Booked the usual superior King Size room I usually book once a month for work, checking in, room has been taken, was given a standard double room, if I wanted a view of a roof 5 yards from my window I would of booked that, gutter broken leading to constant dripping all night, noice from people working past, that’s why I book the superior king size, one of three rooms that your not disturbed, I have paid for the superior room & didn’t get that, but was told the duty manager would be phoning me later that day after check out, still waiting, checked out 10 days ago! Don’t stop in room 363 if raining outside.
Me and my daughter had afternoon tea and use of the leisure centre.
We fully relaxed and the afternoon tea compared from before it was taken over was worth every penny. It was fresh, tasty and we will definately be back in a couple of weeks. Compliments to the new chef 😊
The lady on the desk went above and beyond.
We are looking forward to next time.

This is a really interesting historical building with links to the tea trade. I had a nice room with a decent bathroom and everything seemed clean. The restaurant was closed and there are not many restaurants in the area, unless you want a takeaway which seem to be in every other shop. Good parking. The bed was not good, and really uncomfortable. This review gets an extra star thanks to Riddhika on reception who is really efficient, and very nice too. She is that star.
Overall a nice hotel
Only complaint was in my room the bathroom was repaired by bodgjt man and there was a loose electrical socket by the TV

Very nice
Sadly this hotel has lost its shine. We have been going to the hotel for over 40 years and cannot believe how depressing it now looks internally. The building and grounds are fabulous on the outside but the inside has declined significantly. The bed was comfortable but the bathroom was poor due to poor water pressure in the toilet and the repairs to the bath was ridiculous. The corridor had a bucket collecting water from a roof leak. Staffing levels appeared very limited with some customers sat waiting for service at the bar or reception. Didn't stay for breakfast so can't comment on that. The price was average but wouldn't be worth a higher price.
Many years ago this hotel was the place to go and spend a happy event or a lovely evening meal. There was a pianist playing in the voyer along with a lovely roaring fire with comfy sofas to sit in and relax. No such thing now. Very sad
This hotel has a very impressive reception area and dining area and the checking in process was easy, and the staff were pleasant and welcoming.
The hotel layout seems a bit confusing with a warren of corridors, but the signage got me to my room ok.
The room itself was rather dated with carpet and furniture circa 1985, but it was a good size and there was a well stocked tea point and decent free wi-fi
The room was clean, but it's hard to get it completely spotless when the fixtures are so old.
I had a really good night's sleep and the bed was extremely comfy.
I didn't eat on site, So can't comment on that.
The hotel itself was lovely but a little tired decor wise. The bedroom was well enough equipped and the bed was actually really comfy. The staff were friendly and accomodating, and the food was lovely.
The leisure club adjoined to the hotel was a nice extra, and the jacuzzi and sauna were lovely and well worth the 5 or 7 pound entry (dependant on weekday or weekend)
Would happily stay again as overall it was value for money and situated within easy reach of local transport routes.
We have stayed at The Oaks Hotel. It has changed hands, since our last visit in June. Although we had a good stay, there were changes that the new owners have put in place. For us we don't think all for the better. The staff were really nice as usual. We had booked the all inclusive deal, we should have gone in Feb but had to move the date because of illness. Stay in double room, drinks 6-11pm 2 course Evening meal (we had a sweet we could have had, gesture of good will from June) use of leisure centre. Full English breakfast in the morning check out 11 am. We had an email 2 days before our stay saying of the changes and if not OK, could cancel.
Changes were limited drinks 6 each which was fine.
Charge for Leisure facilities, which I don't think should have applied, but just said I won't use.
We got there early as go on public transport, which is why we like this Hotel. We went into the bar which was empty, the furniture has been re arranged, the comfy sofa's have gone and 3 leather chairs, which when there are 2 of you already not very good for getting to know other guests, which we did in June.
I went to Reception and asked if we could get drinks, and Louise came & obliged, still only us in the bar, previous times we would have seen other people. We did see 2 others and said we went to Reception and Louise served us. Which they both did and left.
We went to our room had a snooze & checked the menu out and decided what we would have. I checked with Reception we were choosing off the right menu as prawn cocktail was a starter, she checked and yes we were.
We went down to the bar no one in again at all waited 1/4 hour went to Reception to ask to be served which we were. Went for our meal at 7pm, still no one as guests came into the bar,I noticed a man in dining room as I went to rest room. We gave waiter our order, he came back all items weren't avl. There was only 4 of us in dining room. We re ordered and it was lovely. My Husband didn't want his sweet he was full, I was also full but was having my sweet on principle ! Waiter said special Eton Mess thought it would be light enough, you guessed it off the menu ! Didn't want any of the others so said I wouldn't bother, as most were filling, Icecream I had in June and although lovely to cold on stomach to go to bed. I had 2 drinks , my Husband had 3 and we did have a lovely time, I found it all quite funny as though we were in a Faulty Towers Sketch. Had a lovely night sleep and shower in the morning. Went down for b/fast, the continental wasn't as varied as the last owners but fine, cooked b/fast was lovely and I think the same. Waiter said it had changed 2 days before we came, there were no fresh fruit yogurts or jam, which was fine just different. We learnt that the Restruant wouldn't be open Fri Sat or Sun, which doesn't affect us as usually stay Thurs/Fri, does seem strange as I would have thought those would be busier days. But our visit was a lot quieter than usual whether it's because of decision no all Inc. I will wait and see what prices will be as we do like to visit as convenient for us. I know a lot of reviews say tired, we find it part of its charm, for us cleanliness good food, friendliness of staff and feeling comfortable in your surrounding is important to us as my Husband has early Alzheimers and we haven't ever felt un comfortable. We always book the same room as have tried a few rooms and this suits us Thank You

