Los Tules is a gem for it's location , ambiance, staff, variety of units; whether booking through the hotel Los Tules, the Royal Holiday Club timeshare Park Royal Homestay Los Tules or the property management office for rental from whole ownership.
Been here for 40 years. Like coming home. Great service and location with big units. Units are in desperate need of renovations. Faucets leaking, fridge leaking. Terribly uncomfortable furniture including beds, couches, pool lounges. Need new furniture!!
This is a good place to stay in Puerto Vallarta!
A big resort covering a large area right on the beach of the Pacific Ocean. About 30 min walk from Puerto Vallarta city center or a 100 pesos by taxi. In 10 min walk there is a shopping mall with a big supermarket, farmacy, ATM and various shops.
The atmosphere is very friendly with helpful staff. Buildings are not higher than 3 stores and spred out on a large area. Its a 10 min walk from one side of the resort to the other. There are 8 rather small pools on the property and you will always find a stop to relax on.
We was a party of 4 adults and we had a big apartment with a hugh veranda overlooking the pacific, 3 bedrooms and 2 bath. Full kitchen with all equipment.
Daily housekeeping with a good and friendly staff.
AC broke down completly in one bedroom and the staff fixed a new one in less than 24 hours!
We really recommend this resort if you plan to visit Puerto Vallarta!!!
This was a wonderful location and very nice accommodations to stay in Puerto Vararta. The hotel, maintenance and cleaning staff were excellent. The pools were clean and the grounds were impeccable. The accommodations were good but the kitchens good use an upgrade. If you are staying in the outer units next to the disco I suggest you bring wax ear plugs as the music on Thursday, Friday and Saturday will drive you crazy. They offered to move us but we liked our room and the earplugs worked great. Would definitely stay at this resort again.
IT’s location is very good. Clean and friendly environment, overall. The accommodation itself is lacking in many respects. The kitchen is entirely substandard and most importantly unsafe.
Excellent Concierge and Sales staff, food was excellent, swimming pools were exactly what the entire family needed. We enjoyed the pools (8) both day and night! Great location for the kids to get around using buses. Twenty minute bus ride to the Airport! We even saw a large crocodile in the river next to our room, which will be a memory talked about for years to come. Thank you!
This was my worst experience at this location in 12 years. Stop offering unit 6316 as a Royal Suite, it does not in any way sleeps 11, except on the floor....

The property is old, but has very good maintenance. Staff is friendly, there is only one restaurant inside the hotel, food is good but not lots of options. The “apartments” are big but the distribution is not the best, some of the restrooms are very small. Nice and quiet hotel, good to just relax.
This is our second time staying. Loved it! Everyone was super nice and helpful. Will definitely return again.

