Great for value and location!
Pros:

Great location, so close to restaurants and lake. Easy parking on site and off-site, friendly staff. Breakfast was great.

Unfortunately we will not be staying here again on our many trips to Rotorua
Pros:

Clean comfortable bed. clean towels but not enough. Location and promise of a lake view very good. pleasant staff.

Cons:

bathroom run down and unclean. no soft close toilet—we kept slamming it shut forgetting it was not soft close. Shower was old school and bathroom sink old and marked. glasses in the room were filthy dirty. for a couple the room was very cramped with the extra double bed in there. Carpets were dirty and marked.
