Adorable and quiet. Front desk ladies were superb! Our room was two levels and sooooo clean and spacious! My parents had their room and got it early which was great after an overnight flight from the US. The breakfast was amazing! I can’t say enough great things. I would recommend it! Far enough from the madness but close enough to take cab. The Vatican is so close.

I made a critical error with my reservations. I reached out to Francesca in reservations for assistance. She immediately responded and very quickly corrected my error! I was in a bit of a panic but she very promptly eased my fears. Thank you Francesca!!! Our stay was simply outstanding from start to finish. What truly made The Spring House Hotel, Tapestry Collection by Hilton so special was the exceptional service provided by the staff, always professional welcoming and attentive.
The bar is a fantastic place to relax and drink excellent drinks. We also loved spending time in the patio area, a peaceful oasis as well as the terrace with hot tubs and steam bath.

Negatives:
We were traveling as a family with 2 adults and 3 teenage daughters. Booked 2 rooms for 2 people each for 2 nights as no rooms available for 5 or 3. We’ve done this in Hilton properties in the US and Europe, as the girls are (sometimes) willing to share a king bed for short stays. However, upon checking in, we were told that we could not put our three daughters in the same room that was booked for 2 — per Italian law. So, we were told that we would have to purchase an additional third room.
Ok, if it’s Italian law, then we’ll abide.
But, they did not have a third room available for our second night, so we would have to find a third room in a different hotel nearby. Seems like they would understand our situation, but to no avail.
Second, we purchased some food from a nearby sandwich shop and brought it back to the hotel to eat on their nice outdoor terrace. We didn’t see any signs indicating that we were not allowed to eat there. In fact, we saw signs for how to order food from the hotel restaurant on the empty Terrace. Shortly after starting to eat, an employee emerged and scolded us. We were bluntly told that we were not allowed to have any food from outside unless we ate it in our room.
Third, the next morning, I sent our 2 oldest daughters (age 17,15) down to the breakfast area for our included breakfast (I’m a Hilton Honors Gold member). They gave the host our room number and my name, but they were told they were not allowed to eat breakfast unless I was down there with them. That’s never happened to me at a Hilton-owned property before. Furthermore, the included free breakfast would only apply to two people, even though we booked 3 rooms in their hotel.
Finally, later that evening, my wife and daughters were sitting in the lobby, waiting for me to come downstairs. A hotel employee approached them and asked if they were guests of the hotel and asked to see their room keys.
Because of these experiences, I can never recommend this hotel.
Very nice stay. Staff were lovely and welcoming and always helpful. The hotel is in a great location with easy access to transport to all parts of the city. AC and cleanliness also good.
Previously a Best Western before Hilton acquired. Clean hotel but not many amenities. Construction in the morning woke us up. Price ok but comparison shop before booking! Had balcony room for extra $$ but not really worth it since you overlook the street.
Our family of 5 (including a teen and two young adults) thoroughly enjoyed our stay at the Hilton Spring House! We chose this location because of its close proximity to Vatican City (about 2 blocks from the museum entrance) and because it was in a quieter part of the city. Vatican City, many excellent restaurants, and lots of shops were walkable from the quiet side street.
Our family had a king deluxe room with a terrace and a 2-story family suite. Both had comfortable beds and adequate mirrors in the living area so that we could all quickly get ready at the same time. The rooms had mini fridges with complimentary water provided. The air conditioning worked great, except it got a little warm in the second story part of the suite. The kids did not realize that it had a separate AC unit at first. And asking housekeeping to keep the ceiling sunshade closed during the day (which they did not realize they could do) would have likely helped, too. But the rooms were overall fantastic!
The 20 euro breakfast buffet was tasty, with kids (under 18) eating free. They were able to provide information about allergens (nuts and shellfish).
The stars of our stay were the super nice and helpful employees! They spoke excellent English and were able to assist us with information about the best transportation plans, changing restaurant reservations, assisting with laundry, and more.
There is some construction happening at the end of the street. We did not really notice it until the last day when we were “sleeping in” until 7:45. It may have bothered late sleepers more. Of our two rooms, only the room with a balcony facing that direction heard the noise.
We would highly recommend this hotel to others!
Nice hotel in a good location, with friendly and helpful staff. A special shoutout to Malick, who was extremely helpful and friendly with the parking during our stay, both when we arrived and when we left.
Our room was small, but properly cleaned, and the bed was comfortable. Overall, the stay itself was pleasant.
The only thing I found a bit unusual was a €24 “staff tip” added to the bill at checkout. It was mentioned quickly, and I only realized it was optional after I asked about it. Since we paid over €750 for two nights, I felt… I don’t know. Never seen anything like it.
Apart from that, it was a good stay with a nice location and very friendly service.
Great Rome Location, signage on building could help locate it, quality and options could be improved with restaurant, (we only ate dinner there). Or, if not enough dinner business change menu to lots of appetizer options would bring in more for drinks and yummy snacks instead of "trying" with dinner. Staff was excellent, drinks were excellent. Everything else was great.

After 10 hours at FCO that resulted in a cancelled flight, we chose this hotel for a one night stay. We were greeted warmly by Chiara at the front desk who told us “You’re home now” and that’s exactly how we felt. They handled everything from our bags, dinner recommendations, and ordering a car for the next day! The hotel amenities were great, room was fantastic, and breakfast was wonderful. I would definitely come back, and recommend this hotel a short walk to the Vatican!
