My room overlooking lane and a little noisy from below re people partying!! Either in hotel or restaurant .
The hotel location and surroundings.
The hotel’s building and location were satisfactory, and the room itself was clean. However, I experienced several issues during my stay.
I had informed the hotel in advance—through my booking—about my early check‑in request. Upon arrival, the reception staff were noticeably rude and impolite in their responses. There was no empathy shown, nor were any alternative solutions or gestures of courtesy offered. I waited in the lobby for approximately three hours before receiving my room.
The rooms are not soundproof. During the night, I could clearly hear a guest having a loud phone argument. I stayed for three days, and on the second day, the water supply was disconnected for about four hours. When it returned, the water had an unusually white color.
On my final day, I requested a late checkout, which was not accommodated. Instead, I was offered an additional charge of $25 per hour at the standard rate.
Overall, I cannot recommend this property, and this will be my first and last stay with Oak Suites.
Location was perfect, close to train station and tram stops and food options nearby. Dishwasher and full fridge in room, spacious.
No easy way to get into the lifts with a pram or wheelchair as you had to go to front desk to get through a locked door after hours, or climb two sets of stairs. Ensuite was tiny and water leaked out from the shower if the door was open, and no exhaust fan so room fogged up when you shut the door. Water was shut off for two nights so no toilet or shower usage was a pain. Also there was no window in the room so you couldn’t see the weather outside, but I guess Melbourne weather you just have to wear layers anyway 😂

Unfortunately maintenance was being done late at night in the hallway outside my room ha d to move rooms on the 2nd night of maintenance
