Cleanliness, staff, room cleaning and service - general attention to detail was abysmal.
This is a revision of my previous review. Near the end of our stay, someone from maintenance did come down and look at the door and said the room frame was rotten. He said the room should not be let and offered us another room. And we got a functioning coffee pot for the last day. In the end the front desk did try to reconcile by knocking something off the bill. There apparently is an elevator from floors 1 to floors 3 and with a walk around the hotel then you can avoid stairs. We just weren’t told about that and directed to the stairs when we arrived. In the end I was happier because I felt like someone heard and acknowledged the problem. I believe Friday and Saturday nights they are overwhelmed with weddings so we didn’t get the prompt attention we wanted but they did try to resolve it in the end.
Very disappointing. As others have posted, at check-in no mention of a bellman. We were pointed in direction of our room with no mention of stairs we needed to take and NO ELEVATOR! We aren't kids and were hauling big suitcases. Room definitely in need of an upgrade; felt musty and shabby. Coffee maker we discovered in morning had decaf and when we mentioned to front desk, no apology, only "Well, coffee in lobby is complimentary." Typical of staff who were all very young and seemingly inexperienced in hospitality protocol. We had been looking forward to this stay for a wedding, so truly disappointing.
On the plus side, the outside of the hotel is pretty, the room was clean and the mattress was comfortable. On the negative side-the worst complaint was that the door to our room was extremely hard to open; it took all my weight, and had to be slammed to be closed. I worried that I would get stuck inside, which would be inconvenient at best. Despite notifying them twice, no effort was made to fix it. I even told them the fire marshall would not be happy with them. The staff had to have been aware--I couldn't have been the first to report it-and it is a genuine safety issue. The halls are a warren-be prepared to carry suitcases up and down stairs from floor 5 to floor 1 (no elevators). up two flights of stairs, down to the other end of the hall, up another flight and a half.....In case of emergency, if I could get out of the room at all, I would have to break the window. The coffee machine did not work-it was not replaced when I requested. It is a huge wedding venue and on Friday and Saturday night there is insufficient parking for hotel guests-we circled around several times to find a spot. There were intoxicated people ourside, one came within inches of backing into us. To be fair, that is not the hotel's fault. The beds were comfortable and the bathroom clean, with sufficient hot water, but the drapes and wallpaper were very old, the furniture very inexpensive. The inside is certainly not charming-it is very basic.

This was our 4th (weekly) stay over the last 2 years to visit family after moving out of state. Each stay was average at best. While most of the rooms were updated, we had issues each time, whether a toilet, climate control, windows, safe, etc. Housekeeping gets an "F". Rooms are not cleaned well, smell moldy and there was visible mold in the bathrooms each trip. Bathroom floors are dirty as evidenced by our slippers and bath mats if housekeeping decides to leave one. Cleaning service and towels are inconsistent. Maybe you get a bath mat, maybe not. Maybe you get a hand towel, maybe not. Front desk is accomodating but should not have to ask each time. Fitness room is a plus but again, it is not maintained. It seems it is never cleaned or vacuumed, stretching mats and weights randomly on the floor (guests should be considerate and hang mats and rack weights after use but the same mats and weights were strewn on the floor each day indicating no maintenance or cleaning or straightening up). this trip in June 2026, the AC was broken the entire week and they relied on open windows in 80 degree weather. We also experienced billing errors each time. For some reason, 3rd parties like priceline always have better rates but the hotels system always has different rates and fees than what is disclosed on the printed receipt from the 3rd party. This last trip, they could not figure out a $25 discrepancy that I just paid after 10 minutes of head scratching. All in all, we like the Tarrytown House for our needs and enjoy the grounds, outdoor pool and goosefeathers but it definitely needs TLC and housekeeping definitely needs an upgrade or better oversight/management. We will be staying elsewhere in July to try a different resort.
Rooms - comfortable and nice; the beauty of the estate, wonderful trees and plantings.
On-site restaurant too expensive. Finding one's way into one's room can be confusing, and potentially a lot of up and down various stairs while carrying luggage.
I hosted a 75 person offsite at Tarrytown House Estate and had a wonderful experience! Rita was an excellent partner in coordination, and I had strong communication with all staff. Our attendees particularly appreciated the variety of food options and the beautiful hotel grounds.
The Good
The grounds at Tarrytown House Estate are absolutely stunning, and our wedding photos turned out amazing.
The Bad
Unfortunately, the customer service, contract execution, and financial disorganization were a complete nightmare. If we had known the volume of headaches this hotel block would cause us and our guests, we would have booked elsewhere.
Detailed Issues
Hidden Fees & Price per Room: They pushed a strict 80% attrition rate with no discount and after asking about it, were given a discount of only $10/room. Later, we were quoted $1,000 for a getting ready room but later received an invoice for $1,700. This included hidden administrative fees, mandatory gratuity, and a ridiculous $300 charge for bagels for just 8 people. Management justified this by saying they emailed us a price of "$1,000+" after we spoke.
Booking Chaos: The hotel's internal communication was terrible. Guests were told our room block was completely full, yet a week later, we received an email from management claiming we hadn't met our attrition rate. Staff also gave guests conflicting information about the availability of adjoining rooms.
Morning After Breakfast: We wanted to book a wedding breakfast the morning after for 60 guests. Not only was there no group discount on the $30+/person rate with a contract guaranteeing a minimum number of guests, but they included additional per-person admin fees, making it more expensive than if our guests had just walked in and ordered individually. Needless to say, we had our breakfasts somewhere else.
Discount Issues: Weeks before the wedding, guests noticed it was cheaper to book directly through the hotel website than use our "discounted" block. Management lowered our rate by $20 after we caught the issue. Shortly after, another guest found a public rate over $100 cheaper per night resulting in a further price reduction to our block, which we should have never had to ask for.
Despite adjusting the rates prior to arrival, the hotel still overcharged our guests at checkout. The front desk promised to correct the bills and refund departed guests, but the very next guest to check out was immediately overcharged again. We still have no confidence our guests were billed correctly.
Lastly, a groomsman who wasn't even staying at the hotel purchased a single beverage at the front desk and was charged $420 on his credit card the next day.
Final Thoughts
Save yourself the stress. While the property is beautiful, the administrative incompetence and predatory pricing practices are not worth the anxiety on your wedding weekend. Book your block somewhere else.

My wife and I visited Tarrytown/Sleepy Hollow and we stayed at Tarrytown Estates. Very fun place, great location, peaceful, great service, great restaurant and tons of stuff to do around the area….definitely recommend.
We stayed here for a family wedding. Goosefeathers, the caterer, was excellent. However there were areas to be improved at the hotel. We asked for washcloth and bath mat 4 times and they never came. My son and his wife, the wedding couple, were locked out of the cottage (not their room) both nights. The grounds are lovely, the room was great. It could be excellent with a little tweaking.
My husband and I stayed in the main house/King’s mansion in a room with a rooftop terrace. We accidentally booked our room through a third party and booked this room but upon check in we were told that was not the room we were getting. However, Francisco worked with us and helped us and we got to stay where we wanted. Francisco went out of his way to help us especially since it was our anniversary. We loved the view and the room was very spacious. We also ate at the Goosefeather restaurant and while it was expensive, the food was excellent. The staff and bartender at the restaurant were great too. Thank you Francisco for your professionalism, kindness and attention to our situation.
