Categories

Cleanliness
6.2
Multiple reviews report poor cleanliness: rooms described as very dirty, dusty, ants in rooms, mosquitos, and customers noting pavimento/ surfaces unclean. Several guests explicitly complain about dust and dirt, so cleanliness is below average.
Service
8.8
Service is generally praised ("Wonderful staff", "Very helpful", "Personal atento", "cortesia personale"), though there are isolated negative experiences at check-in and with breakfast staff. Overall staff helpfulness and attentiveness justify a strong score.
Location
9.2
Location repeatedly mentioned as a strength (walking distance to centre, 5 minutes to historic centre, convenient for Mugello circuit, parking access). Very consistently positive in reviews.
Room Quality
7.6
Rooms are often described as large and with comfortable beds, but issues include noisy AC/fridge, old structure, uncomfortable sofa beds, awkward showers and some musty smells—mixed quality overall.
Amenities
8.7
Amenities such as parking (including underground/exterior, motorcycle garage), EV charging, fridge and blackout shutters are praised; some drawbacks noted (restaurant closed weekends, occasional dust). Overall amenities are strong.
Value for Money
7.5
Mixed signals: some guests mention good "value for money" while others feel the price did not match a dirty or outdated room. Overall somewhat below target due to price/quality complaints.
Food and Beverage
7.9
Breakfast is described as good and varied by several guests, but there are incidents of poor communication about inclusion and a closed restaurant on weekends; generally acceptable but inconsistent.
Overall Experience
8.9
Overall experience trends positive: many guests praise staff, location, room size/comfort and parking, though cleanliness issues and some service/communication hiccups lower some stays. Net sentiment leans positive, supporting a stronger overall score.

Pleasant, clean, convenient
Pros:

Wonderful staff. Very helpful and the room was clean and comfortable.

Cons:

Room requires the key card to power the ac so if you are gone awhile your room will take a while to cool back down. Not a big deal though.