Bathroom full of limescale , Taps, Bath, Shower screen.
All skirting boards and white doors absolutely riddled with dirt.
Dust over desks and tv
Bed was broken and at a slant.
Carpet are badly stained.
Furniture broken and ripped
I refused to sleep in the room or even stay stay at the hotel, and asked for a refund as I was not going to be staying in there, its been over a week now and not had any issue of a refund so I will be taking this further and onto legal this is not acceptable level of service.
Claire on the reception who I walked around the room and also was taking pictures on all the issue's and totally agreed with the on condition of the room,
My recommendation is check the room it you are staying here before you pay!! When I see the reviews left by other reviewers I am not the only one so there is a pattern in regards to this hotel.

Used this hotel when going to a night game at Turf Moor. (Burnley). Great location. Comfortable bed. Great shower. Clean throughout. Ideal.
Found this hotel by chance by doing a search online of available hotels in the area. Loved the old fashioned charm of the maze of corridors and going up and down steps. Reception staff were very helpful when asked where to go in the area. On the cons. The TV remote did not work, and they tried spare batteries but that did not help so had to use the buttons on the side. There is a garden that backed onto out room and they kept chickens and a cockerels and every morning it started crowing long before it got light. It was so loud that I could hear it even when all the windows were shut.
Nice staff
The window lock was broken and would close, the bathroom door was rotten on the bottom and dirty, hair on the bathroom floor. The chair in the room was peeling, the bunk beds were uncomfortable and noisy and in the pool the safety rail was only held on with one bracket in the middle
This hotel is so beautiful and so full of character. We love the leisure suit although some small repairs would be beneficial. We stayed in a pet friendly room that had a nice bathroom, excellent shower and it was very clean. I’ve stayed here 3 times now as always the staff were friendly, helpful and generally lovely. My only negative comment is about the food! I don’t know if the new owners are anti fruit and vegetables but the best there seemed to be was tinned mushy peas! There were lots of things on the menu not available and the menu wasn’t the best to start with. The food was basically like stuff I shove in the oven for the kids when I can’t be bothered to cook! In addition to which the continual breakfast has gone and there is no longer tomatoes and mushrooms served with the breakfast!
As it is at the moment I wouldn’t book with food included I’d nip to one of the near by takeaways.
