The hosts were the highlight. Kind and generous despite not having much English.
Pros:

The wonderfully clean reception area and bedroom

Cons:

The bathroom has an odor and drainage problem. Despite the electric blanket the room was cold. Perhaps the owners could consider installing heat pumps ?

Great stay close to the city centre
Pros:

This is one of those places people say is truly made by its hosts. The owners are incredibly kind and helpful, and they take care of their guests as if they were family. The house is very well maintained, and there is a lovely lounge area at the entrance where delicious breakfasts are served. The room was clean and comfortable, and the electric blanket was a nice touch — useful even when the weather was good.

Very nice
Pros:

The host was so welcoming and sweet. We were allowed to check in early for a small fee after arriving at 6am on a sleeper bus. The room was very clean and the bed even had a heated mattress/blanket! Would stay here again.

just in case the accommodation is very bad or very good.
in this case it's "very good"one.
im a solo motorcycle traveler and i had a lot of accommodations in North Vietnam from small villages to big city Luxury Hotels and this is one of cleanest accommodation i had, Also the owners was very very nice with me, and from overs reviews i saw that they are nice with all costumers, like this should be every Hotel and every Homestays. 10/10

Pros:

Nice staff, helped with everything.
Very good breakfast - coffe and sandwich yumi!
Big rooms - giant bads (2 bads, 1 sheet) and tv.

Cons:

No air conditioning (only fan).
The water doesn't boil well - not enough for all shower.
Location a bit off (1 km from center).

Un 10, sitio excepcional y personal maravilloso.
Pros:

Todo muy limpio, nada más entrar te descalzas y te facilitan calzado para caminar en el hotel.

La dueña del local es muy amable, nos ha ayudado en todo lo que ha podido.

• Alquilamos una moto y estaba lloviendo, nos dejó un impermeable.
• Llegamos con nuestras zapatillas sucias de un trekking y nos ofreció servicio de lavandería, a la mañana siguiente nuestras zapatillas estaban secas y limpias.
• Guardo nuestro equipaje durante todo el día, ya que nuestro autobús salía a ultima hora de la noche.

Sin duda un sitio muy muy recomendable en Sa Pa, además, está cerca del mercado y un poco más alejado del bullicio turístico, que puede ser un poco molesto si necesitas descansar.

Happy host, spacious room
Pros:

The Host was wonderful helpful and happy. The room was spacious and had a good view. Family friendly, pet friendly and clean.

Cons:

The location was a bit far from town, the beds were so hard we could not sleep there was no give at all. No lift just stairs. and no airconditioner