Pros: The condo resort is very large with a good portion privately owned. We had the 3 bedroom presidential condo that was next to a pool and the only restaurant on the property. It's located in the hotel zone. Grocery store within walking distance. Condo rooms are very spacious and each with a private full bath, clean, comfortable beds, large patio facing the beach, lots of light. Supplies purified water tank in the condo. Loved the daily housekeeping. Condo was beach front with beautiful sunset views. Safe - Security on site and thorough check-in gate when returning to the resort at night.
Cons: There are no plastic cups to take to the pool. We were charged 10 pesos per plastic, disposable cup from the restaurant on site. Resort is dated with cracked roof tiles and peeling exterior paint on our building. There were small cracks in some of the windows. When we checked in we were told there were no umbrellas on the pool because there are 1000 palm trees on the property. Unfortunately, there was no shade from the trees around the pool. When we attempted to move lounge chairs onto the grass for some shade, the security guard said not permitted. Management said it was in the "rules" which were not provided on check-in. We accidentally broke a glass in the condo and we were changed $5 for it's replacement.
Trip Highlights: Everyday, boats were anchored just off the beach. We hired boat and crew for a day to take us to different beaches south (Boca de Tamaltan, San Anaimas, Yelapa). Paid $400 plus tip - very reasonable for an all day excursion for 4. Boat was clean with 3 friendly crew, water & beer provided. Daughters hiked from Boca de Tamaltan to San Anaimas beach and one of crew accompanied. The other 2 crew members took my husband fishing while I relaxed on the beautiful beach of San Anaimas. After we picked up the hikers we continued on to Yelapa for lunch and margaritas. I preferred San Anaimas beach to Yelapa, because it was quieter.
Another highlight was when we hired a taxi driver for several hours to take us to El Eden (where Predator was filmed), Mismaloya Beach for ceviche and margaritas and then dropped off near Malacon for shopping.
Restaurants: Dinner at Madelena, a short walk from the condo - pricey, but worth it. Excellent steak, mixologist comes table side to make drinks, about 5 waiters per table. Mi Querencia - shrimp tacos excellent. Cafe La Olla - excellent BBQ meats and chorizo chile relent, twice baked potato. El Brujo - food was rich (lots of cream) and flavorful. Tacos Jaracho - best taco stand across the street from Cafe La Olla and also, good shopping on the same street. Blue Shrimp - pricey and shrimp was overcooked, dry.
This place is gorgeous. The grounds are amazing with paths and trees everywhere. The pools are clean and quiet. There is always a lounger and the beach access is wonderful. The beach is gorgeous. This is a great place for kids and families. It is quiet, safe and authentic. We have 3 bedrooms plus a loft. Our purified water has been replaced when out and our beds are so comfortable. I don’t always sleep well but I do here! I have slept every night to the sounds of waves. My mom came to visit for dinner and has a walker. People helped and the front desk lent us a wheel chair, but she could not stay here for long as she can’t do stairs. There is a mall across the street for shopping and a Soriana. The bus can be caught right in front as well as taxis. I can’t wait to come back!! I could live here!!
Hope we are able to book a decent room with oceanview in the future. Unhappy with the threat of not being able to as a owner of timeshare
My review is very poor for this trip. We were neglected by Royal Holiday. We encountered problems with not having hot water throughout our stay at Los Tules. We were assigned a planta baja room when we arrived, and asked for a second or third floor. Were told we would be moved, but never were. Our concirge never followed up with us on any of our complaints. Have traveled with Royal Holiday for many years, but this trip was not a good one.
We stayed for two weeks and enjoyed being able to walk considerable distance while still staying on the resort grounds which are well groomed and relatively free from the street noise.
The resort restaurant is very good which is a good thing since other than fast food restaurants not many other restaurants are easy to get to in the evening.
We have a long history with Los Tules, going back to the 1980’s. We have had our ups and downs with the place but the reasons we fell in love with the place are still here. This is not an international resort. You know you are in Mexico here. Many of the units are owned by families from Guadalajara and Mexico CIty. There are no organized events. There are plenty of pools if that is your thing and the property extends along a beach called Los Tules beach. We feel we are in a sanctuary when we come here because of the gardens and the plentiful coconut palms. I think the buildings should be declared a national treasure because of the architecture - low rise, built to give as many rooms as possible a view of the ocean and in some places, the roof is curled to accommodate a nearby palm tree. I’ve been in a lot of the units and so far have never seen identical ones. It is a huge place to look after and the management does its best to maintain it. I don’t want it to be even more difficult to get a reservation here but I have to say this is a unique, special place.

Los Tules is a nice property in a good location with friendly staff, but a lot of shoddy construction and significant deferred maintenance.
After 30 years of RHC lies, cheating, and stealing, my RHC membership is now finished.

After we got our room straightened out and got the one we actually booked, our stay was fantastic. The space was spacious, deck space was excellent, the cleaning staff were fantastic, the grounds were beautiful and well kept. There is a disco beside the property which was active Thursdays thru Saturday Erving ending between 3-5 am. If your room is at the back of the room facing the disco, it will keep you awake. Our room was facing the ocean with a room between us and the rear of the building so we could isolate ourselves from the sound and could get a good night sleep.
