Like an episode of Fawlty Towers except the staff were lovely and competent.
Pros:

The manor itself is beautiful and the room was perfect for what I was looking for.

It's really close to the train station so I used that a lot for getting in and out of the city in about 15 mins - perfect.

Cons:

The hot water took more than 5 mins to warm up, made showering slightly annoying.

A nice place to stay, but bring your earplugs. Train rumbles through from roughly 5am to 11pm.
Pros:

Conveniently located on the southeast side of Melbourne. Easy access to city center and southern routes out of the city. Spacious, comfortable rooms, well appointed. Ample free parking. Nice sitting area in the front garden.

Cons:

Located right next to train tracks running approximately 5am to 11pm. On a busy street, but road noise was minimal. Ostensibly a B&B, but breakfast was an additional charge.

I felt safe, cared for and yet, exactly what I wanted. Peace, privacy and plenty of rest
Pros:

Had breakfast only once. Really enjoyed my crumbled oats with peaches, mini muffin and the beautiful coffee hand made by our amazing hostess

Cons:

The sachets of coffee. It’s all about the personal taste. I would rather have Nescafé
