eat out.
We did not receive breakfast vouchers. Paid over $400 for room and no breakfast!
Paying over $400 a night we would have expected at least to get breakfast!
After check in it was hard to find anyone to help who knew any answers to questions.

Did not eat there. Room was clean. Pillows and sheets did not smell like the sweat of another guest, which is quite common in many cases. Check in was simple. Lots of handicap parking spots. Grounds were nice.
Having to pay to park at a hotel is absurd, but seems to be the norm in Chapel Hill. Tiny elevator. Bed was very hard. Wya overpriced for what it is.

Offer complimentary coffee in lobby prior to 10:00 am. Plenty of parking but charged $6.50 a night. Marriott can do better!!
When I checked in, the bathroom smelled of cigarette smoke. That went after a while, but not a good experience. If I hadn't spread my things all over the room first, I would have asked for another room.
The breakfast was a disaster. I ordered a cooked breakfast with 25 minutes to go before my ride, and it was not even delivered in that time. So I got a refund, and left hungry and disappointed. I actually asked the employee if it could be done in time, and she said yes, then let me down.
Quiet and secluded feeling yet close to the university
The regular location for dinner at the hotel was closed— just a timing issue with my stay.
The location was ideal. This hotel is tucked away in a pristine setting. The staff exceeded our expectations and greeted us with true southern hospitality. The rooms were very clean and stocked with plenty of towels. We will definitely be staying here every time we travel to Chapel Hill.
I really liked that we were offered water when we arrived and that there was a large selection of breakfast items to choose from
The only things that I didn’t like was paying to park and we did not have hot water so could not shower
I very much enjoyed the location. The facility looked luxurious. The king room was spacious and the bed was comfortable.
Didn't know about the pay parking pre day until checking in. Nor did I know about an addition occupancy cost until after the stay. Seem to be brunch of hidden fees/cost. The other issues was not all king rooms have microwaves. I asked for one and was able to receive one the next morning. I'm not sure why all rooms wouldn't be with a microwave and small refrigerator. The other is the bathroom door sounded like a haunted house.
