Five stars all around - if we travel to Venice in the future, we will definitely stay there again.
Pros:

The breakfast was amazing. Every morning the tables were set with white tablecloths and silverware. The barista made incredible coffee drinks while we dined on a full breakfast menu. Both food and service was excellent! But most of all, the front desk staff was so wonderful. Jessica and Valentina could not have been more helpful and were so very lovely to get to know. By the time we left, I felt like Jessica was my second daughter! Making that connection made our stay even more memorable.

Cons:

Although the location usually has air conditioning, we found out when we got there that in Italy the hotels and shops stop using air conditioning in October since it's usually not necessary. However, it was unseasonably hot, so we would have liked air conditioning. They did, however, provide a large fan for our room, which was helpful.

Ask for a modernised room with a canal view.
Pros:

Friendliness and helpfulness of desk staff. Good breakfast. Right on a canal in a lively neighbourhood, though more of a main tourist area than we had hoped.

Cons:

Our room was dingy and in need of redecoration without a view from the window. The entrance and some facilities - bathroom and one closet - were on a lower level, with the bed and second closet plus desk quite a few steps up. Our friends were luckier as their room had a view and was all on one level.

Pros:

It was our first time in venice and the team was really helpful and friendly. The breakfast was really good and there was a lot of variety. The coffee was also made fresh to order. The location was perfect, away from the main sites so that it was quieter and more relaxed and perfect for seeing a much calmer venice, while still being close to the main sites.
