Average Hotel with Above Average Service
Pros:

The location to the Colosseum was exceptional. However, the value and noise were not worth it. I was disappointed in the noise from the main streets into our room. I also believed the restaurant was not an experience we could afford and continue our vacation.

Palazzo Manfredi Warning: safety concerns for families and solo travelers.
Pros:

Review – Palazzo Manfredi

Warning: safety concerns for families and solo travelers.

This was our second stay at the Palazzo Manfredi and, unfortunately, this visit was marred by a serious criminal incident. Upon arrival at the property, we noticed that the neighborhood appeared to have deteriorated. Many buildings were now defaced with graffiti and suspicious-looking groups lingered around the hotel property. The day before the incident, we became concerned that an individual was following us back to the hotel. When we tried to confront him, he quickly got into a car waiting outside the hotel. The next day, shortly after we had exited the hotel, what appeared to be the same person, now accompanied by a larger group, followed us again. Eventually, this group surrounded my son and assaulted him by ripping a necklace off his neck. Minutes later, when we tried to enlist help, my son was accosted by some of his initial assailants who tried to force him into a car. In the ensuing confrontation, and in trying to protect my children, I fell and suffered multiple fractures to my left arm, requiring emergency medical treatment in Rome and later major surgery in the U.S.

In the immediate aftermath of my injury, hotel management was difficult to reach in a timely manner and, once we finally were able to connect, offered little logistical or practical support. Before and during the stay, hotel management or staff provided no warnings about crime in the immediate or general area. Thereafter, they refused a refund, stating in substance that off-property incidents were not their responsibility.

Given the many choices of lodging in Rome, travelers would be wise to book different properties. In my opinion, the hotel’s management practices, lack of security, and the apparent rash of street crime in the general vicinity of the hotel may put guests at risk.

Terrible, would not recommend.
Pros:

Had a two bedroom, two bathroom apartment that was separate from the hotel. Both showers had significant mold growing on the tiles and grout. We informed the staff and they gave us €60 off of a €800 suite. They had room service Turing the room over before we had even checked out. The Marco Apartment is a good concept but poorly executed. The apartment building smells like fish in the common areas.

Cons:

Pretty sure the private parking garage they use tracked our vehicle location as we were robbed shortly after stopping at a mall to buy an extra suitcase.

amazing location with the best breakfast service and view
Pros:

The terrace at breakfast is absolutely amazing, offering stunning views of the Colosseum and the Fori Imperiali — truly one of the best locations you could ask for. The breakfast service was excellent, with friendly and attentive staff. And the porter was exceptionally welcoming and helpful throughout our stay.

Cons:

The property is beautifully maintained, but I would not recommend it for families with younger children, as they are not allowed in the restaurants and the overall atmosphere feels more suited to adults.

When we arrived, there was a queue outside the restaurant and it wasn’t immediately clear where to go. The hostess noticed us but didn’t offer assistance right away, which felt a little uncomfortable, though someone eventually came to help and welcomed us in.

While the facilities are nice, the experience lacked the level of personalization you might expect at this standard. For instance, the welcome amenity was a bottle of Prosecco even though the hotel was aware I was traveling with a child. Some small details were also overlooked — face towels weren’t replenished after the first day, and turndown service was only provided once during our three-night stay.

Overall, it’s a lovely property, but better suited to adult travelers than families with young children.

UNACCEPTABLE: Fraudulent "Bait and Switch" scheme – Safety risk for families
Pros:

UNACCEPTABLE: Fraudulent "Bait and Switch" scheme – Safety risk for families

I booked a stay at Palazzo Manfredi for my elderly father, my two minor children, and myself. Upon arrival at the hotel (Via Labicana, 125), we were processed for check-in and our credit card was taken for guarantee. Only then were we told that we would be moved to a residential building 500 meters away.

The provided accommodation was unsanitary, unsafe, and completely unacceptable for a 5-star standard, let alone for a family with children and a senior. It was a clear 'bait and switch' fraud. We felt deceived and unsafe, and were forced to find another hotel on our own at night to ensure our physical integrity.

This is not just poor service; it is an illegal commercial practice. Travelers, be careful: they sell luxury but may dump you in a dangerous residential flat without prior notice. I am filing official complaints with the Small Luxury Hotels of the World (SLH) and the Italian authorities.

Not worth it
Pros:

Great suite and location, but poor service and unresolved refund

I stayed at Hotel Palazzo Manfredi and while the location and my suite were excellent (one of the nicest suites in the hotel), the overall experience was disappointing.

Breakfast was consistently poor — items frequently ran out, were not replenished, and service was slow and inattentive. This is not acceptable for a hotel in this price category.

More concerning was the handling of a €90 food & beverage credit. After multiple follow-ups over several weeks, the hotel still failed to issue a simple refund. What should have been a straightforward correction turned into repeated requests, delays, and no clear resolution.

Beautiful property, but the service, breakfast, and billing practices do not match the standards of a luxury hotel.

Just need my credit back to my account
Pros:

Will change my review once the hotel contacts me. I am now 4 months waiting for a credit back which was assured to me by management and staff. 4 emails later and still nothing.

Pros:

We were in the offsite apartments. They were spacious and in a cute residential building. The staff were very friendly at check-in.

Cons:

The apartment was a little dark and some brighter lighting could help. Also, there was no coat closet or hangars, or hooks. Just a wardrobe in the bedroom. We didn’t have a great option to hang our coats that were wet from the rain.

Great New Years Eve hotel
Pros:

This is a great hotel to stay at. It is located across the street from the Colosseum so you are close to everything. Roof top restaurant for breakfast with a great view, lots of guest taking their selfies up there while eating. It is not a budget hotel, you will pay to stay here but worth every penny. The staff is awesome, taking care of my needs like getting my a taxi with in minutes to catch the trains. House keeping check up later in the day to see if you need anything else.

Pros:

Τίποτα, μας έστειλαν σε μια πολυκατοικία να μείνουμε πολύ μακριά, καμία σχέση με το ξενοδοχείο και για να μείνουμε στο ξενοδοχείο ήθελαν επιπλέον χρήματα

Cons:

Βάζουν τις φωτογραφίες από το ξενοδοχείο και σε στέλνουν άλλου να μείνεις.
