Staff was very nice and helpful. Room was a queen bed but had plenty of space. Bathroom was great size. Walkable to RISD, Brown, shops downtown.
It is an older property so does not have a lot of amenities. Equipment in gym was really old or broken. FYI - Right across the street from a church and Johnson and Wales so a lot of unhoused individuals across the street at all times.

We were stuck in a blizzard and they supplied us breaky and dinner free of charge as there was no way we could leave our hotel
The Staff was very friendly and helpful, excellent customer service. Valet service is a must given the location and safety, but this is an additional expense of $30 per day. Architecture of the building is gorgeous. Rooms were spacious, comfortable, and nice amenities. There is a restaurant on site and bar, we did not go but they looked nice.
The hotel is located in a downtown neighborhood on a one way street across from an entrance to a building that had Johnson and Wales over the door, there was a parking lot next to that; there were several homeless people on the street sleeping in doorways, on sidewalks and the parking lot had some congregating which is understandable in the inner city. We pulled up to the hotel as it said Valet and were informed it would be $30 per day for overnight parking and valet service. We went downstairs on the elevator and a man was yelling at the menu on the wall in the elevator and seemed a little off. There is no security on site and no key card to enter the building or get on and off the elevator etc. We left for dinner our booked activities and returned around 10pm, to a street lined with homeless in sleeping bags and hanging out on both sides of the street, please keep in mind most were resting and not causing any harm but several were acting out and yelling up and down the street. I felt a little concerned for the young woman working the front desk as she was alone, other than valet staff that leaves to park cars, no security on site. In the morning we noticed over a hundred homeless lining both sides of the street, it was a Sunday morning and apparently Johnson and Wales has some sort of program of food containers they hand out on the street. They were on the sidewalks but also in the road blocking it not allowing traffic to drive through. I have 1 photo but felt nervous taking pictures and I don't want to post pictures of the homeless because some individuals were there and honestly doing the right thing and needed the help, others were acting out of control. As the valet pulled up my van a fight broke out amongst two individuals and a crowd of them began cheering it on, my husband grabbed me and the valet helped him insure I was in the car safely. We had a hard time getting them to move out of the road to leave but other helped move the crowd.
The property was delightful, perfectly located for my trip and the room was spacious and clean. No complaints.

We have stayed before and it is an amazing historical building. Walkable to so much. Very quiet and comfortable beds
In room fridge needs to be defrosted (room 320). Hair in tub and bathroom floor. You need to inform guests that the hot water takes over 5 minutes to get to the shower.
The hotel itself was beautiful. Great blend of historic building and modern amenities
